Hi i would like to ask. i am the owner . signed the SNP with my buyer for loan process. if her loan still ongoing for approval. Can i accept another buyer who buy cash. Can i cancel the SNP with the first buyer

You already sign SPA, mean already collected 10% of the payment from your purchaser. Usually if the loan no yet approved, you shouldn't sign the SPA, because in case loan fail, it's trouble for both party to cancel the SPA and wasted legal fees.
At this moment, if you cancel the deal, above is the trouble and lost for you.
FYI, case buyer or loan buyer, it's not much different. just around 2-3weeks times different only.
