Project Details
There is no greater convenience and luxury than to be situated within a self-contained township, full of amenities and facilities for every need. On the other hand, sitting on 7.4 acres of freehold commercial land with a total of 1,235 condominium units can be densely populated.
Still, Asia Green makes up for this by ensuring that residents receive the privacy they deserve and that home at QuayWest is where one can experience sheer luxury and exclusivity.
Two exclusive lifts are assigned to 2 units within Tower A, allowing residents to be led directly to the individual foyers of their own homes without the need to share a common lift.

A rooftop infinity-edge pool with a view
Drawing inspiration from Marina Bay Sands in Singapore, the development prides itself with an infinity pool and a viewing deck on Tower A’s rooftop. There’s no doubt that residents will be in for a special treat when they come face to face with the spectacular sea view from above.
Additional facilities
Residents will also have full access to 4 acres of facilities and garden space on the Podium Level. This includes a fully fitted gym, lounge area, Jacuzzi, swimming and lazy pool, children’s play area and a community hall/reading room for social gatherings and events.
Different unit types for different households
The unit types being offered are plenteous, catering to different audience groups such as the young working professionals, families and the extended family household.
Tower A houses 669 units with built-ups from 1,246 to 3,222 sq ft, varying from 3-bedroom and 2-bathroom units to 4+1 bedrooms and 4 bathrooms. Tower B offers 566 units of various types with built-ups from as small as 728 to 4,230 sq ft, ranging from 2-bed room and 1-bathroom to 4+1 bedrooms and 3 bathrooms.
Units for the young working professional
Smaller units like the Type As cater to the younger working crowd of whom have no dependents. Although considerably smaller than the other units, the built-up area of 760 sq ft provides enough space for the efficiency and comfort of young working singles or couples.
Units for families
Larger units as that of the Type Fs, Type Ds and Type Gs are there to cater to families of whom require more spacious accommodation.
The floor plan below refers to a Type F unit with a built-up area of 1,246 sq ft and comes complete with 3 bedrooms and 2 bathrooms.
The floor plan below refers to a Type D unit with a built-up area of 1,310 sq ft (a slightly larger unit as compared to Type F) and comes complete with 3 bedrooms, 2 bathrooms and 2 exclusive lifts that open up to the foyer.
The floorplan below refers to a Type G unit with a built-up area of 1,469 sq ft and comes complete with 4 bedrooms (1 of which can double up as a maid’s room), 2 bathrooms and 2 exclusive lifts that open up to the foyer.
Dual-key and duplex Uunits for the extended household
Purposed as a multi-family home, Type Cs have two separate entrances that lead to two self-contained living spaces. With a spacious built-up area of 1,869 sq ft, these units are able to accommodate multi-generational living.
This unique concept opens up to 2 spaces namely a 3-bedroom unit and a studio unit that comes complete with its own living space, bathroom, kitchen and dining area; offering residents the ability to be in close proximity with their parents/relatives with the added value of privacy. Two private lifts are there to service those who reside in the Type G units.
The Type Es (Duplex) can also serve up as another unit type for multi-generational living. This built-up area of 2,013 sq ft has 4 bedrooms and bathrooms that spread across 2 levels (the lower level and the upper level). Similar to the Dual-Key units, residents are serviced by 2 private lifts that lead them directly to the foyer of their own home.
Location
With its strategic location, there are many reasons as to why QuayWest Residence serves as a fitting piece of real estate for those who work in the FIZ or have chosen to set up shop in the southern parts of the island.
More about the FIZ
The establishment of the FIZ can be traced back to the late Chief Minister Lim Chong Eu’s efforts in transforming Penang into an industrialized state. Today, Penang has evolved through years of industrial experience evidenced by the presence of multinational companies (MNCs) like Agilent Technologies, Intel, Osram and Robert Bosch.
With a myriad of MNCs, job opportunities were endless; attracting people from all walks of life. Penang’s industrial hub gradually developed in terms of infrastructure and utilities. Roads, drainage systems, electricity, water and telecommunications were put in place for those who reside here.
