Hi. 1)A piece of durian land is bundled with the memorandum of lease. If the testator dies, how to transfer the land to the beneficiary. I wish to know the steps in detail .
Is it easier to transfer to the name of the beneficiary compared with a caveat on a piece of land which is more complicated and requires a court order?
..2) What is the difference between a caveat and a memorandum of lease.
3) Is it possible for the testator’s executor to remove the lease memorandum, instead of requiring the lessee to remove it?
4) the lease rent is paid off 60% upon singing lease agreement, the remaining 40% is paid off the following year. So how to declare to lembaga hasil about the lease rent ?
