Project Details
The unit shown is the 2-storey Semi D located within a real unit within the Premium Collection enclave. Your entry to your home begins with a wide, welcoming door.
There are only 18 of such units. Although these units are two-storey, space ─ both in width and height ─ is generously given with clever use of glass walls here and there in the interior as you will see later. Materials used are of quality as specified in the Specifications Table below. The following pictures below will provide you with a tour of the house. Also make sure to check out the video included below for a real 360° lookaround.
This is the scene that will greet you when you step through the main door. Observe the glass on the right of this picture. This is the guest room or study or the family games room ─ whatever you wish to turn this glass-clad “room” into. The bathroom is located just outside of this room between the glass room and the stairs, as you will see later.
On the whole, the house is very spacious. It has a wide frontage of 40ft, enough to park three cars. The built up is 3,193sq ft. Ceilings are high, windows are large to let in plenty of natural sunlight and ventilation. The use of glass walls and glass doors (for the guest room downstairs) is a great idea. It gives the illusion of space as it is glass and not a concrete wall. Despite its ample dimensions, the house is snug and cosy.
Here is the big picture. On the right is the “openable” sliding glass door of the glass guestroom. It has direct access to the guest bathroom. The stairs partitions the house into two: The hall area and kitchen and dining areas.
The above three pictures centre around the glass guest room and its immediate surroundings. It is in the middle of the downstairs area and makes an interesting “centrepiece”, so to speak. The room is versatile as you can see. You will see these in the video included at the end of this segment, the actual placement of these “glassrooms” in the empty 2-Storey units.
This is the Wet Kitchen. As you can see, it is large enough to take in all necessary kitchen equipment and apparatus.

Location
The 2nd Guardhouse leading into the Sunway Eastwood Premium Collection enclave. The three-storey homes can be seen here, on the elevated land just behind the Clubhouse. Pic from sunwayproperty.com
Tucked inside the quiet, tree-lined avenue 5 minutes from the Alice Smith School, Taman Equine, the 33.37-acre Sunway Eastwood gated and guarded development comprising some 258 Superlink, Semi-D and Bungalow units, is a private sanctuary of nature-centric, low-density living. But while it is nestled in a secluded enclave, it is superbly connected to 5 major highways, including the newly-completed MEX which provides a convenient 20km direct access to the centre of town.
That its location is excellent, is without a doubt. Sunway Eastwood is linked to:
- Lebuhraya Damansara-Puchong (LDP)
- Putrajaya Highway
- South Klang Valley Expressway (SKVE)
- Bukit Jalil Highway
- MEX Highway
Sunway Eastwood is a mere:
- 20km to the KL City Centre
- 6km to Puchong
- 6km to Cyberjaya
- 6km to Putrajaya
- 2km to Bandar Sunway
- 7km to KLIA
Sunway Eastwood’s Premium Collection of just 30 limited edition units, represents the final phase of development for this project. Construction of these units is in its final stages and the completion date has been set for July 2016.
The good news about these Premium Collection units is that it is right next to the Clubhouse with its Creative Playground, Lap Pool, Wading Pool and Water Maze.
Taman Equine ─ How It Came To Be
Taman Equine, marked out in pink. Taman Equine was developed by ECB in the 1990s. Source: Google Maps
Looking through the lens of history, there used to be horses, stables and equestrian activities in Equine Park or Taman Equine. On any good weekend, riders and their trusty mounts would be seen clip-clopping along the lonely, heavily-wooded roads around Wisma Penyayang and the Alice Smith School. This was back in the day when even AEON Jusco hadn’t arrived. (AEON Jusco opened its doors in 2006). The riding academy and stables remained for many years after Jusco’s opening until 2011 when the area was cleared for the building of Global Oriental Berhad’s (GOB) EQuator shop offices.
Rewinding back to 1997, it was Equine Capital Berhad (ECB) who carved a 450-acre parcel out of this forested leasehold enclave to develop Equine Park. ECB also developed three other nearby projects subsequently ─ Taman Putra Permai, Permai Park and Bandar Putra Permai.
Soon, the quiet, rubbish-strewn roads along Taman Equine were widened into dual three-laned carriageways to accommodate the growing traffic and a police station ─ the Subang Jaya Police District Headquarters ─ was established in the vicinity. When Mac Donalds Drive-In and AEON Jusco came along, together with the mushrooming of shops and night foodstalls, the township boomed.
