We rented in Saujana Heights for two years. What we liked: the 24-hour security, covered parking, and the basic amenities like a playground and access via Jalan Teluk Kumbar and Bayan Lepas. But keep in mind: rental rates are modest (some listings show RM 550/month for basic units) and you won’t get luxury finishes. Also, it’s further out from Georgetown and major hubs, which means more commute if you work downtown. For what we paid it worked well — but it’s not high-end."

I picked this apartment for investment because listings show PSF around RM 343-424 in recent months for the project. The location in Teluk Kumbar is quieter than central Penang, and there are schools/amenities within reach. However, since the block is high-density (~596 units) and older, common areas such as lifts, corridors and parking can feel a bit worn. I made sure to choose a higher floor, good view unit.

Budget-Friendly Freehold Entry
We moved into Saujana Heights about 4 years ago. The fact that it’s freehold and in Penang’s Teluk Kumbar area made it a good entry for our budget. Our 3-bed ~700 sq ft unit works fine for us and being near the Bayan Lepas / airport corridor is convenient. On the flip side: the building is dated (completed in 1998) and you’ll notice wear in some units and common areas — so some minor maintenance is part of life here.
