BBN Development Sdn. Bhd. has long been well-known for its development of the Putra Nilai township. The subsidiary of Putra Nilai Development Sdn. Lodge Residences is another prestigious project undertaken by developer BBN Development, with its target market aimed at university students residing in Nilai. Located within the heart of Putra Nilai, the 3.22-acre project sits amidst lush greeneries.

Situated adjacent to Sekolah Jenis Kebangsaan (Cina), Putra Nilai, the development is free from the hustle and bustle of busy city life. With its specific target market being students, Lodge Residences consists of studio apartments with small built-ups ranging from 143 sq ft to 259 sq ft. As it is a studio setting, all units come with only 1 bedroom and 1 bathroom.

The development consists of 2 blocks with 14 storeys to each block. It is considered to have a slightly higher density with a total of 928 units nestled within 2 blocks. There are 10 kinds of layouts namely A, A1, A2, B, B1, B2, C, D, E, F and G. The prices rise progressively with each type of layout with A being the most affordable and G being the least affordable. The prices for Lodge Residences ranges from RM85,614 to RM185,412. Bumiputra buyers will enjoy a 7% discount.

There will be 1 carpark allocated to each unit and unfortunately it is not covered. Residents will have to park their cars out in the open. Although the apartment is gated and guarded, security seems to be a little loose at the main gate.

Lodge Residences sits on a piece of freehold land and carries a residential title. The maintenance fee for the apartment is RM0.20 per sq ft. Taking the 259 sq ft unit as an example, purchasers will need to pay maintenance fee of RM51.80 per month.

The student-centric accommodation attracts many investors as the prices are considered to be affordable while the market for students in Nilai is booming. Convenience is key to its stature, where Nilai University is located just next door and other major universities are within close proximity.

The apartment serves as a dual-purpose accommodation for would-be investors. They can either rent it out to existing students or save it for their own children who might study in Putra Nilai.

The developer is currently giving out freebies to purchasers by waiving 1 year maintenance fee and stamp duty fees. Apart from that, the SPA legal fees will also be borne by developer.

In terms of amenities, residents of Lodge Residences are able to enjoy close-by necessities such as Tesco and Giant Nilai. They may also head over to the Allson Klana Resort Hotel and Nilai Springs Resort for a refreshing weekend or a few strokes of golf. Of course, a car would be essential for those staying in Lodge Residences as it is quite far away from the Nilai city centre.

Located on the southern part of Malaysia, Nilai is a town belonging to the district of Seremban located about 50 kilometres away from the Kuala Lumpur City Centre. The town of Negeri Sembilan state has a population of approximately 100,000, including a large portion of international students residing in Nilai.

The composition of its population is made up of approximately 41% Chinese, 32% Malay and 22% Indian. The main reason for it being Chinese dominant is due to the huge amount of international students from China taking up residency in the town. Putra Nilai is a 6,233-acre integrated township residing within the township of Nilai.

In the early 90s, the Negeri Sembilan State Government frontiered an intiative to convert Putra Nilai into an educational hub. Gaining traction from the public authorities, it quickly succeeded in realizing this goal after several local and foreign institutions of higher education decided to set up operations here. In the early 2000s, developers started developing massive land areas with establishments such as Nilai University and Inti International University.

The development of such institutions is necessary in line with the government’s initiative and creates a significant number of job opportunities for the market. Following the development of Nilai and Inti University, other players followed suit with names such as Manipal International University, Epsom College from Britain, Universiti Sains Islam Malaysia and Islamic University College of Malaysia.

The construction of the RM1.2 billion Education Ministry complex will house a number of prominent institutions such as Aminuddin Baki Institute, Institut Pendidikan Guru Kampus Pendidikan Teknik, English Language Institute, Tunku Kurshiah College and Nilai Polytechnic as well as the International Islamic University Malaysia’s medical faculty and the International University College of Nursing.

In terms of connectivity, there a number of possible routes to arrive at Nilai. If you are travelling from Kuala Lumpur, you will be able to utilize the KL-Seremban highway exiting through 214 gateway. Likewise, travellers from Shah Alam will be able to utilize the Elite E6 highway southbound. For those who prefer to travel by KTM, there are two train stations in Nilai namely the Nilai Station and Batang Benar Station.

One of the main driving forces for the rapid growth of Putra Nilai is attributed to its strategic location and excellent connectivity that the development is blessed with.

Strategically located within the comforts of the southern growth corridor, it is embraced by world-class establishments such as Putrajaya, Cyberjaya, KLIA, KLIA2, Sepang F1 International Circuit and Sepang Gold Coast.

In terms of leisure and entertainment, residents of Putra Nilai can easily head over to the nearby Mitsui Outlet in KLIA for fashion and F&B needs. There are also nearby facilities within Nilai such as the Nilai 3 Wholesale Centre, Nilai Square, Mydin, Giant hypermarket and Tesco hypermarket.

For comparison purposes, we have selected a similar studio apartment development catering to students too in Putra Nilai. While Lodge Residences is located next to Nilai University, Starz Valley has its roots planted next to Inti International College. One could say that both emerge as competitors to each other.

If you are not someone who prefers high-density living, Lodge Residences might be the better choice as the 1269 units of Starz Valley built within 9 blocks is a little high. In terms of maintenance fees, it does not make a big impact with the 2 cents difference. But then again a large part of your decision will depend on your own preferences.
