I checked recent listings, and 3-bedroom units around 1,200–1,350 sq ft are selling between about RM390k to RM450k—that works out to roughly RM300–375 per square foot. The median transacted value is around RM328 psf, so the prices I’m seeing seem pretty much in line with the market, especially for a freehold condo in a well-connected area like this.

Facilities hit the mark—practical and useful.
This place comes surprisingly well-equipped for its size—there’s a gym, a decent swimming pool with a wading section, a jacuzzi, even a tennis court, BBQ pits, a mini-mart on site, and 24‑hour security. For daily life, you get everything you need without having to go elsewhere.

Low-rise, green, and refreshingly calm.
I’ve been living here for a while now, and I still appreciate the peace—it’s a single 6-storey block tucked into a leafy corner of Taman Melawati. Not too crowded, and you don’t feel stuck in a high-rise bubble. Melawati Mall, Wangsa Walk, Tesco Ampang—they’re all just a few minutes away. Getting to town isn't a headache thanks to MRR2, AKLEH, and a handful of other highways nearby.
