Modern residences are the heartland of Gerbang Nusajaya, a creatively designed township with a motorsports hub and a spectacular tech park underway on a 500-acre mixed-use development site. The ambitious project is set to become a prominent gateway to Iskandar Puteri in the Straits of Johor, within easy reach of the expressway leading into neighbouring Singapore.

The 25-year project masterplan, which includes the Aspira LakeHomes residential development by UEM Sunrise Berhad, achieved Highly Commended for Best Township Development (Iskandar) at the 6th annual PropertyGuru Asia Property Awards (Malaysia) in April 2019. Renowned architects collaborating with the leading Malaysian developers who boast a global reach are award-winning Ramboll Studio Dreiseitl (formerly Arkitek Selama): bringing a spatial awareness to the project with a water-feature design focus within the landscape architecture. Meanwhile, UNP Design are focused on interior design elements, with Tropic Design overseeing the landscaping.
With expectations to provide homes to around 220,000 and create job opportunities on a green plot of more than 73 acres, Gerbang Nusajaya is set to become an important economic and business driver for the region.
Aspira LakeHomes redefine terraced housing with 366 spacious and contemporary freehold homes, each with four bedrooms and either three or four bathrooms, as well as private gardens and balconies. The average unit size is an impressive 2,153 square feet. A low-density build, with just eight units per acre, Aspira LakeHomes is developed around a seven-acre lake and surrounded by conservation land, with a focus on encouraging healthy lifestyles inspired by natural beauty.
The nostalgia of creating a safe environment where youngsters can freely play outdoors is inherent in the philosophy of the gated development. Add-on design elements are focused on residents being able to easily walk and cycle around the neighbourhood.
The purposeful overall design is based around the concept of creating passive and active zones with a community clubhouse, linear park, and recreational facilities including a gym, sauna and tennis court. Adding to the township will be an F&B centre, transportation hub, and a hospitality, retail and entertainment park.
Nusajaya Tech Park is a prime industrial site with landscaping that ties in with an eco-design ethos and has attracted green landscape design awards. Meanwhile, FastrackCity is destined to be a major motorsports destination in Asia, with a fully integrated racetrack built to FIA Grade 1 and FIM Grade A standards, plus lifestyle and racing facilities as well as a site for auto industry businesses.
Other developments include residential projects, event venues, and offices surrounding a central plaza. Gerbang Nusajaya CBD is designed with walkability and ease of getting around in mind, with offices, hotels, MICE facilities, and retail outlets as well as schools, a health centre, and residences in the plans.
