  Investment-Friendly Location, But Condition &

  I’m an investor and bought a unit in Sri Kota because Brickfields has strong rental / transit demand. The PSF (~RM 332) is relatively attractive for central KL. But when I inspect properties around the block, condition varies a lot — some units have been fully renovated, others are still in tired shape. Also, parking is limited and the building lacks many new-build amenities. If you buy here, choose a well-renovated unit, high floor if possible, and be realistic about rental or resale appeal.

  Compact Freehold Unit in an Urban Hub

  We bought a 600 sq ft unit here (2-bed, 1 bath) under RM 200 k. Freehold status means I don’t worry about lease tail as much. The convenience is great — everything’s at your doorstep. On the downside, the unit size is modest, the interior finishes are dated, and because we’re close to busy roads, I’m often aware of traffic hum late at night. For budget-minded urban living, it works — just don’t expect luxury."

  Prime Brickfields Location — If You Can Toler

  I’ve been living in Sri Kota for about 18 months. The location is unbeatable — just a short walk to KL Sentral, eateries, public transport and the hustle of Brickfields. That said, the building is older and you’ll notice it: lifts are slower than modern towers, common areas have visible wear, and you’ll hear street noise because the site is right on Jalan Thamby Abdullah. For the price and location though, we accept the trade-offs.
