  Set up our small business here and it's working out well. The junction location means good car visibility and there's a Tesco nearby for staff convenience. USM is literally across the road which brings in a steady student and academic crowd. Rapid Penang buses are accessible. Building is older but well-kept. Prices are very reasonable compared to Georgetown commercial spaces. Practical choice for cost-conscious businesses.

  Renting a second-floor unit here for our consultancy. Visibility from Jalan Batu Uban is strong and the USM community nearby creates steady traffic. It's well-connected to Georgetown and the Bayan Lepas FTZ via the Jelutong Expressway. Units are compact but functional, good for professional offices or retail. Queensbay Mall is a short drive away. Management is basic but maintenance has been consistent.

  Best commercial address in Batu Uban – visibi

  Opened our office at Sunny Point about two years ago and it's been great. The location on Jalan Batu Uban gives tremendous frontage visibility, right at the junction opposite USM. Foot traffic is decent and clients find it easy to access. Rapid Penang buses stop right in front. Tesco and hawker centres are all walkable. Parking can be tight during peak hours but manageable. A practical, affordable option for businesses in Penang.
