Albury is only the beginning of what is to emerge at Mahkota Hills township development, which has been estimated to continue to be developed in subsequent phases. The next phase will include Albury 2, a double-storey terrace houses development that will be adjacent to 30 retail shop units.

Albury is a phase 1 landed development in the 1,800-acre Mahkota Hills township development. Albury is the name for single-storey terrace homes offering only one type, called a Type D. Type D comes with a standard built up size of 1,223 square feet, a lot size measuring 20′ x 70′, and will feature 3 bedrooms and 2 bathrooms.

The only variation in these Type D home is that it’s divided into intermediate units, end lots and corner units. The interesting aspect of the corner unit is that it comes with an extra lawn measuring up to 20 feet. Each home also comes with a car porch that accommodates up to 2 cars, individual fencing and a backyard. The fencing will include chain-link fencing at the back, brick fencing, and brickwall fencing with grill. Although unfurnished, these homes come with fully-fitted tiles, auto gate point, and internet fibre-optic point.

The designs and overall layout of these homes are similar to the linked houses you see in truly conventional developments. An intermediate unit does not have an extra lawn but it has a landscaping corner next to the car porch for you to furnish the area with potted plants. The layout of the house is very straightforward in that living, dining and kitchen are all on one side and bedrooms on the other.

If you don’t mind travelling quite a distance to the city and the fact of having a home in Negeri Sembilan, Albury stands out in its own right as a decently-sized and reasonably-priced landed property.

If you are to purchase a home here, you’ll get ample access into all the facilities in the clubhouse for free. In the first 2 years, the developer will borne 50 percent of the security fee. After that, residents of Albury are given free reign as to whether they would like to extend this membership or not.

Since Mahkota Hills will be gated and guarded, a security fee to the guardhouse is applicable.

Mahkota Hills sits deep inside vast forest expanse of what were formerly palm oil and rubber estates. This township development (at this point in writing), is only one development, among various other developments that are taking place around Semenyih. Much remains to be developed and is still developing. One of the closest and well-beaten path to reach this development would be a toll-free Jalan Semenyih, where much of the concentration of traffic and business activities are taking place. Whilst driving on this road, you’ll witness new developments versus vast undeveloped land, as well as undisturbed local villages, industrial parks, and local schools. To reach the main entry way to Mahkota Hills from the main road of Jalan Semenyih takes 25 minutes under normal traffic conditions.

If the place name of Mahkota Hills does not ring a bell then most likely Bandar Akademia do. Mahkota Hills was Bandar Akademia until the developer renamed it otherwise. The fact is that one can easily assume that this place is a part of Semenyih as the Albury clubhouse is only 4 km away from the Selangor-Negeri Sembilan border.

The fact that Mahkota Hills remains largely remains a site in progress can be seen through such sizable adjacent developments as Setia EcoHill 2 by SP Setia and Eco Majestic by EcoWorld. Next to Eco Majestic is Setia EcoHill. The undeveloped areas are various estate lands and golf courses, while already developed and standing are Bandar Tasik Kesuma and Taman Pelangi Semenyih.

Bandar Tasik Kesume is nearby

Due to a heavy traffic concentration on Jalan Semenyih with intermitten stops at the traffic lights, developers with developments in the vicinity are planning to inject three new link roads into their respective developments. There will be an interchange road to divert traffic to and from the LEKAS Highway. Future residents of Mahkota Hills will get to travel on an alternative road straight from Mahkota Hills to Jalan Semenyih and vice versa. A third proposed link will be another extension to LEKAS Highway near the Semenyih Interchange. The lands on the opposite side of the LEKAS highway, in Bangi, so to speak, are predominantly golf clubs and industrial parks.

Apart from Jalan Semenyih, other major roads and highways that lead to Mahkota Hills include the LEKAS, SILK, Plus and North-South highways. If you are coming from the direction of Kajang, you’ll have to drive pass Bandar Baru Bangi and Semenyih. You will reach Mahkota Hills once you reach a place called Beranang. If you are heading in this direction from Seremban, Mahkota Hills is located after you pass Mantin. Therefore, Mahkota Hills is sandwiched between the developing towns of Semenyih, Beranang and Mantin.

According to The Star, “The Lekas-Ecohill Link will cut traffic congestion by 50%. The new link will benefit about 52,000 residents of Semenyih, Rinching and the Beranang area in terms of quicker travel between Kajang and Rinching/Beranang by 15 to 30 minutes.” The EcoHill-Semenyih interchange linking to LEKAS is open to traffic. The Eco Majestic Interchange, also linking to LEKAS, is slated to be opened by 2016.

As the total population in Kajang and Semenyih is inching towards the 90,000 mark, most folks who need to travel far and in between these places will welcome the MRT Line 1’s full completion and arrival by the third quarter of 2017. In Kajang town itself, there will be 2 stations. The first is called Stadium Kajang station and the other Kajang station. One of these stations is located at the KTM Commuter station (located 1 km from Kajang town). A third station, called Sungai Kantan station, will be located near Saujana Impian, a residential township that is 2-km away from Kajang town.

Educational institutions that are located within a 20-kilometre radius to Albury 1 development include The University of Nottingham, Tenby International School, and MARA Japan Industrial Institute (MJII). Should you wish to travel farther than that, there’s also International Islamic University College Selangor (or KUIS), Infrastructure University Kuala Lumpur (IUKL), Rafflesia International & Private Schools, and Tanarata International School, Kajang.

Tesco Semenyih sits near Semenyih Business Park. Other shopping choices include Econsave and Billion Kajang. The nearest medical institution is Kajang Hospital near Metro Point, Plaza Metro Kajang, and the Kajang Police Station. All these places are located less than 25 to 30 kilometres away.

What makes Albury stand out is that it is developed by a reputable developer with a sound track record of not only delivering projects on time, but of which evoke excellent workmanship as well. UMLand usually starts building even before they begin to sell. This point makes Albury at Mahkota Hills worth considering.
