Now, if we take a closer look at the construction site, I would say it is nowhere near completion. Slated to be completed in 2018, nevertheless, there will be 6 different types of development comprising of SoVos, Retail Shops and Serviced Residences.

Looking at its retail shops and the illustration above, the first thing you would think of is Nu Sentral in KL Sentral. That’s probably what Mahsing have in mind with D’sara Sentral, as they attempt to replicate MRCB’s concepts and ideas.

Within this luxurious commercial centre, there will be roughly 105 units of retail shops connecting Dsara to the MRT station, where you will get to enjoy a modern shopping environment in an alfresco dining setting. Besides, you should also expect only the best quality retailers positioned here as the retail spaces are not that cheap.

At an entry price of RM1,500 psf for the ground floor and RM1,100 psf for the first floor, not many of us will be able to afford to own this piece of luxury. Nonetheless, regardless if you are planning to be a shopper or a retailer, you will definitely find this contemporary shopping experience a chance too good to be missed.

The SoVo suites will come in 3 major layouts and they are Type A & A1, Type B & B1 and Type C & C1. The Type A(s) are the smallest units with a built up area of 504 sf and a single room, which resemble Type B(s), but the latter are more spacious with a built up area of 756 sf.

Conversely, the largest units would be the Type C(s) lots which include a built up area of 960 sf and an additional carpark, meeting room and a bathroom. For each unit, there will also be a free pantry cabinet with sink & tap, along with shower screens and mirrors.

Interior wise, it has a pretty solid appearance overall. Chic and stylish, Mahsing did a decent job in providing a luxurious living experience at an “affordable” price. Quality tiles are also installed along with a semi-complete furnishing package comprising of a wardrobe, water heater, shower screen, mirror, CleanUp Japan imported kitchen cabinet, hob & hood and a washer cum dryer.

Besides, Mahsing is also generous with their cash rebates and incentives as well by giving away a 9% rebate with a 1% down payment scheme, free 1 year of maintenance fees and some other freebies.

However, at a price of RM700 psf, there are in fact, many other more intricately designed residences than this affordable luxury. Unfortunately, this is the price you have to pay, if you wish to stay this prime estate bearing the title “Damansara”.

For Tower SA 1 & SA 2, there are generally 3 types of layouts – Type A, B and C. Furthermore, each layout is sub-divided into those with lanai or those with balconies.

Type A(s) are the entry level units with a built up area of 809 sf and 2 bedrooms while for Type B(s) & C(s), they both have 3 bedrooms and a built up area of 1,018 sf and 1,136 sf respectively. That being said, those larger units also come with an additional carpark and a free shower screen & mirror for their common bathrooms.

Meanwhile, for the newly launched Tower SB1, it has a slightly more complicated layout. There are a total of 7 different types of designs, featuring both dual key and non-dual key residences. The units without dual key residences are Type A & Aa (840 sf), Type A2 & A2a (773 sf), Type B2a (1,136sf) and Type B4 (1,078 sf). All type As have 2 bedrooms while type Bs have 3 bedrooms.

On the other hand, Type C, D and E are the dual key units. Both type C and D come in 855 sf in size, but unlike Type C, Type D has 2 master bedrooms. Similarly, Type E has 2 master bedrooms as well but it is much larger than Type C or D with its built up area of 1,186 sf. In addition, it also has an extra bedroom and a common living hall/ dining area.

Every unit in Tower SB1 will receive a complimentary kitchen cabinet with sink, hood & hob, appliances, 2-in-1 washer dryer (N/A for Type B & E), air-conditioners (3-4 units), master bedroom wardrobe, shower screen & water heater and common bathroom shower screen & water heater (N/A for Type A2/A2a).

D’sara? Damansara? Sungai Buloh? No matter how you choose to call it, there’s no other better term than to call it home. Located slightly north of Rubber Research Institute Malaysia (RRIM) and Kota Damansara, Kampung Baru Sungai Buloh is the most valuable piece of land just outside of Damansara in Sungai Buloh.

And the reason why this land so highly prized is due to the existence of a reasonably affluent class of people within the catchment area, with an average monthly household income of RM7,500. Not to mention, it is also surrounded by a total of 360,000 residents within a 15 minutes’ drive and 300,000 from passing traffic, along with an estimated amount of 400,000 people riding the MRT commuter on a daily basis.

A bustling but not too densely populated neighbourhood, it is definitely an excellent place to stay if you are looking for a contemporary and fast paced lifestyle.

