Mutiara Gombak is a freehold mixed development project in Gombak, Selangor. Mutiara Gombak comprises semi-detached houses, 2-storey linked houses and apartments sitting on a 13.1 ha land. It is developed by Mutiara Goodyear Development. The development was completed in 2008 with a total of 321 units. Mutiara Gombak is built on a freehold land. It is strategically located at in between Kuala Lumpur and Selangor’s boundaries hence; it is surrounded by plenty of amenities as well as connectivity. The entire township is well-planned with good landscaping, lakes and recreational areas due to the huge area that it is built on. Typical units here have a massive built up of at least 1,900 sft upwards, which is hard to come by in today’s properties. It is near to numerous educational institutions hence it is attracting the academics. It is surrounded by numerous established and mature township as well as the LRT line. It is well-connected through major highways and roads namely neighbouring Setapak, Wangsa Maju and Taman Melati and can be accessible easily from Middle Ring Road 2 (MRR2), DUKE and NKVE. Public transportation such as taxis, buses and the LRT are easily available in the area. Phase 1 was developed on 10.5 ha consisting 181 units of 2-storey linked houses and 140 units of 2 & 3 storey semi-detached houses. Meanwhile, the remaining 2.6 ha land comprises 5-storey low cost apartments, shop houses, recreation park and lake. The entire project was completed in 2008. There are many different layouts to which buyers can choose from. The 2-storey linked houses have a land area of 22’x70’ and built ups ranging from 1,961 sft to 2,173 sft while the semi-detached houses have land areas of 35’x80’,40’x80’ and 40’x70’ and sizes ranging from 2,977 sft to 4,719 sft. The enclave is a gated and guarded community with access card access system. As Mutiara Gombak is surrounded by the verdant mountains and greenery, it is still very much sought after today as its pricing is still considered cheap especially with its size, compared to new projects nearby that has sprouted up. Average sale price for houses in Mutiara Gombak based on data from October 2018 to September 2019 is between RM 550,000 to RM 600,000 which is steal given its size and location while the average transacted price for the shop lots from the same period is between RM 350,000 to RM 400,000. Mutiara Gombak is surrounded by numerous residential projects nearby to Taman Cendana such as 162 Residency, 228 Selayang Condominium, Amansiara, AMARA Service Residences, Andari Townvilla, and Apartmen Seroja (Bandar Baru Selayang).
