Oasis 1: As peaceful as it gets.

They say home is where the heart is, so a place named after something that provides refuge and relief is a good sign indeed. Oasis 1 is a high-end condominium development that is focused for families and own-stay so don’t expect to own a unit here for rental purposes as that won’t fly here.

Officially starting from 1250 square feet (there are only two units each of 959 and 1010 square feet) followed by 1370, 1402, 1499, 1525, and 1653 square feet units, with all having three bedrooms and two bathrooms. There will be 461 units in total divided between two blocks, A and B with Block A having 29 floors and Block B having 28 floors. There are around seven units per floor for Block A facing the Jeloh Forest Reserve, and around nine units per floor in Block B with most having the swimming pool view.

So yeah, the units sold in Oasis 1 are spacious, and comes with an option of either with a balcony or without. All the units come with a generous two side-by-side car park bays, made possible thanks to the fact that they have a huge, separate, seven-tiers car park building that is connected on each level to the two residential blocks. Although each block will only have three lifts, the developer has arranged it in a way that all the ground floor up till the seventh floor residents will have their car park bays on the same level as their units, so that they won’t have to use the lifts as much as the residents from the eight floor upwards.

Starting from RM400 per square feet with an increase of RM1000 per level upwards, the price is not bad considering each unit comes partially furnished with one unit of 2HP Air-Cond in the living room and three units of 1HP Air-Cond for the bedrooms, built-in kitchen cabinets, and cooking hood and hob. The developer even gives a 2×2 tiles for the flooring of the units, a bronze coloured high quality material for the window panes, while the bathrooms are tiled with smaller sized tiles right up the ten foot ceiling, giving that exclusive look and feel. The best news is, Oasis 1 is a freehold residential development.

Facilities-wise, Oasis 1 is true to its namesake. It has infinity swimming pool, children playground, reflexology path, and par course stations located on the ground floor near Block B, while on the rooftop of the car park building that’s located next to Block A, there are outdoor gym, futsal court, basketball court, and climbing wall. The healthy (and rather active) lifestyle facilities might be due to TLS Group having a strong background in fitness through TLS Fitness Center.

The maintenance fee is RM0.25 per square feet and though it is a bit pricey, TLS Group has a proven track record in hiring reliable maintenance companies for its developments. A resident from one of their past projects, Pearl Avenue, are raving with praises on how lifts are only down for 2 days max, car park bays are washed once a while, and drains are cleaned occasionally thanks to the developer’s good standard of service.

All things considered, no wonder that almost 90% of the units offered are already taken up with most of the ones left are the units in Block B that were open for booking much later as compared to the ones in Block A. The completion date is expected by early 2018 but let’s see how much further ahead will TLS Group be able to pull off for this project.

Mutiara Heights: The pearl at the pinnacle of Kajang.

Kajang as in where the famous Sate (alternate: Satay) Haji Samuri is based? Kajang as in the birthplace to Malaysian superstar, Ning Baizura? Kajang as in the town that was hit with three major floods in the year 2014 alone? Yup, one and the same. Founded in 1807 after the ‘Klang War (or Selangor Civil War)’, Kajang then rose to a modern town status thanks to the many coffee estates opened there in the 1890s and consequently made into the capital city of the Hulu Langat district.

Surrounded by other notable and fast-blooming areas like Bandar Baru Bangi, Semenyih, Cheras and Seri Kembangan, Kajang is located between three major cities namely 25 kilometres south-east of Kuala Lumpur, 18 kilometres north-east of Putrajaya, and 45 kilometres north of Seremban. It is well connected by major highways like SILK Highway, Kajang Seremban Highway (LEKAS), Sungai Besi Highway (BESRAYA Expressway), Kuala Lumpur Seremban Highway, and Lembah Klang Selatan Highway (SKVE).

RapidKL and Cityliner are some of the bus operators in Kajang, serving buses between the town and the likes of Kuala Lumpur, Cheras, Serdang, and Seremban. There’s even a Keretapi Tanah Melayu (KTM) train stop in Kajang as part of its Rawang-Seremban route. Plus, under the National Key Economic Areas (NKEA) and the Government Transformation Programme (GTP) systems, Kajang is included in the Greater KL project which means that there will be Mass Rapid Transit (MRT) train stations built there. In fact, Kajang will have three MRT stations under the Sungai Buloh-Kajang line i.e. in Saujana Impian, Bandar Kajang, and Kajang – expected to fully operate in 2016.

Amenity-wise in Kajang is pretty decent. With shopping complexes and hypermarkets like Metro Point, Tesco Extra Kajang, Giant Kajang, and Metro Plaza Kajang, schools like Rafflesia International & Private Schools and Tanarata International Schools, universities like Universiti Tenaga Nasional (UNITEN) and German-Malaysian Institute (GMI), and hospitals like Hospital Kajang and KPJ Kajang Specialist Hospital, one can easily find all the conveniences the modern-day-civilisation has to offer.

