Although the condo units and town villas don’t come with furnishings, the development and its facilities have several unique selling points.
For instance, the properties come with quality finishes and fittings similar to those found in posh hotels. The development is close to the Ayer Hitam Reserved Forest and enjoys breath-taking views of the Puchong skyline. Lastly, parents don’t have to fear their children getting run over by cars as the spacious landscaped gardens are located above roads.
Location
Situated in the centre of the 900-acre Bandar Puteri Puchong township, Seri Puteri Hills is conveniently located near major arterial roads, enabling residents to reach Kuala Lumpur City Centre (KLCC), Damansara, and Petaling Jaya within about 30 minutes.
These include Konsortium Expressway Shah Alam Selangor (KESAS), which connects Pandamaran in Klang, Selangor to Sri Petaling, Kuala Lumpur. Another nearby road is the Lebuhraya Damansara-Puchong (LDP) Highway that links Damansara and Puchong, as well as South Klang Valley Expressway (SKVE) that passes through major urban areas in southern Klang Valley, including Putrajaya, the seat of the federal government.
In addition, Seri Puteri Hills is a short-drive to two LRT stations, namely Bandar Puteri and Taman Perindustrian Puchong, which are reachable in about 7 minutes as they are within a 4km radius.
Despite being close to the Ayer Hitam Reserved Forest, which provides a lush and peaceful environment to its residents, the development is close to shopping centres, department stores and employment hubs. For example, Giant Hypermarket Puchong is a quick drive away, while Puchong’s first private wet market Puteri Mart (3.3km) and IOI Mall Puchong (6km) are reachable in 8 and 10 minutes respectively.
Moreover, travelling to the Puchong Financial Corporate Centre (PFCC) and Four Points by Sheraton Puchong takes less than 10 minutes as both are within 4.3km. On top of that, the freehold residential project is close to several kindergartens and schools, a wide array of eateries, as well as local and multinational financial institutions.
Analysis
To analyse Seri Puteri Hills, we compared it with another project in the vicinity that was recently completed, namely Kazen. While this project is newer and comes with fewer units, Seri Puteri Hills has the advantage of being freehold and having a lower minimum price.