Getting to this area is also relatively easy and straightforward via several major highways such as the Damansara-Puchong highway (LDP), North-South Expressway (NSE), Sprint highway (SPRINT), Duta-Ulu Kelang Expressway (DUKE), the Guthrie Corridor Expressway (GUTHRIE) and the New Klang Valley Expressway (NKVE).

It would take you probably about 30 minutes’ drive if you are coming from Kuala Lumpur or Kelana Jaya and 10-15 minutes’ drive if you are coming from Kepong or Rawang. So, whether you are from the south or north, you will find D’sara extremely accessible from both directions.

In fact, you can also find numerous places to shop and dine within the surrounding catchments such as The Curve, Tesco Mutiara Damansara, IKEA and 1Utama Shopping Mall. Be warned though, these shopping hotspots are typically jammed packed during weekends and parking spaces are always limited.

Thus, if you are thinking of just replenishing your groceries, I would suggest you to shop elsewhere such as at Econsave Sungai Buloh, Giant Kota Damansara or Aeon Big Kota Damansara. Also, a few minutes’ drive to Sunway Damansara will take you to The Strand Commercial Centre and Sunway Giza Mall.

Along with the newly opened Sunway Nexis and the upcoming Tropicana Gardens, you will find plenty of delicious food to eat and exciting entertainment outlets to explore around there. Several pubs and bars are also located within the area, making it quite a popular hangout place during the night.

Apart from that, there are several medical centres within the vicinity such as Putra Medical Centre, Sungai Buloh Hospital and Tropicana Medical Centre. If you add in Alpha Specialist Centre in Kota Damansara as well, you will find yourself pretty much fully covered from head to toe.

Not to mention, there are also various ongoing developments and construction works around the vicinity, making the already narrow and badly damaged road worse.

While the surrounding neighbourhoods (Kota Damansara & Mutiara Damansara specifically) felt fantabulous, Kampung Sungai Buloh Baru does not. First of all, the roads leading towards Dsara are filled with trucks and lorries moving in and out of the vicinity, causing massive traffic jams. Because of this, they pose a great danger to those who are not driving carefully around the area.

If that doesn’t sound bad enough, wait till you come across the Dsara Sentral construction area. The entire site is surrounded by factories and warehouses, which would have explained why there were an absurd amount of heavy vehicles in the first place.

All and on, you really have to think deep and hard whether this place will be your cup of tea. Apart from some retail shops along seksyen U19, there’s really nothing else installed for you here. Maybe Dsara’s very own commercial centre would be the answer?

At RM700 psf, does Dsara really worth that much at the moment? Initially aimed to serve the middle to middle-upper class segment, it feels like a rather premium project right now with its hefty price tag. Besides, it is also located deep within a factory cum commercial centre with badly maintained roads and heavy traffic conditions.

And if you include SqWhere and the 2,330 acres township of Kwasa Damansara into the mix as well, the opportunity to live around the Sungai Buloh area will be more than suffice for the next couple of years. Thus, this leads us to the big question again; will the current inflated price tag be able to justify its future potential?

The answer is undoubtedly yes, due to its strategic location and excellent accessibility, but whether it would take 1 or 5 years for D’sara to appreciate in value, only time will tell.

Final Analysis

Neither too premium nor it is too inferior; D’sara Sentral appeals perfectly to those who are sitting within the middle-middle upper income bracket. What’s more, it has a stylish façade and armed with over 50 different types of facilities and amenities.

So, whether you are looking for a flexible office, a family house or just as an investment, there is every reason for you to be interested in this prestigious project, especially when it is so close to the MRT station and Damansara as well.

Bear in mind though, at RM700 psf, it is not a very cheap place to stay. Couple with the neighbouring SqWhere Residence, there will be almost 2,000 new households relocating to this already jam-packed and condensed commercial centre in the future.

So, don’t be surprise if the already bad traffic becomes even worse later. Nonetheless, that is the purpose of Kampung Selamat MRT station being constructed across D’sara isn’t it? – To avoid the horrible traffic jam. Overall, D’sara is an excellent place to stay if you don’t mind paying a premium for it and living in a busy commercial hub.

If you want to live near the Damansara area with direct access to the MRT station and close proximity to the city centre, D’sara is a project that you would not want to be missed. Along with the upcoming Kwasa Damansara township and neighbouring SqWhere Residence, expect Kampung Baru Sungai Buloh to turn into a vibrant city in the future.
