Hi，my suggestion is no matter rent a room or rent the whole unit of the property, as a tenant, request the proper procedure, which mean, via real estate agency, have booking form, and earnest deposit paid to the agency, and make sure have tenancy agreement to sign. ( Tenant need to pay the Tenancy Agreement fees & stamp duty). Above is to protect tenant in case the person asking for down payment is a fake agent or landlord.
