Hi, I have viewing a property in Cheras area. the problems is the property is a bumilot, can i still can proceed the transfer of ownership from bumi to a chinese name if it is a leasehold title?

Under normal regulations, NO. I have heard of a few cases which were stuck because owners and agents claim it can be done. You will be at the mercy of the Land Office. I advise you to look for a non bumi lot.
