The unit types feature four layouts namely Type A1 (the largest units with floor areas of 1496 sq ft to 1884 sq ft), A2 (1281 sq ft to 1722 sq ft), B (the second largest at 1410 sq ft to 1421 sq ft) and C (the smallest units at 1130 sq ft to 1152 sq ft).

They range in sizes, even within unit types, allows for individual creativity.

Denai Sutera is low density. There are only eight units on each floor, with four of the units being mirrors of Type A1, A2, B and C. Essentially, it’ll be like living in a Semi-D in the sky.

Cleverly, the developer has considered the importance of spaciousness and flow, utilizing an open floor plan for each unit.  This means there are no walls to negotiate. Walking from kitchen to dining to the living area is therefore seamless.

As mentioned, Denai Sutera is high end and that is reflected in the finishings, flooring as well as sanitary and plumbing fittings. The flooring made of porcelain tiles convey a luxurious feel on the feet as well as class to the apartment.

The main doors are made of timber and are made extra wide to suit the extra wide entrance and foyers. Fung Shui-wise, this works to convey an extra magnanimous welcome to all who come home. Not only that, this also means you can install large enough shoe cabinets that can store away the whole family’s footwear.

None of the units come furnished, however. All units are sold bare, except for the kitchen sink, wash basins, shower rose, toilet roll holders and WC fittings. It is up to the individual to design his or her unit accordingly.

From what can be gauged from the show units, Type C, the smallest unit from 1,141sq ft ─ to 1,152 sq ft is probably best suited for a couple or even for a small family as it is really compact despite the open floor plan. The rooms, including the master bedroom, are a little tight when fitted with a queen-sized bed and built-ins.

The smallest bedroom only has space for a large one-person incline sofa and some side tables.

“If you remove the built-in book shelves and drawers,” said the showroom personnel, “you will be able to fit a bed in.”

Perhaps. The room is probably better off used as a study. The other bedroom can only hold a single bed, and if there are two children, then you will need a double-decker bed.

There are only two bathrooms for Type C and showering will wet the entire bathroom as shower stalls are not provided for. Perhaps you will have to fix in these if space permits.

If buying to rent, it will suit young working adults. At RM531psf, it may be beyond the affordability of students unless the unit gets divided into smaller rooms for further sharing of rental and living space.

The second unit viewed was 1,400 sq ft featuring the floorplan of Type A1. Upon entering, the size made an immediate impact. At 300 sq ft more, the difference was apparent. You let out an air of relief and say…Aaah!

Of course, the décor used in the show unit helped augment the feeling of spaciousness and style but still, it does make you admit: Size Matters.

Larger families looking for elbow room would do better to choose Types A1 A2 and B with 1,884 sq ft being the largest size available. These units really offer maneuverability and breathing space for growth.

The master bedroom occupies almost one half of the length of unit and has space to fit in wall-to-wall wardrobes, a set of drawers, a dressing table with lots of leg room remaining. One side of the wall is the afore-mentioned balcony and the bathroom is large enough to accommodate a glass-panelled shower stall. Of course, these are just ID ideas as none of the built-ins are included in the apartment.

The other two bedrooms are adequately-sized too, with room to fit in a bed, study tables and childrens’ items. The kitchen is also quite huge, huge enough to hold a full blown cookout complete with guests to enjoy the feast afterwards!

“Look, the maid’s room!” said the showroom personnel. He was eager to point out how the size of even the utility room could be converted into a bedroom for a live-in maid.

“She gets her own bathroom too,” he said, pointing to the bath next to it.

And this unit is just 300 sq ft larger than the first.  Imagine the space of the even larger units at 1,600 to 1,800 sq ft.

Speaking of space, for one’s own mental well-being and happiness, it is very important to consider the room required for one’s own need for personal space and privacy. It makes for less getting into each other’s hair at the end of the day, even among family members. And purchasing a home to live in for the long term  ̶. it is a consideration that is not to be knocked. To this end, the extended length and breadth of these apartments and even the balconies and windows play a part in lending spatial scope to personal space.

The LRT track does pass Denai Sutera at the side which faces Bukit Jalil Highway but as can be seen from the pictures, the tracks are quite far from the windows of the apartment. So don’t worry. There won’t be an audience peering in at your window when you’re dressing at any time of the day or night. Nor will your view be blocked.

