The Rainz was built for the family. Indeed it is.

HUGE Units to Provide Ample Personal Space
The smallest unit offered as Type A is 1513sq ft. As the smallest unit, it already has 4 rooms + 1 Study (that means five rooms in all, although the Study is small) and 3 bathrooms with an ample kitchen and yard and balcony. The study is not to be confused with a storeroom because there is a special storage area already specially built in and not called a store or utility room.

Type B, which is 1,772sq ft with 4+1 Maid’s Room also has five sizable rooms and four bathrooms, including attached bath for the maid! Wow! It also has an ample kitchen, yard and balcony, a huge built-in storage area (not called a room) and an added feature of a lanai.
According to Wikipedia, a lanai is a roofed, open-sided veranda, patio or porch originating from Hawaii. Nowadays, many homes, apartments, hotel and restaurants in Hawaii are built with one or more lanais.

Type B was not displayed in the showroom because the layout is almost the same as Type C, the biggest unit of the Rainz. At a humongous 1,930sq ft, this unit has 5+1 Maid’s Room making six rooms in all! All are spacious as can be seen in the pictures.
Type C also has a lanai too and lots of freebies. All the apartments come with freebies.
Let’s talk about the freebies.
Quality Freebies Galore
The Rainz’ units all come partially furnished. Let’s start from the entrance foyer. They are:
- Free shoe cabinet with melamine doors and panels
- Airconditioning units for each room. Brand – York or one of equal value
- Fully-fitted kitchen with cabinets, cooker and hood, built in oven, double door Electrolux refrigerator, Electrolux washing machine and drier, and for the Type B and Type C, a free Electrolux Dishwasher as well.
- Fully fitted bathrooms with sinks, WC, Shower system with individualised water heaters
- Special built-in, walk-in Storage Cabinet
Furthermore, the specifications to fittings and flooring are of top quality. For instance, the main doors are extra wide and are made of fire resistant materials.

The flooring in the bedrooms are laid out with laminated flooring with wood design. These floorings are water proof, nontoxic and eco-friendly and last for at least 10 years. The rest of the house is tiled with homogenous tiles.
“Homogeneous tiles are more expensive than ceramic or porcelain tiles for many reasons,” said the showroom personnel.
These reasons include homogenous tiles being superior to the other types of tiles and more suited to withstand heavy traffic and scratches.
The balcony will be laid with concept tiles. And all glass panels of sliding doors and windows come tinted.
When it comes to interior decoration, because the kitchen will come fully fitted, the buyer can choose the kitchen colour.
Generous Car Parking and Additional Benefits
This is a low density development with only 8 units on each floor served by five lifts with five-tier security.
All Type A units will get two car parks, All Type B and C (the 1,772sq ft and 1,930sq ft) will get four car parks. All four parking bays will be in tandem and not separated. The same applies to those getting 2 cars parks.
However, Type A 3A units in Towers A and B (Please see handwritten Floor Plan named HWP below), will enjoy 3 car parks because the view from the master bedroom window (overlooking Bukit OUG) will be partially blocked by the wall of Type A 05 units of Towers A and B. (Type A 3A units of Tower C will be unaffected and thus, buyers will only get 2 car parks as stipulated).
“Actually, a lot of people prefer the privacy offered by the partial blockage of the master bedroom window view. They will still enjoy full unobstructed view from the balcony,” said the showroom personnel who added that the extra car parks more than compensate for this.
However, “if residents require more car parking bays than the number allotted, they can always rent our extra bays”.
Green and Healthy Facilities, High Up in the Air
The Rainz is called the Rainz for many reasons.
As stated in their brochure, “Using the imagery of a rainbow, rain being the medium by which life is reflected in vibrant colours”, the condominium, which has been conceptualised to provide these colours through a resort lifestyle model, has thus been named after that liquid prism.
To this end, it has gone all out to stick to its promise. In fact, they’ve stuck to their concept so faithfully, few other developments can match their commitment.
Providing theme park-like recreation to create happy memories for residents through outdoor appreciation and a green-inspired life, the Rainz is giving no less than 40 (yes, a whopping 40!) separate facilities laid out over three floors to press home their point!
Ranging from pockets of forest trails, mazes and botanical gardens to sprint tracks, jogging parks, eco ponds and even a trampoline park, rock climbing structures, camping zone and an herb garden all connected in landscaped zones, these green stretches are spread across the entire 8th floor of the development.
And mind you, these are just some of the facilities for recreation.
On top of that, also on the 8th floor are the usual swimming and wading pools as well as outdoor and indoor gyms.
But that’s not all.
Over on the Ground Floor are the various sports courts. There is one for badminton, one for table tennis and one for basketball. It’s a good thing Exsim has found no need for a tennis court. After all, every other high rise residential is providing one already and as the showroom personnel said, “Not everyone is into tennis. Why not provide opportunities for other kinds of sports?”
Around the perimeter of the Ground Floor are another outdoor gym, and forest trail and also jogging and bicycle tracks.
“The jogging and bicycle trail is 750m,” said the sales person.
There are at least another eight social and entertainment spots on the 35th floor and they include a Sky Lounge, Sky Dining, a Viewing Lounge, Sky BBQ, Sky Floating Lounge and even a Sky Garden.