Easy accessibility with the Tun Dr Lim Chong Eu expressway
QuayWest sits in close proximity to the Tun Dr Lim Chong Eu expressway, a major infrastructure that directly links to the FIZ and offers high accessibility to the rest of Penang as it skirts the eastern coast of the island. Here, residents would only need to make an 8-kilometre drive should they wish to travel to Georgetown.
The downside to this is that there’s no escaping the rush hour traffic. Weekday mornings and evenings will prove to be a challenge when those who live in town commute to and back from the FIZ. Still, residents would have at least gotten past two thirds of the traffic congestion leading up to where they work.
Amenities within reach
As previously mentioned, QuayWest is nestled within a self-contained township within Penang’s industrial hub. Everything that one could need is inside one location and better yet, within walking distance too.
Residents are spoiled for choice with a host of restaurants and eateries, convenience stores, salons, banks, medical and dental clinics that are located in Summerton Bayan Indah and the commercial row leading to Queensbay Mall.
When it comes to commercialized entertainment though, QuayWest wins hands down. It only takes a 5-minute drive to arrive at Queensbay, Penang’s largest shopping mall. This mall features five levels of international and home-grown brands including fashion, lifestyle, dining, entertainment, sports, electronics, home furnishing and departmental stores; enough to satisfy one’s need for retail therapy.
No waterfront is complete without a jogging trail. Here, residents can enjoy an evening stroll or jog with a picturesque sea view that is sure to put them in a state of tranquility while getting their much needed exercise. If you’re not the outdoorsy type, there are a number of fitness gyms you can frequent like Absolute Fitness and CHi Fitness. Both of which reside in Queensbay Mall.
Health-wise, the nearest hospital would be Pantai Hospital that is situated 5.2 kilometres away and would require a 12-minute drive to get there. Pre-schools and schools like Phor Tay High School, Sungai Nibong National School, Keong Heo Primary Chinese School, D’Monte Child Care and Development and D’Monte kindergarten are within easy reach to cater to those with children.
Apart from the above, QuayWest also has easy access to a range of public transportation. The development is situated 2 kilometres from the Sungai Nibong Express Bus Terminal, 2 kilometres from the 1st Penang Bridge, 5 kilometres from the 2nd Penang Bridge, 5 kilometres from Penang International Airport and 8 kilometres from the ferry terminal.
Analysis
Name of Development | Land Tenure | Approximate Price Psf | Maintenance Fee | Size of Units | Selling price |
Tropicana Bay Residences @ Penang World City | Freehold | RM850 | RM0.28 psf | 455 sq ft – 945 sq ft | RM453,900 – RM1,479,900 |
QuayWest Residence | Freehold | RM700 | RM0.28 psf | 760 sq ft – 2,013 sq ft | RM700,000 – RM2.2 millionAffordable Units: RM200,000 – RM400,000 |
Located directly opposite to QuayWest is Tropicana Bay Residences by Tropicana Ivory Sdn Bhd. The figures above suggest that QuayWest’s prices can be best defined as competitive now that its price per sq ft is relatively lower than that of Tropicana Bay. Shoebox units at Tropicana are priced from RM453,000 whereas affordable units at QuayWest can go as low as RM200,000.
In terms of the higher range units, RM700,000 as an asking benchmark for a QuayWest unit is fair in view of the nature of the project as a waterfront development and its strategic location. Granted, prices may fluctuate depending on the real estate market conditions but for QuayWest’s case, the price of residential units may continue to scale up in view of Penang’s thriving economy.
Summary
In regards to price, QuayWest sits in between medium to high cost with some unit prices going as high as RM2 million. Such prices could be attributed to the strategic location of this development that sits within the thriving township of Queensbay. An added bonus would be the fact that this is a waterfront development with a view that is sure to attract many Penangnites.
For those who work in the FIZ, look no further as QuayWest would be the ideal choice regardless of whether you’re single or have a family to raise. With its convenient location to the FIZ, competitively priced units, ample facilities within the compound and ample amenities outside; it will definitely be a fitting home or make for a very sound investment in the years to come.
