Nestled next to a green lung yet affording an exciting lifestyle due its location in one of the fast-changing spots in Petaling Jaya. Armanee Terrace II comprises 3 wings, namely Wing A, B and C. Each wing has three elevators. There are a total of 518 duplex units available and 2 penthouses.

The duplex (double storey) units at Armanee Terrace II are filled with ample sunlight as floor-to-ceiling windows allow for plenty of sunlight to stream into the interior spaces, as well as to soak in the sweeping vistas of neighbouring forests or the cityscape.

What make these duplex units stand out is not only because they come in 2-storeys each, or even the double-height ceiling, or even the floor-to-ceiling windows. Unlike any standard condominium unit out there, which commonly features either an L-shaped balcony or spacious balcony, this duplex tops it all off with an extra lawn that counts! This al-fresco lawn can serve various purposes.

You can dine in the open-air, do it a little bit of therapeutic gardening, or just soak in the outdoors in the privacy of your very own duplex. Grills have been substituted with railings. Extended beyond this railing is more “walkable space” (and another set of railings for good measure). This additional “walkable space” may be reserved for a select number of units or all of the units. Units are also equipped with stairs that connects the lower and upper levels.

Type

The Type B1a + B1b unit indicates how much emphasis was placed on enjoying the views from the outdoors, or from the living and dining rooms, as these three areas take up the most space in the semi-corner unit. This unit comes with 4 + 1 rooms and 4 bathrooms. Four rooms are located on the upper floor while the fifth one is located on the lower floor. The dry kitchen faces the dining area while the wet kitchen is behind the dry kitchen.

In terms of facilities, there are swimming pools, Jacuzzis, barbecue areas, children’s playground and 2 clubhouses at both Armanee Terrace II and Armanee Terrace.  The gymnasiums, and the tennis courts are located on the grounds of Armanee Terrace.

In addition to the semi-corner unit and corner unit, there is also the intermediate unit, which comes with a built up of 2,652 square feet, and the penthouse measuring a whopping 9,800 square feet! If you examine closely the specifications list, there are more or less 7 types of units housed inside the building. Location

Damansara Perdana is flanked by two major highways, namely the Damansara-Puchong Highway (LDP), and the New Klang Valley Expressway (NKVE). Located on the other side of the New Klang Valley Expressway (NKVE) is the township of Kota Damansara.

The LDP is connected to the SPRINT Highway heading towards Kuala Lumpur, the NKVE leading to Kota Damansara, and the Kuala Lumpur Middle Ring Road 2 (MRR2) that links to places Sungai Buloh and Kepong. Damansara Perdana is connected to the LDP via Jalan PJU 8/1, the only main access road that cuts through the entire Damansara Perdana beginning from Metropolitan Square (home to Citibank and Scotiabank), right until you reach the Rafflesia development. The LDP, in turn, is also connected to Penchala-Kerinchi Link that leads to Mont’ Kiara, Sri Hartamas and Kuala Lumpur.

These highway connectivity make Damansara Perdana accessible to and from nearby residential neighbourhoods Bandar Sri Damansara, Desa ParkCity, Kota Damansara, Bandar Utama, and Taman Tun Dr. Ismail.

The dual-lane, two-way Jalan PJU 8/1 is also connected to Mutiara Damansara, which is home to IPC Shopping Centre and anchor tenant IKEA, a standalone Tesco Extra Hypermarket, The CURVE and eCurve. The Curve is connected by an air-conditioned pedestrian walkway to Kidzania, an indoor playground of make-believe role-playing for children. The Curve is also linked to The Royale Bintang hotel while eCurve is connected with The Royale Chulan Damansara hotel.

For those who’d prefer to stay away from shopping malls, there is also Metropolitan Square, which is a part-retail, part-office, and mainly-residential high-rise development. The lower levels of Metropolitan Square make great dining and hangout places as this is where bars, cafes, convenience shops and mamak eateries are in abundance. This need for space to accommodate trendy hangout eateries and dining hotspots have spread to Empire Damansara (Jalan PJU 8/8), another mostly-residential development located just one street away from Metropolitan Square. This is where Qliq Damansara Hotel and Damansara Performing Arts Centre are located. Located opposite Damansara Performing Arts Centre is the PJ Trade Centre, in which the Petaling Jaya Branch of Inland Revenue Board of Malaysia is located.

Summary

There you have it – a double-storey condominium unit that offers a garden with a view. Noting that Armanee Terrace II is located in the more less-commercialised part of Damansara Perdana that is still close to shopping malls, supermarkets, eateries, coffee shops, and banks of this growing and fast-expanding township, there is only one important question to ask yourself, is this what I want and if the price is right?

The plus factor that Damansara Perdana has, as oppose to places like Bandar Sri Damansara and Desa ParkCity, is that you don’t have to go through the toll (which is usually congested during the peak hours in your daily commute to work), for shopping or on  business should you choose to shop at popular-crowded shopping malls such as 1Utama Shopping Centre, IKEA, IPC Shopping Mall or The Curve.
