Danau Perintis: A private review.

Being the first high-rise development in the vicinity, Danau Perintis is the latest project by IJM Land in this new township called Shah Alam 2, a sub-township located in Bandar Puncak Alam.

Where? We’ll get to that, but rest assured it is still in Klang Valley.

At only 252 units spread across three blocks, Danau Perintis is built on a 5.509 acres of land that’s spacious enough to give its residents a host of facilities including a swimming pool and a multipurpose hall.

But its most unique selling point is of course the fact that while there’s only one type of layout offered, all Danau Perintis units are semi-ds, giving one an exclusive privacy while still being connected to the community at the same time.

With a starting price of RM350,000, how worthy a buy for own-stay or an investment is this property? Read on this review for Danau Perintis to find out.

As mentioned, Danau Perintis will be the first high-rise project in Shah Alam 2. Not only that, it is also setting the benchmark for other high-rise projects in the surrounding areas with its ‘Semi-D in the sky’ concept.

For those who don’t know, that means that each unit of Danau Perintis is one of a pair of units sharing one common wall or in other words, you will only have one immediate neighbour right next to you.

Privacy is one of the aspect promised by IJM Land for this project since not only will all the units carry a Semi-D concept, there are only 252 units in total making it a low-density property. Although the design looks like there will be three blocks at 15-storey high, the property is considered as a one block building with three wings labelled as ‘East Wing’, ‘South Wing’ and ‘North Wing’. There will be three lifts serving the property located right in the middle with three corridors then leading to the respective wings, which should be more than enough for Danau Perintis future residents.

Built on a 5.509 acres of land, only one type of layout is made available for Danau Perintis. With built-up of 889 square feet, it comes with three bedrooms and two bathrooms, a reasonably-sized living and dining room, a kitchen and a yard, and part of a home that’s lacking in most high-rise properties nowadays, a balcony! Each unit also comes with two, open-air car park bays on the ground level though hopefully in the future, the management will build some sort of roofs for the car park area.

Danau Perintis holds a leasehold tenure status but good news is that it carries a residential land title, giving one less of a headache when the utility bills arrive. Another unfortunate news is that all units come unfurnished plus there won’t be any freebies given. The developer might want to look into that though, considering how there are many properties in the market out there that are appealing the home buyers with such offers.

The price one has to pay to own a unit here? Starting from RM350,000 and around RM1000 increase with each rising floor.

The facilities provided though limited (unlike luxury high-rise condos nowadays with their fancy theatre hall and whatnots), are practical in essence. For leisure purposes, there’s your standard swimming and wading pool, a multipurpose hall cum badminton court, a gymnasium (leisure is subjective after all), a cafeteria, and a reading room. For a convenient lifestyle, provided are also a surau (prayer room for the Muslims), a laundrette, and a children daycare center.

Danau Perintis’ strength lies in its Semi-D design, so although future residents may have renting students as neighbours (who can be quite noisy), the concept still allows for privacy through and through.

Shah Alam 2: Second to none?

At lost as to where is Shah Alam 2? Don’t worry, most do feel the same way.

But first, here’s to give you an overall idea of the original Shah Alam.

Shah Alam is a district in Selangor covering a land area of 293km2 and counting. As of late, many home seekers prefer to live away from the hustle and bustle of KL, creating a huge demand for properties there. So it’s not surprising that more and more new townships are springing up like mushrooms after the rain in Shah Alam like Kota Kemuning, Setia Alam, and Bandar Puncak Alam.

Distance used to be an issue for Shah Alam back in the 90s but that is in the past obviously. Now, with the existence of so many highways and roads like the Federal Highway, the New Klang Valley Expressway (NKVE), the Shah Alam Expressway (KESAS), the Guthrie Corridor Expressway (GCE), the North-South Expressway Central Link (ELITE) and the Kemuning-Shah Alam Highway (LKSA), one is even spoilt for choice when it comes to traveling in less time and trouble to other established cities and townships like Damansara, Putrajaya, and even the city centre of Kuala Lumpur. Even the bordering districts like Subang Jaya, Petaling Jaya, and Klang are benefiting from these excellent connections.

Shah Alam, like most Selangor districts however lacks a reliable public transport, and in this day and age, that means an efficient train service. The controversial KTM service has a handful of stations there like in Batu 3 and Padang Jawa but apart from those, residents of Shah Alam mostly have to make do with buses and cabs and of course, their own private vehicles to get about.

On the other hand, most Shah Alamians are content with just staying in Shah Alam twenty-four seven, and for a good reason too. After all, Shah Alam having all the modern day conveniences to offer, why would one care for other townships?

Take for example in terms of education. With more than fifty primary and secondary schools strategically located all around its many sections, there are also ample tertiary choices like the ever-famous University Teknologi MARA (UITM), the fast-growing University Selangor (UNISEL), and the business-oriented Management and Science University (MSU) to name a few, ensuring a well-educated community all over.

