The Robertson is the latest among the upscale residences that have sprouted in the neighborhood of Pudu. The property is an integrated development of the kind commonly found in the real estate market nowadays consisting of residential suites, 3-storey shop lots and a commercial retail mall. The project is the brainchild of Gamuda Land, a developer known for its holistic lifestyle developments. Gamuda Land developments strictly adhere to CIDB’s (Construction Industry Development Board) Construction Quality Assessment System (CONQUAS) standards. In fact, Gamuda Land was one of the first developers in Malaysia to adopt the system into their building practices and also scored the highest rating in CONQUAS. So future residents can expect The Robertson was built with the highest construction quality possible. Aside from that, The Robertson has been certified with a Provisional Gold Certification under the Green Building Index (GBI). The epitome of green living, the residence is built to maximize natural lighting and ventilation, boasts rainwater harvesting system, abundant recycling disposal facilities, eco-friendly waste-management systems, and efficient energy management practices. While the location The Robertson is not exactly reflective of its elegance, it doesn’t take away the fact that Pudu is a prime residential location. For those wondering who the Robertsons were and what they did to warrant having their name on a ritzy residence, will unfortunately have to find oneself disheartened to find out that the apartment was named after a road that is nearby the residence. While the residence is actually situated in Jalan Pudu, Jalan Robertson is a small lane that branches out of it, and coincidentally faces the residence. Previously, Pudu was famously known for its Hentian Puduraya, the main bus terminal in Kuala Lumpur; however, after extensive upgrades to include a hotel, bank and food chains, the terminal has been re-named to Pudu Sentral and will now operate as the city bus terminal. It also houses a ticketing counter for buses to Genting. In addition to that, Pudu also has several LRT stations at Plaza Rakyat, Masjid Jamek, and Pasar Seni along with the Monorail station Jalan Imbi. The multiple public transport avenues available assuringly put Suria KLCC and Pavillion a few minutes away and Berjaya Times Square just around the corner. Additional MRT Line 2 stations are also expected to be built soon. Public transportation convenience aside, a number of distinguished schools also call Pudu home namely SK Bukit Nenas Girls School, SK Stella Maris and Victoria Institution. For history buffs, you will be happy to know that Pudu proudly houses a smattering of vintage buildings that add heritage value to the town. While waxing lyrical about a residence may add character to it, only the facilities of a residence is capable of showing its true color. In this sense, The Robertson does not disappoint as the developers have pulled all the stops in ensuring the best with four floors in total attributed to contain facilities. Level 6 notably holds a chess garden, infinity pool, theater room, an indoor and outdoor gym as well as a music room. Level 7 holds a dance & yoga studio, a snooker room and a private putting ground among others. The rooftop levels 42 and 46 of Apartment Tower 2 and 3 respectively, hold a yoga deck, leisure pool, Jacuzzi, sauna, sky garden and barbeque deck. The entire development takes up 3 acres of land, with one 10 storey retail outlet, and two residential towers 2 and 3. Tower 2 holds 42 storeys and Tower 3 holds 46 storeys. The total residential units come up to 800 units. A sum of 10 layouts is available ranging from 537 sq ft to 807 sq ft. The smallest unit holds 1 bedroom and 1 bathroom while the largest holds 2 bedrooms and 2 bathrooms. The residential will be wound tight with a 3-tier security system holding fort and no access point allowable from the commercial area to the residence. An interesting choice the developer offers in contrast to others would be that all units are fully customizable in terms of interior furnishing based on the buyer’s budgetary preferences. The units are listed between RM 700,000 to RM 1.2 million in the housing market currently. The price per sq ft is RM 1450 and the maintenance fee is RM 0.50 per sq ft. The prime location and the myriad of facilities available contribute to the exorbitant price tag, but the fact remains that the property is of immense value with rental yield for smaller units starting at RM 3000 and bigger units up to RM 5000. The freehold serviced apartment is expected to be completed in June 2018. The award winning Gamuda Land has another similar project that has received similar rave reviews in HighPark Suites, Kelana Jaya.
