The thing about MRCB is that they always produce top quality development or infrastructure works, whether they are office towers, road works, colleges, hospitals or even power plants. If you ever visit KL Sentral, then you will know what I’m talking about. And since they are holding several big projects such as Kwasa Sentral, Cyberjaya City Centre and Penang Sental in their hands, we can only expect more big things to come from them in the future. So, worry not, as 3Residences is going to be a very exciting and classy project when it finally launches later.

First things first, there had been no further news about the project since it was first announced in 2014. But from the picture above, you can clearly see that the development site has been cleared and fenced up, probably due for an impending construction work.
Right now, what we do have are some bits and pieces of information about the project. Like its alphanumeric name, 3Residences; it might actually be influenced by its 3 blocks of residential towers. Or, perhaps, it just blends well with its surrounding neighbourhood, a.k.a 2Kajang. Don’t you agree? Whatever the reason is, you should know that the 3 blocks are ascending with Block A (151 units) being the shortest, followed by Block B (188 units) and Block C (227 units). For the total density, it is just right for a city development, considering that the total land area is at roughly 4.07 acres.
Now, in terms of facilities, there are quite a handful of goodies provided for this rather affordable serviced apartment. From an infinity swimming pool and wading pool to a floating gymnasium, multipurpose hall and kindergarten, the facilities do not seem to fall short of top class and quality. In fact, a BBQ and reflexology area is included as well, along with a basketball court, lounge, reading room, AV room, surau and kindergarten. If you ask me, I think MRCB is being quite generous with its offerings for this project and that’s great news!
As for the interiors, the above illustrations were taken from Year 2014. So, there might be some changes to the existing plans and designs. But judging from the looks of things, it seems like there will be a combination of timber and porcelain tiles for the flooring and partial furnishings for the unit.
We can also safely assume that an audio intercom system connected to the guardhouse will be installed for the unit. This is on top of an already well packed security system that features 24-hour security patrol guards, CCTV cameras and smart touch access system at the lift lobby area. As for the other offerings, we probably have to be patient to find out more about them.
While I do hope to provide more information about the floor plans at this point of writing, sadly, I can’t. What I can reveal though, is that the units will possess a built up area of between 856 sq ft and 1,251 sq ft and they will come with 2 to 3 bedrooms and bathrooms. For the larger units, an additional carpark will also be provided. However, nothing has been finalized yet and we might even see some new changes when it relaunches later.
Sate Kajang anyone? Yes, 3Residences might be located in Kajang, but it is not situated exactly within the town area. Actually, it resides next to the new integrated township called Kajang 2. Kajang 2 is a self-sustaining township developed by MKH Berhad that is surrounded by various amenities such as Chinese schools, international schools, shopping malls and a new KTM commuter station.
Here, you can find several prominent higher learning institutions such as UKM, UPM, Uniten, MMU and University of Nottingham Malaysia within close proximity. Shopping malls are also aplenty, with the likes of Metro Point Complex, Ostia Kajang Complex, Mydin Mall and IOI City Mall just minutes away. Of course, while you are in town, you should also check out the Haji Samuri Sate Restaurant to have a taste of its famous sate. Like they say, it’s finger licking good!
Now, getting to this place is relatively easy. The town itself is connected to a number of major highways such as SILK Highway, North-South Expressway, LDP and Cheras-Kajang Highway. There is even a new Kajang MRT Station (Sungai-Buloh- Kajang line) being built near the existing KTM station that will be linked via a new pedestrian bridge in the future. So, if you are coming from the north or other parts of Klang Valley, travelling to the town should not be a problem.
The only problem though, is when you finally arrive at the site. You see, its immediate neighbourhood is still pretty underwhelming and unexciting. The aged terrace houses and unsightly landscapes really put a damper on this otherwise peaceful and tranquil community. The shop lots nearby the construction site are a major let-down too, as they only feature micro-small scale businesses. Nonetheless, Taman Kajang Utama is expected to enjoy a spill-over effect from Kajang 2 when it is fully developed. So, until then, you’ll probably have to wait a little longer to see any major improvements to the vicinity.

The property market is surely heating up in Kajang. Where once this place did not receive that much love and attention, it certainly does right now. Whether it is SoHos, SoFos, condominiums or serviced apartments, you have ample of high rise residential developments to choose from in this town. Great news, right?
Wait, there’s even better; 3Residences is also going to be one of the cheapest residential projects around. At just roughly RM400 psf, this project is going to be a real steal. Considering that it may offer early bird discounts and free SPA legal fees as well, I don’t think there’s much more you could ask for.
Honestly, it’s pretty difficult to find a cheap and classy place to stay nowadays. There might be a few lying here and there, but they often lack modern amenities and infrastructures. Yes, while the same could be said about 3Residences, it is not just your average Joe project; it has MRCB as its developer. You see, MRCB has always delivered premium quality and very satisfactory developments for their buyers.
So, there is no reason to doubt their capabilities, considering that they have 9Seputeh, KL Sentral and the upcoming Kwasa Damansara Township under their belt. In fact, Kajang is rapidly growing into a vibrant and modern city as well. So, if you trust their brand name and the future potential of this site, then this affordable luxury may just be the bargain you are looking for.
