The prices for Lodge Residences ranges from RM85,614 to RM185,412. Bumiputra buyers will enjoy a 7% discount.
There will be 1 carpark allocated to each unit and unfortunately it is not covered. Residents will have to park their cars out in the open. Although the apartment is gated and guarded, security seems to be a little loose at the main gate.
Lodge Residences sits on a piece of freehold land and carries a residential title. The maintenance fee for the apartment is RM0.20 per sq ft. Taking the 259 sq ft unit as an example, purchasers will need to pay maintenance fee of RM51.80 per month.

Location
Located on the southern part of Malaysia, Nilai is a town belonging to the district of Seremban located about 50 kilometres away from the Kuala Lumpur City Centre. The town of Negeri Sembilan state has a population of approximately 100,000, including a large portion of international students residing in Nilai.
The composition of its population is made up of approximately 41% Chinese, 32% Malay and 22% Indian. Following the development of Nilai and Inti University, other players followed suit with names such as Manipal International University, Epsom College from Britain, Universiti Sains Islam Malaysia and Islamic University College of Malaysia.

If you are travelling from Kuala Lumpur, you will be able to utilize the KL-Seremban highway exiting through 214 gateway. Likewise, travellers from Shah Alam will be able to utilize the Elite E6 highway southbound. For those who prefer to travel by KTM, there are two train stations in Nilai namely the Nilai Station and Batang Benar Station.

Summary
For comparison purposes, we have selected a similar studio apartment development catering to students too in Putra Nilai. While Lodge Residences is located next to Nilai University, Starz Valley has its roots planted next to Inti International College. One could say that both emerge as competitors to each other.
If you are not someone who prefers high-density living, Lodge Residences might be the better choice as the 1269 units of Starz Valley built within 9 blocks is a little high. In terms of maintenance fees, it does not make a big impact with the 2 cents difference. But then again a large part of your decision will depend on your own preferences.
