HDC was represented by its chairman Datuk Dr Abang Abdul Rauf Abang Zen, while Datuk Mohamad Yusoff Ghazali acted on JPN&amp;rsquo;s behalf.&lt;br /&gt;&lt;br /&gt;As a result, the Housing Development Corporation is now in-charge of the project&amp;rsquo;s maintenance and collection of rental fees.&lt;br /&gt;&lt;br /&gt;Situated at Block 37, Kemena Land District in Bintulu, PPR Bandaria Park is one of the public housing schemes for rent in Sarawak. It was built by JPN and was funded by the federal government.&lt;br /&gt;&lt;br /&gt;Its main objective is to serve as a resettlement area for squatters and as temporary homes for low-income families in Bintulu. The leasing scheme gives priority to qualified squatters, and charge a monthly rent of RM150.&lt;br /&gt;&lt;br /&gt;Overall, PPR Bandaria Park encompasses 1,000 flats, including 10 OKU units. 			<title>Syabas implements water emergency plan</title>

Syabas was only able to repair three of the pumps at 12.30am, while the fourth was repaired on Sunday.&lt;br /&gt;&lt;br /&gt;However, the water levels are still low. Nonetheless, Syabas public relations officer Priscilla Alfred said water pressure is building up again. She added that all pumps are working, but they are still closely checking the situation.&lt;br /&gt;&lt;br /&gt;Areas affected in Gombak district include Taman Sri Baru, Kampung Muhibah, Lembah Jaya Utara, Desa Lembah Permai, Kampung Tasek Permai, Kampung Tasik Tambahan and Kampung Ampang Campuran.&lt;br /&gt;&lt;br /&gt;Over at Kuala Lumpur, the areas affected were Taman Shamelin, Jalan Ikan Emas, Jalan Yaakob Latif and Bandar Seri Permaisuri&lt;br /&gt;&lt;br /&gt;&amp;ldquo;This includes the five-storey flats in Desa Pandan, Taman Dagang and Taman Nirwana that are receiving water straight from the Wangsa Maju pump house,&amp;rdquo; noted Alfred.&lt;br /&gt;&lt;br /&gt;To solve the problem, Syabas is presently monitoring the water levels at the ponds.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;Our reserve margins are less than one percent and diverting water from elsewhere could result in other areas facing supply disruption,&amp;rdquo; she said, adding that the safe level for the reserves is between 10 percent and 20 percent.&lt;br /&gt;&lt;br /&gt;Moreover, 10 tankers are on standby and will be dispatched to the affected areas if needed. Since it has been classified as Class 4, the land cannot be occupied and no development will be allowed,&amp;rdquo; said Mayor Datin Paduka Alinah Ahmad.&lt;br /&gt;&lt;br /&gt;The council will also submit the proposal for the acquisition of said plots to the Selangor Economic Action Council. However, MBPJ&amp;rsquo;s move will affect landowners and market speculators who had hoped to see land value to increase significantly due to the shortage of land in Petaling Jaya.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;MBPJ is left with not much option but to take drastic action. Based on the soil erosion, the plots affected are off Jalan 5/60, Jalan 5/64 and Jalan 5/66,&amp;rdquo; explained Alinah, adding that the council had engaged soil experts to identify erosion-prone areas that are dangerous.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;We have informed the residents of Fraser Towers not to park their cars at the foot of the slopes. Recently, a boulder rolled down and hit a parked car while in another incident, mud and vegetation rolled down the slope and hit a car being driven along Jalan 5/60,&amp;rdquo; said Alinah.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;Inspection by geotechnical engineers, who can recognise impending slope failure, is being carried out. As an immediate short-term measure, a gabion wall is being built. Thus, the public should exercise safety measures to safeguard lives and property.&lt;br /&gt;&lt;br /&gt;According to Mayor Datuk Seri Ahmad Phesal Talib, contractors and city officials will also be on alert to avert any mishaps, while the Public Works Institute of Malaysia (IKRAM) has been instructed to evaluate slope stability in landslip prone areas in Kuala Lumpur.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;We have identified high-risk areas such as Federal Hill, Kampung Attap, Langgak Tunku and several areas in Cheras with hilly terrains,&amp;rdquo; said Ahmad Phesal, adding that they would be observing hilly terrains susceptible to landslides.&lt;br /&gt;&lt;br /&gt;Moreover, DBKL has deployed personnel from its Landscape and Recreation Department to monitor places with big old trees, as these could fall or become uprooted by strong winds and heavy rain.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;Rainfall was recorded at 147mm in many areas and that is a very high reading,&amp;rdquo; he said, adding that five areas were greatly affected including a parking lot in Jalan Ampang, where nine automobiles were damaged by a landslide.