As an investor I looked into Gaya Resort Homes because it’s freehold and in a growing township (Bukit Rimau/Kota Kemuning). The sale price range (RM 360k-RM 530k) and size range (~751-896 sq ft) gave good entry points. Rental rates are decent (~RM 1.7k-RM 2.3k for 2-3 bed units in recent listings) so yield is acceptable. However, the block is still maturing, the neighbourhood is large-scale and competition is increasing. I’d advise picking a higher floor, good view, quiet orientation, and budget for minor refurbishment. If you hold 5-8 years or more, I believe this can perform nicely; for short-term flips risk is higher."

Great value for size & features
We bought a unit here because the PSF was reasonable (~RM 426-613 psf per listing) and built-up sizes start from ~751 sq ft. The space is generous compared to similar-priced apartments in Shah Alam. The resort-theme amenities add lifestyle appeal. That said: because it’s a large block (21 floors, 564 units) and some units were finished differently, we noticed condition and maintenance vary. Some floors/lifts are slower and some units face service roads which reduce view/privacy. We upgraded our balcony doors and added blinds — totally worth it for better comfort.

Resort-style living in Bukit Rimau
We moved into Gaya Resort Homes about two years ago. The freehold status and relatively recent build give us peace of mind, and the unit (≈ 896 sq ft, 3 beds) offers plenty of space for our family. The pool, sauna, landscaped gardens and jogging track make it feel like a mini-resort rather than a typical block. The location in Bukit Rimau is also good — near shops, schools and major highways. On the flip side: some mornings the access road is a bit sluggish and you’ll want a unit on the right side/floor to avoid overlooking other towers.