Connectivity and Amenities Galore (including Banks)
Of all the tamans in the vicinity, Taman Equine was especially successful because of its higher exclusivity (due to the presence of Alice Smith School and some bungalows) and because of its great number of amenities which include: KKMart, 7Eleven, boutique hotels, restaurants, coffeeshops and streetstalls, gyms, clinics, dentists and veterinary and pet stores, car accessory and mechanic shops, electronic stores, tuition, music and other enrichment centres, beauty, slimming, hair and nail salons and so on and so forth.
Today, joining the fray are the newer GOB Equine Boulevard and EQuator shoplots which were completed in 2014. These are set to turn Taman Equine into an even more vibrant beehive of activity. Already, four banks ─ Maybank, Hong Leong Bank, CIMB, and Public Bank ─ have set up shop in the new commercial areas.
Taman Equine, or specifically, Sunway Eastwood, is 1.3km from Equine Boulevard and EQuator. The development is mere minutes away from the Damansara-Puchong Highway (LDP), South Klang Valley Expressway (SKVE) and the Kuala Lumpur-Putrajaya Highway (MEX).
Education
In terms of education, there are a great number of government schools catering to the community as well as many private, international institutions and colleges in an around Taman Equine. Alice Smith School is just one of them. The others include: Taylor’s International School, Rafflesia Private and International Schools, Australia International School, University Putra Malaysia (UPM), Multimedia University, John Hopkins Medical School, Binary College and Limkokwing University of Creative Technology.
How To Get To Sunway Eastwood
Driving along Persiaran Equine Perdana, and passing by Mac Donald’s Drive-In on your right, head towards AEON Jusco. The AEON Jusco signboard is on the left, as indicated in the picture.
The turn-in to Sunway Eastwood is clearly marked out by a large signboard. If coming from the other way, say from the LDP or SKVE, Jusco and Zeva would be your clearest landmarks.
Can you see Global Oriental Berhad (GOB) Sales Gallery on the left? GOB has been mentioned above in the story. The shoplots are their own development. But apart from that, can you see the Sunway Eastwood road sign?
The above picture was taken at the roundabout. Go 12 O’Clock at roundabout if you have come from the direction as shown above. If not, just watch out for road signs or banners that are hung all over to show the way.
Alice Smith School has been mentioned many times in this review and in fact, is the landmark and “selling point” of this project. The other landmark is Wisma Penyayang. Click on the link: Alice Smith International School, Taman Equine to learn more about it. You will have to pass by Alice Smith to get to Sunway Eastwood.
Analysis
The Premium Collection 2-Storey Semi D also has 40ft wide frontage. The picture shows the sides of the home. The land area is 40ft by 80ft, similar to the 3-Storey. The exterior architecture is fashionably modern yet sports a retro slant. No gates are needed as this is an “open” concept. Besides, Sunway Eastwood is guarded enough to allow residents to walk around without being shut out by barricades.

The Figures
The comparative figures below are between Sunway Eastwood’s property types within the development. One of the latest before the Premium Collection is Park Villa and there are some units left.
Name | Tenure | Unit Size | No of Units | Average Price PSF | Approx Start Price per Unit |
Premium Collection (3-Storey Semi D) | L hold | 4132sq ft (one size) | 11 | RM550 | From RM2.5m |
Premium Collection (2-Storey Semi D) | L hold | 3193 sq ft (one size) | 18 | RM550 | From RM1.8m |
Park Villa (2.5 ─ 3 Storey Superlink) | L hold | 3130sq ft ─ 3615sq ft | 66 | RM415 | From RM1.3m |
Summary
The Sunway Eastwood Premium Collection is very much anticipated because it is the final phase to be completed in this township. The enclave of just 30 units (of which 11 are 3-Storey) is next to the bungalow lots which is of very low density.
The best part about living in the most Premium Collection of Sunway Eastwood is that the Clubhouse with several pools, a gym and multipurpose and badminton hall, and the Central Park ─ all 6.5 acres with Jogging tracks, a Yoga Deck, a half Basketball Court, Skating Rink, Putting Green, Ampitheatre and Exercise Stations are just next to you.
In short ─ if living in Puchong South is your preferred location ─ it’s your last chance to own a piece of this exclusive development.