&lt;br /&gt;&lt;br /&gt;Other areas affected include Jalan Kasah, Medan Damansara, Jalan Mahameru, Jalan Sultan Salahuddin and Taman Shanghai in Jalan Kelang Lama.&lt;br /&gt;&lt;br /&gt;Meanwhile, the Malaysian Meteorological Department announced that Klang Valley would witness thunderstorms in the evenings until the end of the month. Criteria to be assessed include installation of green features such as rainwater harvesters and solar-powered lights. In fact, there was already overcrowding even before the MRT project started.&lt;br /&gt;&lt;br /&gt;Meanwhile, Amir noted that the sub-structure works are still underway and will likely be completed by February next year.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;Along with this, the construction of superstructure (segmental box girders) will begin this September and once this is completed, some of the roads will return to normal. Sited on 80-acre land, the project comprises houses with a built up area of 850 sq ft. The units also come with three bedrooms, a dining area, a living hall and bathroom.&lt;br /&gt;&lt;br /&gt;Moreover, Wyndham has also developed its own trademarked composite material which can greatly speed up the construction of houses. By using the composite material, dubbed as 'MY Wall', Wyndham was able to build five houses within a week.&lt;br /&gt;&lt;br /&gt;Moreover, the material can be utilised to build houses without bricks, cement and steel. It can also be used in floating systems, industrial applications and disaster-proof construction. With this material, the RM16 million Kampung Semop project can be completed within just 45 days.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;The technology is expected to set the pace for a radically new housing concept with the world&amp;rsquo;s fastest energy-saving composite construction material based on fibre-reinforced polymers,&amp;rdquo; he explained.&lt;br /&gt;&lt;br /&gt;Furthermore, the firm also recently won a project to build 300 houses for mine workers at the Megapur gold mine in Seri Jaya. We took four months to complete it with a built-up area of 2,600 sq ft. It set the benchmark for all our up-coming container projects. There are a few more projects in the pipeline such as flying cabins, teachers&amp;rsquo; quarters, sports halls, box hotels and individual bungalows.&amp;rdquo;&lt;br /&gt;&lt;br /&gt;One of the advantages of container homes is its short building period which significantly reduces construction cost. These units are also modular in nature, hence they can easily be renovated if there is a need.&lt;br /&gt;&lt;br /&gt;While their steel composition makes them durable, they also make the houses a good heat conductor &amp;mdash; meaning they can easily get hot in the summer or during sunny days. As such, they require good insulation to reduce heat transmission.&lt;br /&gt;&lt;br /&gt;In addition, renovating these units requires skilled welders, which are sometimes hard to find locally.&lt;br /&gt;&lt;br /&gt;Nonetheless, transforming shipping containers into green homes or even offices and shopping malls are catching on across the globe due to its huge benefits. 			<description>PropertyGuru.com.my: &lt;p&gt;By &lt;a href=&quot;https://plus.google.com/u/0/104225638062784646148/posts&quot; target=&quot;_blank&quot;&gt;Farah Wahida&lt;/a&gt;:&lt;br /&gt;&lt;br /&gt;Before signing a letter for vacant possession of a property, home buyers should read the fine print, especially in cases wherein a developer refuses to hand over the keys of a property unless a letter is signed, according to the National House Buyers Association (HBA).&lt;br /&gt;&lt;br /&gt;&amp;ldquo;What house buyers must know is that this letter for collection of keys should contain nothing more than an acknowledgement by the buyer that he has collected the keys and a confirmation as to how many sets of keys are given,&amp;rdquo; said Chang Kim Loong Honorary Secretary-General of HBA and councillor at the Subang Jaya Municipal Council.&lt;br /&gt;&lt;br /&gt;As such, the letter must not contain any terms or conditions stipulating that the buyer has waived certain rights, benefits and entitlement under the sale and purchase agreement (SPA), or that the buyer forfeits any claim whatsoever against the developer.&lt;br /&gt;&lt;br /&gt;This is because unscrupulous developers used this letter to escape paying liquidated ascertained damages (LAD) to home buyers affected by a project&amp;rsquo;s late completion. LAD is 10 percent per annum of the purchase price, depending on the period of delay.&lt;br /&gt;&lt;br /&gt;But what can home buyers do if the letter contains a waiver, and they are forced to sign it so that they can get the keys, asked Chang.&lt;br /&gt;&lt;br /&gt;&amp;ldquo;Sign &amp;lsquo;Under Protest&amp;rsquo; is one way. The house buyer can write a note on the letter that he does not agree to waive LAD, or that he does not agree to waive his rights, or that it is &amp;lsquo;Without Prejudice&amp;rsquo; to his/her rights under the SPA.
