PJ Midtown at the Beginning of the Boom
PJ Midtown is a joint development between Sime Darby and IOI Properties, two of the largest property developers in Malaysia. The mechanics behind this joint venture is that both Sime Darby and IOI Properties own the land, hence the partnership in order to maximise their gains. Although both of the developers are involved, IOI Properties will be the one that is in charge of this project.
PJ Midtown is designed to be a very hip new project that is being introduced to the neighbourhood of Section 13, Petaling Jaya. It carries the modern and popular concept of having shops at the bottom floors and residences on top. Looking at its nearby neighbours of Jaya 33, Centerstage and Jaya One, PJ Midtown also looks promising in providing unique and trendy retail outlets.
The showroom is curiously not located on site, and the location of the showroom is rather telling on the project itself. While the development is located in Section 13 of Petaling Jaya, the showroom is situated in Ara Damansara. Both of these locations clearly hint at old and new money.
A visit to the showroom cements all assumptions that PJ Midtown is going to be a sumptuous project dedicated to the upmarket. The showroom itself has won an award for largest showroom in Malaysia, located almost beside Citta Mall and enjoying premium road frontage. Upon visiting the showroom, it was learned that all the smallest units of both the blocks have already been sold out despite their rather steep prices, and that only 25% or so of the units in Block A were still available as of October 2015.
The layout of the construction plans are contemporary as can be expected of a development just off the main road, with no fancy layouts. Residents however enjoy dual frontage roads at PJ Midtown, with entry points from the main road of Jalan Kemajuan and Jalan 13/2. The back lane road of Jalan 13/2 provides a much needed escape route during peak hours when Jalan Kemajuan can get extremely congested with the SK Sri Petaling on one end of Jalan Kemajuan and the SMK Sultan Abdul Samad at the other end, and traffic lights heading both ends of the street as well.
Residents of PJ Midtown enjoy both southwest and northeast views of landed properties and light industrial areas of Petaling Jaya. Although the factory areas are more competitively priced because of the perceived less attractive views of industrial areas, it is estimated that these factories are going to be replaced with mixed developments in the near future. Views of Jalan Kemajuan will however be more certain over the years, as only landed residential properties lie in that direction.
Designed to be an place of excellent rental yield, the number of parking lots that come with every unit is in accordance to the number of bedrooms that the unit has. As such, the 1-bedroom units get one parking lot, the 2 bedroom units two lots and so forth. The only exception are the 2 bedroom units which face the newly completed Avenue D’Vogue building just behind PJ Midtown.
Residents who are willing to face this inconvenience enjoy 3 parking lots despite having only two bedrooms and an additional RM30,000 discount on their SPA price.
Security for residents are also designed to be impeccable as residents and visitors to the retail lots will have different designated parking areas. Access to the retail lots for residents will be direct; however shoppers will not be able to get to the residential units above the shopping mall. In case of any burglary or slip in the security, there is also a pre-installed panic button in every unit which is directly linked to the guardhouse where the guards are able to immediately identify which unit the distress call came from.
Every unit at PJ Midtown comes partially furnished. Every bedroom and living room will have a pre-installed air-conditioner, while the bathrooms will have water heaters. The kitchens will also be partially furnished with kitchen cabinets, hood, hob and sink.
The master bathrooms are all beautifully designed and come with bidets and high quality Johnson Suisse shower roses, showers and handles, and shower screens as well. The layouts of the units are spacious and well planned, so that even the 615 sf 1-bedroom units feel like a suite.

Petaling Jaya is a unique city, for it was designed, planned and built during the British era. It is a neighbourhood which comes with unsurpassed connectivity and wide roads; and set in the heart of this established neighbourhood is Section 13 of Petaling Jaya, where here remains one of the last few remaining empty plots of land. It is here that PJ Midtown will be born.
Pj Midtown will come with excellent connection to numerous highways such as the Federal Highway and SPRINT highway, and innumerous amenities where convenience is at the tip of the residents’ fingers. As a matter of fact, one of this development’s main selling points is its excellent location in the heart of Petaling Jaya where almost everything is within walking distance from home.
