There is a reason why Southville City is called KL South. Sitting on 428 acres of freehold land, it is set to elevate Bangi into a supercity with its completely self-sustainable development consisting of serviced apartments, linked houses, semi-Ds, Bungalow, commercial centres, schools and a fully integrated medical hub. Together with an upcoming shopping mall and a boutique-style retail street in the vicinity, the developer promises to deliver an urban oasis amidst the old Bangi squatters. And of course, no township is complete without the eco-friendly integration and preservation of the surrounding lush natural landscapes.
In this regard, the garden-inspired theme in a contemporary setting will truly bring together an urban lifestyle with country living in the south of KL. Yet, with Bangi being located a distance away from the comforts of the central Klang Valley district, are you ready to relocate to the southern suburbia?
Project Details
Modern homes and theme shop-offices are built amidst lush natural landscapes with a 13-km pedestrian footpath-cum-bicycle track that connects the entire neighbourhood. What’s more, you can embark on an excursion along the Riverside Walk or the Nature’s trail and take an evening stroll at the 9-acre Urban Park. With a chic entrance statement and retail hubs that showcase alfresco dining concept as well, this is the main reason why you are willing to pay so much and sacrifice your existing lifestyle to relocate here.
Savanna Executive Suites
Exquisitely designed dining area and guest room.
Sleek living area with contemporary interior designs.
Although the interiors look amazing, you will be acquiring just 4 air conditioners and 2 water heaters. Nevertheless, Savanna is still a rather affordable property to own with many modern facilities and amenities.
Currently, all of Savanna’s blocks have been fully sold save for its last and newly launched Block D. There are 3 notable floor plans for Block D and they are Type B, D and E. The designs are almost identical to each other, apart from an additional balcony for the Type B unit.
Avens Residence
I was very impressed with Avens, not because of its professionally designed interiors, but due to its generous amount of space. Coming at a whopping 2,998 sq.ft – 3,438 sq.ft., the Avens linked houses really packed a serious punch.
And for just RM280 psf, you’ll get a 2 ½ – 3 storey linked house with 2 master bedrooms and 5-6 bathrooms at your disposal. What else could you ask for?
Besides, both of its exterior and interiors looks quite posh as well. Thus, you’ll definitely fancy this piece of property, in terms of its affordability, space and appearance.
Avens Residence comes with only two types- two & half storey linked terrace houses and triple storey linked terrace houses. For the smaller unit, it comes at 22’ x 75’ (2,988 sq. ft.) with 5+1 bedrooms and 5 bathrooms. The larger unit, on the other hand, comes at 22’ x 75’ (3,438 sq. ft.) with 6+1 bedrooms and 6 bathrooms.
Location
Bearing the name KL South, Mahsing is ought to prove that they did not wrongly assigned Southville City with such a glamorous title. And prove is what they did with Southville City located just 25km south of the city centre, compared to other townships such as Subang Jaya, 28km, Cyberjaya, 33km and Setia Alam, 42km. Besides, Southville City is quite easily accessible as well, especially if you are coming from KL or the southern region, with multiple ways to get there.
Starting from Puchong, you may use the Damansara- Puchong Highway (LDP) to gain access to the South Klang Valley Expressway (SKVE). Just follow the E26 sign and after passing through the Kajang Toll Plaza, you will be connected to the North South Expressway (NSE). From there, head towards the Bangi Toll Plaza and drive along Persiaran Wawasan. You’ll be able to reach Southville City in few minutes.
Alternatively, if you are from KL, you may approach Southville City via the Kuala Lumpur- Seremban Expressway which carries the E37 sign. Right after you exited the Sungai Besi Toll Plaza, you will be connected to NSE.
Else, if you are coming from the Kajang town, it will be even much easier. Just drive along Jalan Reko and once you have passed by UKM, Southville City is just another 3-4km away.
Meanwhile, for those who are staying in Seremban, you will need to use NSE to penetrate the Nilai and Bandar Seri Putra townships. Via the old Bangi road, Southville City is just located opposite of the Malaysian Genome Institute.
In 2018, a new interchange, approximately 2.5km from the existing Bangi interchange on NSE, is slated for completion as well. According to the developer, it will smoothen traffic flows and provide a direct access to Southville City without having to go through the existing old bangi road.
