Kota Masai is a freehold mixed development located at Pasir Gudang, Johor. The mixed development consists of residential, commercial and industrial building. This project was developed by this developer name Focal Aims Holdings Bhd which now have renamed as Eco World Development Group Berhad. Eco World Development is a public listed Malaysian company involved mainly in property development. Focal Aims Holdings (the developers) has more than 30 years of experience with developing properties and aspires to be one of the leading developers in Malaysia. Also, the group has previous experience with developing townships most notable of which is the Saujana O-Lot sited in Klang Valley which is a gated and guarded low density development with an emphasis on exclusivity, nature and an innovative lifestyle concept. Kota Masai is an integrated townshio development that feature modern lifestyle concept in a rapidly developing environment. The residents can have a dream living place with the comfortable and well equipped home or commercial spaces. Kota Masai is segregated into several sections which are named after fruits. There are a total of 20 sections, which are named Jalan Durian, Rambutan, Betik, Limau, Manggis, Ciku, Nangka, Rambal, Kuini, Mangga, Cermai, Delima, Duku, Belimbing, Jambu, Nenas, Bacang, Duku, Cempedak and Tembikai. The location of Kota Masai was previously an oil palm estate that was developed into this modern integrated township that we see today with more than 75,000 residents living within. Also, occupancy rate for the region is upwards of 90%. The entire project’s value is estimated to be at close to RM3 billion. Besides that, the developer’s company was also the target of a takeover attempt by EcoWorld in October 2013. However ,it was not successful as the offer price was too low, at merely RM1.40 per share whereas it was trading at RM2.10 on the stock market. They were targeted presumable for their land banks sited in the investing hotspot of Iskandar. This residential are located close to many conveniences of Johor. Kota Masai offers easy accessibility to amenities such as recereational park, hospital, school and shopping places. The amenities available in this area are Eco Business park, Tesco, Hospital Penawar, KPJ Pasir Gudang Specialist, MBJPG, Banks, Library and major eateries are only available in Pasir Gudang. Therefore, Kota Masai is an integrated township a lot of amenities are readily available without requiring residents to leave the area. However, Kota Masai is over 2,000 acres thus one has to travel quite a bit to reach some amenities. Despite there being a commercial area nearby, banks and major eateries are only availabele in Pasir Gudang. Also, the nearest hospital in Pasir Gudang is Hospital Penawar. Then, schools nearby include SK Kota Masai, SMK Pasir Putih, SMK Kota Masai, and SRJKT Pasir Gudang. Accessibility to Kota Masai is excellent as it is nearby to several highways, including the Eastern Dispersal Link (EDL), the LPP Coastal Highway, the North South Expressway (PLUS) and the Pasir Gudang Highway. Focal Aims has a 2,500-acre (1,000ha) mixed township development in Kota Masai within the super-hot Iskandar development region in Johor and a small high-end project called Saujana 0-Lot along the Federal Highway close to Saujana Golf & Country Resort in Selangor.