If there is noise from the hurtling trains, it should be minimal, and hardly audible at the higher floors. This is mainly because Denai Sutera is oriented in such a way that it is the carpark and the recreation floor that will be closest to the LRT tracks. Your privacy and peace are quite assured.

Other than that, the LRT station shouldn’t really cause a problem but be an added convenience to Alam Sutera residents.

If your soul yearns to commune with nature yet desires to be on the beat with a throbbing metropolis, Bukit Jalil would probably be where you should set your sights, particularly if you’re also thinking of investing in property with strong indications of double-digit returns. Why? Because while it still strives to retain its verdant personality, growth in Bukit Jalil has gone completely insane.

You could be shocked if you haven’t been observing. Standing at the Bukit Jalil Highway, whether you look left or right, in front or behind, or even up and around where LRT tracks, scaffolding and cranes jostle for space in the skyline, you will not help but notice that the landscape is shifting, morphing into a behemoth of progress scarcely recognisable by eyes more accustomed to a time when the area sashayed to a languid beat.

That wasn’t too long ago actually, because building frenzy really only shifted into gear in the last year or two. Or maybe it had been going on for a long time, only you didn’t notice until LRT stations and mega projects designed to grab your attention started jutting into your path.

But “getting up to speed” is not necessarily a bad thing when it comes to development because…think: Investment haven? Gold mine? Not to mention, a real chance at getting the best of both worlds should you choose to live here and raise a family.

For one, you get to reap the tranquility, security and infrastructural convenience of surrounding matured neighbourhoods while you revel in the adrenalin rush of an emergent highway.

Denai Sutera (or Silken Trail in English), is the high-end (but surprisingly not highpriced) high-rise in the thick of all this. The 25-storey residential property developed by the I&P Group overlooks the highway and is tucked in the corner of their Alam Sutera township in Bukit Jalil.

While it seems far removed from it all, a brand new LRT station a few steps from Denai Sutera will bring it all to you. LRT stations connect and spur growth, population and otherwise, and it is no different for the new 71-acre residential enclave Alam Sutera where Denai Sutera is situated. The new station is called Alam Sutera Station. Already a destination and a network has been established for the neighbourhood.

So, you be the judge of whether you think investing here would be a good thing or not, but first, let’s get to know a little bit more about Bukit Jalil.

Where It Is All Happening

A long time ago this area wasn’t swanky at all. Some used to complain it was “so far away”. Then again, they said the same thing about Bangsar.

Up until 1992, when a portion of this 1,800-acre parcel situated 20km south of Kuala Lumpur was developed into the National Sports Complex for the 1998 Commonwealth Games, Bukit Jalil was actually known as Ladang Bukit Jalil or Bukit Jalil Estate.

That’s right. Bukit Jalil was once a plantation, a rubber plantation to be precise, that housed a thriving community of Malaya’s earliest Indian settlers.  In its heyday in the 1940s, the plantation was owned by Kinrara Estate Group Sdn Bhd which also developed another rubber plantation called the Kinrara Estate next to their existing Bukit Jalil Estate.

Time marched on, rubber was phased out and in 1980, the government took back the land for development, utilising part of it for the Bukit Jalil Stadium. The rest, as they say, was Kismet.

History was made but up until this day, the stadium remains a landmark that anchors identity to what was essentially a forgotten rubber estate.

Mention Bukit Jalil the area and you would see the association.

While it continues to remain the arena of choice for many glittering events ─ sporting and otherwise, there is also an LRT station there that adds to its iconic stature. The LRT station (called Bukit Jalil Station of course) is one of the four in the area for the Ampang LRT extension line, shuttling the throngs of students and working adults living, working and studying in and around Bukit Jalil.

Bukit Jalil’s exact location can be defined as the parcel of land bounded by the Bukit Jalil Stadium on the east, the Shah Alam Expressway or Kesas in the north with city boundaries to the west and the Puchong-Sungai Besi Highway, Federal Route (now called Bukit Jalil Highway) in the south. It is this strategic location that makes it a hotspot for developments.

