It's just the owner (seller) appointing a different stakeholder. A law firm instead of a real estate agency. The potential problems are the same in the sense that the earnest deposit (booking fee) will be forfeited if the buyer defaults in not proceeding with signing the SPA after agreeing to buy under either stakeholders.