As you drive deeper into the township, you’ll probably won’t be able to miss the huge “Welcome” signage and the snazzy looking sales gallery, if you are coming from the north. From the sales gallery, you will also notice an idling shuttle bus that you can commute from Savanna Executive Suites to the nearby Savanna Plaza and the Bangi KTM station for free, along with buggies and electric bycicles for you to tour around the township.
While the new interchange will not be fully operational until 2017/2018, you’ll have to make use of the Old Bangi road to get to the township for now. Be warned though, the roads along Jalan Reko and Jalan Bangi Lama are quite narrow and dangerous, so, it would be wise to drive safely around the area.
Apart from assessibility, the surrounding neighbourhood of the much acclaimed self-sustainable city of Southville doesn’t seems to be very enticing. Squatters and villages are applenty nearby, not to mention there are several cows and other wild animals too.
Most probably, you’ll only get to encounter proper civilization when you venture further north into Bandar Baru Bangi.
Once you’ve entered the New Bangi City, there are plenty of retail shops and eateries for you to choose from. With the availability of a golf course and several primary and secondary schools as well, you will find almost anything you need there. Or else, there are also some decent retail lots seen around the Persiaran Wawasan area, just few minutes north of Southville City.
While it’s true that Bangi is undergoing a rapid makeover with new townships such as Bandar Baru Bangi, Bandar Puteri Bangi and Southville City, one question remains though, is Bangi growing too fast too soon? If you were to come across certain areas in Bangi, there are many stylish looking retail lots, but the problem is that there are no tenants available. In this regard, you really need to have a long term view of its future prospects rather its current state.
Analysis
Competition for high quality homestay is getting quite stiff in Bangi with IOI’s Bandar Puteri Bangi and UEM Sunrise’s Serene Heights in the mix. The property prices between the trios are quite comparable, except that Serene Heights only offers terrace houses for now.
| Name | Land Title | Price (per Sq. Ft.) | Maintenance Fee(per Sq. Ft.) | Car Park Bays |
| Southville City (Mahsing) | Freehold | RM280 / RM530 | RM0.15 / RM0.25 | – / 2 units |
| Bandar Puteri @ Bangi (IOI) | Freehold | RM300 / RM420 | RM 0.00 / RM0.30 | – / 2 units |
| Serene Heights (UEM Sunrise) | Freehold | RM267 | RM0.00 | – |
Southville City is a thoughtfully planned development that offers you with an unforgettable urban living experience in a lush landscape of scenic greenery. Along with a wide array of modern amenities and facilities in the township, you really need not venture outside to get what you need. However, if you insist, there are mature townships such as Rawang, Bandar Baru Bangi and Semenyih closeby. But what really makes Southville City shine is its extensive network of major highways such as NSE, SKVE, MEX, ELITE, LEKAS and SILK. And via the newly proposed direct interchange, Kuala Lumpur will be just 30 minutes away to the north.
While there’s excellent accessibility in the so called “Knowledge city”, you should also know that it is well connected to various entertainment and learning centres such as UKM, German Malaysia Institute (GMI), Bangi Golf Resort and IOI City Mall. Not to mention, it has its own education centres, retail outlets and a shopping mall too. So, by leveraging on a prestigious developer like Mahsing at its helm, you can never really go wrong.
The developer for Southville City @ KL South is none other than Mah Sing Group Bhd’s wholly owned subsidiary- Southville City Sdn Bhd. As you know, Mah Sing Group Bhd is one of Malaysia’s leading property developers with over 20 years’ track record of delivering prime residential, retail, commercial and industrial projects. Their pinnacle developments have proudly dotted the skyline of Malaysia’s economic hotspots, according to them. And now, with Southville City touted as one of their most expansive township yet, they should be kept busy for the next several years to come.
Summary
If you are looking for a sleek and affordable place to stay, Southville City at Bangi might just be the right place for you. And with Avens Residence selling at a bargain price of RM280 psf, this is an excellent opportunity to get a foothold of a triple storey landed property in southern KL. There’s one problem though, the neighbourhood is just going through an early development phase. And the problem with early phases of developments is that there’s bound to be unwelcoming sight of villages, squatters, wild forestry and dirty roads.
Furthermore, you’ll most likely encounter difficulties in finding high quality retail outlets and eateries around the neighbourhood. Nonetheless, if you’re able to look past at all those negativities for now, it will be a very rewarding investment and residential property in the future.