All Roads Lead to Bukit Jalil

Bukit Jalil, as well as adjoining Kinrara, owe their growth in no small part to the Bukit Jalil Highway, as this is the artery road that connects everywhere to everywhere else leading into and out of the Klang Valley.

The irony of the Bukit Jalil Highway is that it is only four lanes wide, with two on either side for coming and going and is only 9km long. Yet it is the scene of so much development because it is linked to at least six other expressways, either directly or through interchanges.

On the east end, it is connected to the Sungai Besi Expressway near the Selangor Turf Club as well as the KL-Seremban Highway, and on the west end, it is joined to the Damansara-Puchong (LDP) Highway near Puchong Jaya.

On the west through a link is also the 34.5km Kesas or Shah Alam Expressway, a part of the Kuala Lumpur Middle Ring Road II (MRR2) scheme. The expressway spans KL, Cheras, PJ, Subang, Shah Alam and Klang with an interchange to Sri Petaling a suburb located next to the Bukit Jalil Stadium.

Northwards from Bukit Jalil, the Maju or Mex Expressway connects the area to Putrajaya, Cyberjaya, and KLIA in the North. Maju was built to be the backbone of the Multimedia Super Corridor (MSC) and is connected to Bukit Jalil and Seri Kembangan, Serdang through long, straight roads.

Serdang to the south of Bukit Jalil is where Skip, or the Serdang-Kinrara-Putrajaya Expressway (still under construction) will feature two sections — the Kinrara-Putrajaya Section and the Serdang Section. When completed, it will provide the “missing links” to other planned and existing expressways within Greater Kuala Lumpur. Skip will also integrate with Kidex at Kinrara so that the Skip-Kidex expressway will connect all routes to the North and Northeastern as well as Southeastern sectors in Malaysia. The interchange to Skip from Bukit Jalil will be through Kinrara.

Rail Connections

Heightening the connections are the Star LRT Ampang line extensions which will see two brand new stations opening up over the western end of the Bukit Jalil Highway itself.

After the Bukit Jalil Station, the trains will travel to Awan Besar (at Bukit Jalil City) followed by Muhibbah, also within Bukit Jalil City, to Alam Sutera Station, to Kinrara 5 at Giant and on to Puchong IOI Mall

These two new stations ─ one at Alam Sutera and the second at Giant Hypermart in Bandar Kinrara 5 will complement the new Awan Besar Station also in Bukit Jalil/Bukit OUG and the Kg Muhibbah Station in Puchong.

This new 18.1km Ampang line extension featuring a string of shopping malls in its path ─ in Bukit Jalil alone: Paradigm Mall in Bukit Jalil/OUG, Pavilion 2 in Bukit Jalil City, and Giant Hypermart in Bandar Kinrara, ─ will complement the 17km Kelana Jaya extension line plying Subang to Putra Heights, making one big round around the Klang Valley.

The Flipside of Connectivity

The problem with being the central access hub where everybody needs to get into and out of, is the jam that invariably occurs at rush hour.  At Bukit Jalil, where everyone from the neighbourhoods of Puncak Jalil, Taman Ekuin, Bukit Jalil, Kinrara and Alam Sutera converges, the congestion that results everyday can be horrendous.

The on-going construction does exacerbate the situation as excavators, bulldozers and road barricades cordoning workmen and their heavy machines further eat into the narrowed roads.

“From four lanes to one!” an irate resident was overheard grumbling about the concrete barricades forcing traffic into one rubble-strewn lane.

“It’s temporary, just bear with it,” said another, resigned to the inconvenience.

“But jam is good!” exclaimed an investor.

Apparently some people think traffic congestions are the layman indication of how much an area will boom.

“Jam is good for the investor,” he gleefully clarified later, “not good for the resident.”

And therein lies the good news for Denai Sutera buyers. You are not yet a resident, therefore you escape the jam. By the time the apartment is ready in 2017, rush hour should be over. Then again, rush hour traffic jams can be said for all major roads everywhere, whether or not they are on Bukit Jalil. It’s a sign of the times as they say.

A City Rises From the Confluence

Astute developers have seen the implications of Bukit Jalil’s connectivity and that is why it has today become an address, the address in fact, where everybody wants to build.

