As mentioned earlier, Ceria Condominium lies within the development of Ceria Residences.  With only 150 landed units and 350 condominium units, it aims to be a low density private residential development designed for a practical, healthy and comfortable living in the techno centric city of Cyberjaya. In fact, it also seeks to appeal to young professionals working at Cyberjaya and trendy urbanites desiring modern accommodations.

In Ceria Condominium, buyers will have a choice of selecting between different exclusive spaces comprising of semi-detached or bungalow floor layouts. With a low density development in mind, each of the two blocks comes with only 10 units on every floor and a total of 3 lifts in every block.

The lobby is designed to be open-ended, which provides excellent ventilation and natural lighting to the area. It also allows residents to enjoy a more comfortable and refreshing living experience. Meanwhile, the corner units (Type B & C) feature the dual key concept, where it is attached to a studio unit. There are separate entrances to the main and studio unit with an intermediate door, to offer an ease of access between both sections and uncompromising privacy when required.

There are no short of features and facilities in Ceria. Having a swimming pool or wading pool is pretty much the standard for any property declared as a condominium. Other offerings include a gymnasium, room for kindergarten, surau, a sports hall with two badminton courts, a children’s playground and a recreational park.

In terms of safety, there are security and CCTV systems in place with a vehicle card access system. Residents will also have access to the clubhouse called the Anjung Ceria, which is shared with the tenants of Ceria Residences.

Residents also need not worry about internet connectivity as each of the units are broadband ready at competitive prices. In terms of parking space, Type A and Type B units come with two free covered parking lots whereas Type C units have three.

Inside, the homes present clean and lively aesthetics. Their simplistic designs also provide a very practical and flexible place to live in. The main hall may appear narrower though, as it is partly apportioned to improve the size of the bedrooms and create an additional space for the studio unit (dual keys only). Sadly, no furnishings will be provided, except for 4 units of air conditioners for Type A and 6 units for Type B & C. Nonetheless, it presents a good opportunity for buyers to renovate their units as they please.

As each floor is built with a total of 10 units, there will be 6 outer units of Type A and 2 corner units of Type B and Type C respectively at each end. The corner lots are the larger units with dual key concept, and part of them is a studio unit with its own entrance.

The studio unit also links both units together and comes fully equipped with a bathroom and mini kitchen. This concept is especially ideal for buyers who have extended families or elderly parents staying with them but wish to have their privacy and a close but separated living from them. This concept also allows residents to own two units at once, with an option to rent out the studio unit if the space is not being utilised.

For pleasure and leisure activities, you can find shopping malls such as Gem-In Mall, Centrus Mall @ CBD Perdana 3 and D’Pulze Shopping Centre. They might be far from being comparable to the likes of One Utama or Mid Valley, but they are good enough to serve the local population’s needs and demands. Besides, there are also many great commercial spots to visit such as Shaftsbury Square, Neo Cyber and Glomac Cyberjaya. Phase 1 of Ceria Condominium, Ceria Residences, consists entirely of landed homes. They have already been sold out, but Phase 2, Ceria Condominium is still available for sale albeit with limited units. They are priced roughly at RM550 psf, and is more affordable than most of the newly launched residential developments in the city.

Maintenance fees will be quite low as well at just RM0.22 psf, while there will be a minimum of 2 carpark bays for each unit. The best part about the project though, is that it is being developed under a residential land title. Meaning, buyers will get to spend less money on their utility bills and save more on their maintenance fees.
