Hi, recently in my condo group chat actively prompting about Strata title transfer and MOT topics, and i understand that its about time to do so. But with the costly fees, i do not think that everyone can bear, is there a MUST to apply for the MOT? and if not, is there any penalty? Thanks.

Hi, about MOT, everyone must do, it's only the matter of time. But suggest if ready to transfer the title now, better do it quickly. Because if you do not proceed, one day in future if developer declare close down the office, thus still under master title will need to obtain the consent letter from Liquidator, that is extra amount of 2% base on the property value. You will regret not doing right now. The worst is no developer, no liquidator, your property can't sell or transfer to anyone.