First and foremost, the designs of the homes at PJ Midtown were dedicated to both bachelors and small families with its rather spacious and well planned built-ups. For the average bachelor, night time entertainment close to home is ideal. Just opposite Jaya One is the Jaya Shopping Centre; a neighbourhood mall which was refurbished from the original Jaya Supermarket, and just across the street is Petaling Jaya’s very own Digital Mall where pirated CDs and games are still sold. Travelling to Low Yat Plaza in Kuala Lumpur is no longer a need for PJ-ites.
Convenience is literally a stroll around the neighbourhood, as Section 14 which is a feasible 10-minute walk from PJ Midtown provides just about every sort of convenience derivable to mankind. There are two renowned and somewhat archaic bakeries in this area by the names of King’s Confectionary and Bakers Cottage, where on the same street is the entrance to the Section 14 wet market. In this area there is a Maybank, Public Bank and RHB bank, a KFC, McDonald’s and Pizza Hut outlet.
Over at another corner is a Chinese kopitiam which sells an excellent variety of food in the mornings while down another street is a mamak shop. If the palate desires a more expensive taste in food, Jaya Shopping Centre has a Chili’s, Serai, I Love Yoo, Texas Chicken and many other popular F&B franchises. And another selling point of this shopping mall is that it has its very own TGV cinema within the premises.
Aside from the neighbourhood around PJ Midtown, residents will also have a fanatical choice of hangout spots at all times of the day around SS2 which is between a 5 and 10 minute drive of home – depending on the traffic and depending on whether the traffic lights stay green.
Just finished clubbing at 3am? No problem! Head over to the roadside stores that run parallel to Medan Selera SS2, more popularly known as ‘Wai Sek Kai’ to the Chinese, opposite the SS2 police station and grab a chicken chop or a curry mee! If you’re craving for after dinner dessert, go over to KTZ for some delicious hot Chinese desserts! There is a Starbucks, Nando’s, Lorong Seratus Tahun for a taste of Penang within SS2 and so much more!
And aside from that, there is also a morning market here every morning of the week which sells everything ranging from live toads to cockroach poison and everything in between. But be warned, head here before 9am if you want to enjoy the full range of offerings, as the MBPJ authorities will usually make their rounds here by then and the shops without licenses will have to quickly shove their wares into their vehicles and pretend they were never there.
All these conveniences not only cater to the lifestyle of a bachelor. On the hind chance that there are families who choose to make their homes at PJ Midtown, parents will have no issue in finding an excellent school for their children. The Sri Petaling primary school is literally down the road, and touts to be one of the best co-ed schools in Petaling Jaya.
If your child is of high school age, then Sultan Abdul Samad is down the other end of the road. Although this school is said to have a high rate of gangsterism, they also have a high rate of fairly intelligent and successful students graduate from the school.
All of these conveniences barely scratches the surface of PJ Midtown’s excellent location, with Tropicana City Mall only 10 to 15 minutes away and 1 Utama Shopping Centre and Mid Valley Megamall at 20 minutes away. The conveniences of lifestyle is unlimited at PJ Midtown, in an area which masks its assets in a demure facade of a quiet neighbourhood.
Analysis
Price Analysis
The take of the property at PJ Midtown – it is a definite buy project. As one of the latest projects of 2015 to hit Section 13 of Petaling Jaya, it is competitively price at an average of RM850 psf. Some of the closest neighbouring projects of similar capacity are the newly completed Centerstage located just down the street, at the almost completed Avenue D’Vogue project just behind PJ Midtown. The upcoming one that will be providing almost direct competition to PJ Midtown would be Trilight Residences of the Frasers development just down the other end of the street.
Centrestage was priced at approximately RM922 psf as of October 2015, while Avenue D’Vogue was at about RM992 psf. While of the same capacity, PJ Midtown which is being championed by two leading developers is priced at a comparatively reasonable average price of RM840 psf.
While many may complain that PJ Midtown is another example of gross overprice for such tiny units, it is expected that prices of PJ Midtown will continuously rise in the coming years due to its location. This assumption is based on the fact that the price of a semi-detached home in this area was approximately RM180,000 thirty years ago, but has increased to approximately RM2.4 million in just 30 years as of 2015.

With much research and a visit to the site, it is concluded that PJ Midtown is a well deserved buy which will quite possibly suit bachelors and investors more as opposed to families with young children.