Where health is concerned, apart from the many small private clinics, Shah Alam has its own government-supported hospital called Shah Alam Hospital which was opened in October 2015 after many years of delay, right next door to an existing community clinic called Poliklinik Komuniti Shah Alam. This caused quite the celebration among the public since no more one needs to drive all the way to Klang Hospital, only to face the overcrowding of patients there. Those who are more well-off though can always get themselves admitted into more comfortable private hospitals like the Darul Ehsan Medical Centre in Section 14, and Columbia Asia Shah Alam in Section 17.

Then there’s the Shah Alam Sports Complex, or “heaven” to the sports enthusiasts located in Section 13. There, one can play football to his or her heart’s content in the Shah Alam Stadium that has 80,000 seats capacity, train for the Thomas Cup in the indoor stadium called Melawati Stadium that can accommodate 40,000 people at a time, practise one’s breaststrokes in the public swimming pool called Darul Ehsan Aquatic Center, or even challenge oneself to the limit at the extreme-sports park called the Shah Alam Extreme Park.

But enough on the original Shah Alam. Here’s what you need to know about Shah Alam 2.

Simply put, Shah Alam 2 is a sub-township of Bandar Puncak Alam, one of Shah Alam’s newer township that’s located around 20 kilometres northwest of Shah Alam, spanning more than 14,000 acres of land. Being right at the edge, Bandar Puncak Alam is naturally located closer to Kuala Selangor and Klang as compared to Shah Alam itself. Other sub-townships in Bandar Puncak Alam include Alam Perdana, Alam Jaya, and Ambang Suria.

Though quite secluded, Bandar Puncak Alam and consequently Shah Alam 2, is still surrounded by decent connections like the New Klang Valley Expressway (NKVE), the Guthrie Corridor Expressway, and the Kuala Lumpur-Kuala Selangor Expressway (LATAR). Plus, rumour has it that the upcoming Damansara-Shah Alam Elevated (DASH) Expressway (which is quite a controversial project that’s been getting strong protests from residents whose home areas will be affected by the construction) will be getting a greenlight starting August 2016, another convenient for Bandar Puncak Alam residents.

Slowly, this township is improving on its amenities. Now, there are schools like SK Puncak Alam and SMK Puncak Alam, hypermarkets like Econsave and Tesco Puncak Alam, and even a tertiary education offering in the form of Universiti Teknologi Mara (UiTM) Puncak Alam.

Developed in 2001 by IJM Land, Shah Alam 2 spans 1,163 acres of land with almost 15,000 residents already settling in the many homes there. It is the more strategically located sub-township of Bandar Puncak Alam, being a mere 1 kilometre away from Tesco Puncak Alam, 5 kilometres away from UiTM Puncak Alam, and 3 kilometres away from Econsave hypermarket, apart from being surrounded by the many shops in the vicinity.

This is good news for future Danau Perintis owners since location-wise, the property holds a huge potential investment-wise, thanks to its proximity to UiTM Puncak Alam and its resource of student tenants.

Analysis

Danau Perintis: An assessment.

Located about 5 kilometres away from Danau Perintis is a low-rise, walk up apartment called Astana Alam 2. Although this is a low-cost property, it will do for a comparison since as mentioned, Danau Perintis will be the first high-rise development in Shah Alam 2. Besides, there aren’t that many other non-landed properties around in this township the first place.

Let’s compare these two to get a better understanding on the reception of non-landed properties in Bandar Puncak Alam as a whole.

A unit in Astana Alam 2 around 5 years ago was selling for around RM80,000 so looking at the price now, it’s good to know that the demand is there. The rental rate can fetch up to RM800 per month for a decently furnished unit. No doubt that UiTM Puncak Alam and the steady blooming of this township contributes to the price growth.

IJM Land: Another property legend.

Almost needing no introduction, IJM Land is the result of a merge between IJM Properties and RB Land. Being the property development arm of IJM Corporation Berhad, this developer has built impressive portfolios including townships, iconic waterfront community, and commercial properties throughout Malaysia, extending even to Vietnam, China, and the United Kingdom.

Summary

Danau Perintis: A conclusion.

Let’s face it, Bandar Puncak Alam is not a prime location. At least not for now. Sure land is getting scarcer by the day, and Danau Perintis being located in Shah Alam 2 may see its prime day in the future but that’s just it, the keyword here is “future”. Many feel that properties in this area are selling at too prime a price, a future price, that’s unworthy of the area’s present state. But there’s no denying the fact that this place has a huge potential to thrive despite being currently secluded.

The property itself, as to be expected of a reliable developer, is good. Be it for own-stay or for rental purpose, Danau Perintis will surely not disappoint in either department. A modest yet comprehensive project if you will.
