Hai, im planning buying a piece of land in pulau indah in cash but both party aggree not to engage lawyer. We will sign borang14A infront of DO in pejabat tanah klang. My qustion is, it is secure for me to i pay full amount right after singing borang14A without to wait until i received "geran* with my name on it.?

If you are not familiar with the risks involved then it is not safe. Borang 14A may also be rejected within 14 days after submission to the Land Office for unknown reasons beyond the control of the seller and buyer and usually the lawyers would have drafted an undertaking by the Seller to refund the money in full in the SPA in the event of such an occurence.
