We were told by agent that corner is 1000 sqft. and we check the sqft price and satisfied. so we pay 1% deposit. After that we found that the title stated only 69 sqM. We re-calcurate based on 740 sqft again and found that the real price was much higher than before. And with this price we can get much better option in other more strategic area with much better facilities and better rental and better environment. We decided to go for others and the deposit was not refund. We told a lawsuit against the agent for mislead us into making wrong decision.
For University Place, the correct floor area is 69 sqM (740 sq ft) for both corner and intermediate. This is under main parcel. The different between the corner and intermediate is the accessories parcel. Corner unit has a slightly bigger area.
For house valuation, only main parcel is considered. e.g. 590K (corner)/740=RM780/ft. The reason why the accessories not included because it is not form part of the real living space like bedroom, living, toilet,kitchen, dining and are definitely of lower value per sqft. You can add in a minor sum for the accessories parcel later. Most agent would advertised 1000 sqft for corner and 900 sqft for intermediate. In actual fact, University place's price should make reference to condo nearby like Jade View which is also 700 - 740 sqft.