Where is Mutiara Heights Township then you ask? Well, it’s literally located along the border of Kajang, next to Jeloh Forest Reserve, and is a 70 acre wide land that solely belongs to TLS Group. “Mutiara” is the Malay word for “Pearl”, so Mutiara Heights would roughly mean ‘Pearls at the pinnacle’. Considering how it’s located in a hilly area and prime enough to not be too far or too near to town, the name suits the township perfectly.

Oasis 1 isn’t the only development in Mutiara Heights though. Along with the recently completed Mutiara Villas, and soon-to-be-completed Ameera Residence and Ivory Residence, these four developments so far have taken around 60% of the land. At least one-fourth of the remaining land will be taken up by Oasis 2 in the future while the fate of the rest of the land remains unknown. This brings up the concern of overcrowding though. With only one main entrance to go in and out, will it be sufficient to accommodate the number of people who’s going to live there one day? Sure it’s a huge path with no traffic lights but will it be enough? A proposed flyover from Mutiara Heights to Twin Palms area that has a direct link to SILK Highway was said to have obtain approval though, so good work on the developer for listening to people’s feedbacks.

So if one were to argue that Kajang is too far away and shouldn’t be considered part of Klang Valley, the same can be said for Shah Alam or Mont’ Kiara but look at them now. One of the major developments in recent years would be IOI City Mall that is a mere 20 minutes’ drive from Mutiara Heights so as mentioned, Kajang and its surrounding areas have a lot of potential and time will (and has) certainly prove that.

Analysis

Oasis 1: The price for peace.

Roughly 1.5 kilometres north of Oasis 1 lies Sutera Pines, a high-end condominium project by Smart Niche Group that’s expected to be completed by 2017. This development is chosen for comparison with Oasis 1 simply because of its proximity.

Sutera Pines wins in terms of having fewer units that translates to lower density although to be fair, it’s only by a small margin. The same goes for Oasis 1 winning in terms of having cheaper price per square feet by scoring only RM50 less. Sutera Pines however also wins in being closer to the SILK Highway and relatively the direct link to SILK Highway from Twin Palms.

 

TLS Group: All hail Kajang’s Property King.

Its kingdom founded in 1977 in Kajang, TLS Group from a construction company has then ventured into property development in 1995. Now, TLS Group privately owned businesses include property development, engineering & construction, property investment, and fitness centre operation. Talk about healthy living, eh?

As of 2014, this developer has completed a total of 5290 properties mainly in the surrounding Kajang, Bangi, and Semenyih areas with accumulated Gross Development Value (GDV) of more than RM926 million. TLS Group is registered as a Grade 7 contractor under the Construction Industry Development Board (CIDB) which means that there is no limit to the tender capacity (project value) they can work on. Despite that little fact, they have been focusing mostly on medium-cost developments before turning to luxury projects five years ago.

What may have started as a good luck eventually turned into good plannings. You see, TLS Group first ever project was a development of semi-detached and double-storey factories in 1996 but the project however was completed 186 days ahead of schedule. Since then, delivering finished products in a fast manner sort of became their trademark, a thing they do with all of their later developments with the fastest record being their Plaza Indah project that was finished 515 days earlier than the expected completion date.

So it’s no wonder that the locals there call them ‘Property King of Kajang’. Some of their portfolios include the medium-cost apartments Plaza Indah and Sri Ixora, the clubhouse for TLS Fitness Center, and their first superlink house project, Mutiara Villa in Mutiara Heights.

TLS Group latest offering is the luxury residential project, Oasis 1 that is expected to be completed by early 2018 but knowing them, it’s more the matter of predicting how many days will this project be delivered ahead of the scheduled date.

Summary

Oasis 1: Never underestimate a pearl.

Oasis 1 Mutiara Heights could be a worthy buy though many may not see it that way; at least not for the time being. Main reason? It being located in Kajang. But then again, history really likes to repeat itself and it seems that people don’t really learn from the past. When Mont’Kiara was first opened in the 90s, many people were annoyed at the pricey price-tags but now, that township in Bukit Kiara is an internationally sought-after zone by many professional expatriates. Shah Alam was labelled as “old Malays place” but has now become a blooming city for many other races as well. So in all actuality, Klang Valley is not as big as one might think, plus in the future where land is scarce and the connectivity is excellent, Mutiara Heights in Kajang may just be that hidden pearl.

A family that likes peace and quiet and a break from city madness will  love this place, and in ten or twenty years from now when Mutiara Heights starts to turn into a livelier area, one can just always sell-off their Oasis 1 unit at a higher price and move to some other peaceful dwelling, don’t you agree?
