Can a sales and purchase agreement have 2 names (husband and wife) , but on land title only one name (wife which is taking the loan). Thank you.

No. The registered owners on the title deed usually follows exactly the purchasers names on the Sale & Purchase Agreement.
If your wife is able to afford and qualify for a loan without your involvement then why not use her name alone in the Sale & Purchase Agreement and subsequently in the title deed?. Maklumat lanjut