Residents could invite friends for parties and events up in these areas but these are not by all the only social occasions you could have.
In fact, the “30 Days of Rainz” calendar in their promotional marketing materials suggests you could block dates to attend activities or lessons such as Yoga, Dancing and Badminton Classes held within the development. There will even be a Nursery or crèche service for the youngest residents.
“Yes, the developer will be running all these services and later will hand over the operations to the condo management,” informed the sales personnel.
Clearly, all details, needs and requirements of a growing multi-generational family have carefully been considered and planned for, which makes the Rainz a development that understands and caters to the family. Even without splitting hairs over other aspects like connectivity, neighbourhood amenities and pricing, one can straightaway see that the Rainz is value-for-money.
Location
The Rainz@Bukit Jalil is not exactly in Bukit Jalil but on “the other side” of Bukit Jalil, the side it was never on called Bukit OUG which is more a part of Old Klang Road but it seems, today it is because everybody wants to have that Bukit Jalil address.
Let’s explain. Klang Valley is going through a rebranding exercise. Or more specifically, developments built on border parcels want to have more marketable names.
For instance, what was once known as Kampung Kerinchi (or Kerinchi Village), an area characterised by low-cost flats and shanties, is now being rebranded as swanky Bangsar South with its swanky retail and office twoerss. What was once known as Pandan Jaya is now known as Ampang South. What was once known as….you get the idea.
Upscale address upscale the prestige of a project which in turn ups its value and price. Well, everyone wants to be known to have made a home at a chic address.
And this is exactly what is happening today at Bukit Jalil. Slated as KL’s Next Top Address, every developer wants to append the name of Bukit Jalil to their developments, particularly with the much-anticipated, ultra-modern Bukit Jalil City/Pavilion 2 development reshaping the face of the area today.

The Rainz is actually sitting in OUG or Overseas Union Garden, just at the boundary that divides Bukit Jalil from OUG. But because of increased development in the area where zones and demarcation lines have blurred, the Rainz now holds a Bukit Jalil address.
OUG is a very matured township and is one of the oldest in Kuala Lumpur, having opened in the 1970s. Spilling over a hill, its main road used to be Jalan Klang Lama but now it is connected everywhere, linked to new highways and thoroughfares.
The residential areas did not have names at the time until much later when the authorities renamed the roads after… you might have guessed…the rain! These names are still retained today and they are Hujan Emas (golden rain), Hujan Abu, Hujan Batu, Hujan Gerimis, and so on. Adjoining areas were renamed after the cloud that brought rain, such as Awan Besar (big cloud) – the name of a long road where the new LRT Station is situated, Awan Kecil, Awan Cina and so on.
In 2006, roads were opened to connect OUG to Bukit Jalil. The Rainz is thus sitting on a very special piece of bluechip ground, astride the past and the present and connecting them all to the future of Greater Kuala Lumpur.
Connectivity by Road and Public Transport
When it comes to connectivity by road and public transport, few developments can beat the Rainz.
Served by not just one LRT Station, but two, the Rainz is also connected to the Kesas Highway at its door step.
Currently, the road to provide direct access to Kesas is being built.
LRT Stations
The LRT stations – Awan Besar lies East of the development just a 400m stroll away. Slightly further away to the Southwest is the Muhibbah LRT station. It is about 800m away.
The Awan Besar, Muhibbah, Alam Sutera and Kinrara5 are four stations out of 11 that are part of the Ampang LRT Extension Line Project. Phase 1 of the project, comprising the four stations mentioned above, has begun operations. Phase 2, comprising the remaining stations to Puchong, are nearly 70% complete and will be opened for operations on March 31, 2016.
Highways
The Rainz is connected to Kesas, which connects to the KL-Seremban Highway, MEX Highway, and of course to the Bukit Jalil Highway which connects to all areas in the Klang Valley and beyond.
Analysis
Exsim has built a series of high rise residentials all within a couple of stones’ throws in the Bukit Jalil area. One of its first residential projects was The Treez. It is a mixed development of condominium and link houses with GBI Accreditation Panel (GBIAP) as the First Green Residential Community in Southern Kuala Lumpur. There are other green-based developments by Exsim in the Bukit Jalil/OUG area but for the purpose of comparison, let us also look at another new condominium nearby by a different developer, the closest of which is Z Residence by the Trinity Group. That project was completed in April 2014.
The Rainz will be completed by Q2 2018.

About the Developer
Exsim first began as a timber business that turned into an industrial project development business under the Nouvelle banner — Nouvelle Kota Damansara, Nouvelle Kemuning Business Park, Nouvelle Industrial Park 2 in Shah Alam and Nouvelle Lot 10 in Kota Damansara.
They ventured into residential development after the success of their four industrial projects and began with The Treez to spearhead their residential “Z Series”. Other projects in the Z Series are: The Rainz, The Leafz (in Sg Besi) Twin Arkz, The Petalz, and Nidoz (in Desa Petaling).

Summary
There are a slew of condominiums coming out all around the Rainz. The amenities it claims to have are also claimed by others in the area such as connectivity and the LRT Stations: Awan Besar and Muhibbah.
The other difference the Rainz can cite is its larger than normal units, designed for big and/or extended families. It also has a lot of facilities, quite beyond the norm.
At the end of the day, it is always down to the price. The Rainz is not the cheapest in the area but check around, it’s the market price for high end condominiums, give or take a few RM per sq ft. And think about it: Exclusivity commands a big premium. Luxury even more.