The current construction frenzy along Bukit Jalil Highway is centered around the much-touted 50-acre Malton Berhad mammoth called Bukit Jalil City – the largest, integrated development of offices, residences, resort and shopping components (incorporating Pavilion 2) ever to be built in the Southern Corridor of the Klang Valley. This is not including the additional 10 acres of Ho Hup’s Aurora SoVos and SoHos coming up just next to it.

This piling is immediately opposite The Earth@Bukit Jalil, a freshly-completed 9.5 acre stretch of red and navy blue shop offices and Semi-D structures situated next to Persiaran Puncak Jalil where Sirim sits.

Further down, just a couple of metres from the Alam Sutera LRT Station, the retro-designed, orange and white, mixed development stretching 5.6 acres called The Zest@Kinrara 9 hunkers at the side of the highway too.

Existing Landmarks

Alongside these new, emerging landmarks are the existing ones, like the International Medical University (IMU), Technology Park Malaysia (TPM) College, the Asia Pacific University-College of Technology and Innovation (APU) and The Financial Training & Management Services (FTMS) Global College. This count is just on tertiary education, not the Sports schools and other private or public institutions for younger children.

It explains why Bukit Jalil attracts a good number of buy-to-let investors who want to rent to students. There are always takers and the new LRT lines and lifestyle integrated developments will surely boost its attractiveness as a great place to live, study and stay after that.

Amenities Galore in Matured Neighbourhoods

Just a little further down the highway is the Bukit Jalil Recreational Park, an 80-acre stretch of landscaped greenery for jogging, hiking and back-to-nature activities.  Next to it is the 18-hole Bukit Jalil Golf and Country Resort and on the opposite side of their entrances is the Calvary Convention Centre which is also seeing a slew of developments on its side of the road at Jalan Jalil Perkasa 1 but that’s another story.

The Alam Sutera township is closer to the West end of the Bukit Jalil highway and leads in through an interior road to residential Kinrara, especially BK6 and BK9 where all the amenities of the matured neighbourhoods are already in place. There are no traffic jams there.

Smaller shops such as 99 Speedmart, Mydin, 7Eleven, KKMart, grocery shops and eateries, petrol stations, mechanics, hardware shops and so on are all available.

Shopping, Dining, National Schools, Banking and Medical

On the highway front, about 1km away from the Alam Sutra LRT Station is the next LRT Station located in front of Giant Hypermart on BK5. The next Station leads to IOI Mall Puchong where if you took a walk across the road, you would find IOI Boulevard (read: more shopping and dining) and nine banks located in a square starting from Jalan Kenari 1 to Jalan Kenari 7. You may also drive to both malls as they are less than 3km away.

The hospitals located nearby Alam Sutera include Hospital Kem Kinrara in BK1 (4.5km away), the Puchong Medical Specialist (4.3km away), the Subang Medical Centre (6.9km away) and the Columbia Asia Hospital (8.2km) away.

Kinrara Golf Club and the resort are located at Jalan Kinrara 6, Bandar Kinrara, just 3.3km on wide, empty roads from Alam Sutera whereas the Bukit Jalil Golf Course is 3.6km away and is accessible via the busy highway. Jalan Kinrara 6 is the road traversing in front of the main entrance to Giant Hypermart.

The closest similar projects that one can compare prices with would be with the developer’s own current project 8 Kinrara Serviced Apartments located at Giant Hypermart 3.6km away and with The Zest@ Kinrara9 (developer: Trinity Group of Companies) also 3.6km away.

Just a little bit more about the developer I&P Group Sdn Berhad and their history in relation to Denai Sutera and the above-mentioned 8 Kinrara.

In comparison, Denai Sutera may look like the most expensive of the three but look again. What it offers is a notch above the rest, a touch of class so to speak, not to mention peace and quiet away from the hustle and bustle but yet, has public transport and city convenience at its doorstep. There are no shopoffices within the apartment to bring crowds and cars into this fully residential reserve to jostle with residents.

Is Denai Sutera the silk road it was made to be on Bukit Jalil? All things considering – affordability, exclusivity, connectivity, convenience and privacy….if you know what you’re looking for, then the answer is obvious.
