Flood risk can significantly affect both property demand and pricing.
Demand: Buyers and tenants tend to avoid areas that flood often, because of the risk of damage, disruption, and safety concerns. Lower demand means properties can take longer to sell or rent.
Pricing: Flood-prone properties usually sell at a discount. Repair costs, higher insurance premiums (or difficulty getting coverage at all), and trouble securing mortgage financing all push values down. Properties in low-risk areas, or those with good drainage and flood protection, often hold their value better.
But it also means that, if a buyer is familiar with the area and still have interest into buying the property. The chances is the buyer is a highly motivated buyer despite knowing it is a flooded area. Their motivation to buy the house is larger then the flood itself.
