Ehsan Residence: A review.

A 5.4 acres worth of freehold land is where Ehsan Residence will be built in Bandar Baru Salak Tinggi, Sepang by Ehsan Plant & Property Sdn Bhd, one of the many new developers in the country.

Venturing into property development in 2008, this developer though fairly new is actually backed up by one of the big players in the property auction field, Ehsan Auctioneers Sdn Bhd that has been around since 1993.

So don’t expect their portfolio to be extensive just yet, let alone awards and recognitions. Ehsan Plant & Property has completed small projects like modifying a shop office unit into a 5-storey budget hotel simply called Ehsan Budget Hotel, demolishing a surau to be rebuilt as a Madrasah (a college for Islamic institution), and the development of a medium-cost apartment by the name of Apartment Dimensi.

Of their ongoing projects include the development of Taman Pinggiran Markisa in Nilai, Taman Salam Nadiah in Tampin, and of course this one, Ehsan Residences in Sepang.

This project offers 320 in total of condominium units whereby 288 of them are standard units, and 32 are penthouse units, with sizes ranging from 1,070 sq ft to 2,073 sq ft, and prices ranging from RM378,000 to RM965,000.

And like their two ongoing projects mentioned, Ehsan Residence will be their first foray into developing medium to high-end properties. December 2017 will be the expected date of completion for this property. Being far from KL, how worthy is then this project either for own-stay or investment?

Ehsan Residence: An overview.

Ehsan Residence is a medium to high-end high-rise development that consists of a single block towering at 12 storeys tall. A total of 320 units are being offered for this project and being built on a 5.4 acres worth of freehold land, this is then considered a low density property. There will be two lift lobbies with one stretcher lift on each side serving the building – a systematic segregation indeed.

There are four layout designs offered namely Type A at 1,070 sq ft, Type B at 1,090 sq ft, Type GT at 1,135 sq ft, and the biggest Type P at 2,073 sq ft which is a penthouse offering.

Type A spots 3+1 rooms where the additional room that’s slightly smaller than room two and three is meant to be turned into a study room or the maid’s room. There’s also no balcony provided for this type.

Type B has similar design and specs of Type A with the addition of a balcony, coming in at 1,090 sq ft. The balcony, however, is not positioned in the living room area as per the norm of high-rise property but is offered attached to the Master Bedroom instead.

There’s even a small store room at the entrance. Check out that extra space in the Master Bedroom dubbed ‘Seating Area’.

Price for all types offered in Ehsan Residence starts from the affordable tag of RM378,000 (for a Klang Valley property that is) to a whopping RM965,000.

The facilities provided though pretty standard, are extensive nonetheless. There’s the different types of pools (swimming, wading, and children’s) plus a pool terrace, a gym for one to workout on that dream bod, a multipurpose hall for a Raya, CNY, or a Deepavali feast, a children’s playground, and even a kindergarten for the convenience of the parents. Good thing too that on the facilities floor, WiFi access will be provided for the residents, for a smoother ‘Pokemon Go’ experience around the landscaped garden areas.

The freebies provided is another reason to celebrate. This includes kitchen cabinet, cooking hood and hob, and two-car park bays for future owners of an Ehsan Residence unit. Not bad right?

Yeah, that’s AirAsia’s tagline, we know.

Bandar Baru Salak Tinggi is a township located in Sepang, the district more famously known as the ‘Airport City’. Why is that? Because it houses the Kuala Lumpur International Airport (KLIA) and other air-transportation hubs like LCCT and KLIA2, that’s why.

Being a mixed-development township, Bandar Baru Salak Tinggi consists of residential properties, industrial factories, and commercial areas. Lebuhraya KLIA Extension, ELITE highway, and Lebuhraya Utara Selatan are the surrounding highways for the convenience of people living here plus since it neighbours Nilai, a well-established town part of Seremban district, one can then even expect tons of educational institutions within close proximities.

Another honourable mention of Sepang would of course be the Sepang International Circuit, a motorsport race track measuring at 5.543 kilometres long, besides where Malaysia’s very-own ‘Silicon Valley’ aspired city by the name of Cyberjaya is located (around 20 kilometres away from Bandar Baru Salak Tinggi).

The township of Bandar Baru Salak Tinggi though far from KL city centre (more than 50 kilometres away), is just a short drive to KLIA, at around 15 minutes. Here is where KLIA Express, an express train service that goes all the way to KL Sentral is placed.

For a modern-day lifestyle which means hanging out at a shopping mall for a shop-till-you-drop experience or catching up on the latest movies release, the nearest to Bandar Baru Salak Tinngi township would be the Alamanda shopping centre in Putrajaya, but even that is located around 25 kilometres away. A soon to be opened AEON Nilai in 2018 however is about 5 kilometres away from Ehsan Residence which is indeed a pretty good news.

Also, for a moment of relaxation away from the hustle and bustle of urban dailies, Bagan Lalang being one of the more famous coastal beaches in Klang Valley for camping grounds and picnic spots is also part of Sepang’s district, round 30 kilometres away from Bandar Baru Salak Tinggi.

Ehsan Residence is located at the border of Bandar Baru Salak Tinggi and Nilai. Being at the center of both the conveniences of educational institutions in Nilai and the aviation industry of KLIA, it’s quite a prime location for both own-stay for college lecturers and pilots, and for investment purpose like rental gains for the students and flight attendants, don’t you think?

Some of the educational institutions in Nilai include INTI International University, Nilai University, and the Manipal International University so despite the many availabilities of low-cost apartments and landed houses in both Nilai and Bandar Baru Salak Tinggi, Ehsan Residence being an offering of a medium to high-end lifestyle property may just make it in this part of Sepang, since more and more people nowadays prefer to live in high-rises with adequate securities.

Bear in mind that aviation field consists of more than just pilots and hot FAs. There’s the engineers and technicians and office personnel to consider working in KLIA too, that may find commuting from their workplace to KL city a hassle and would prefer to rent somewhere nearby.

Analysis

Ehsan Residence: An assessment.

Round one kilometre away from Ehsan Residence project site is a mixed-development by Golden Plateau Sdn Bhd, a new developer just like Ehsan Plant & Property, called Starz Valley. Seems like the new players in the property industry consider Bandar Baru Salak Tinggi and Nilai worthy areas for their maiden project, so let’s compare these two properties to see how these parts of greater Klang Valley fare as a whole.

Starz Valley was already completed in 2014, and comes with studio units offering up to duplex penthouses. Surprisingly, the studio units can fetch a rental price of around RM800 per month though the competition is quite high since there are more than one thousand serviced apartment units there. Ehsan Residence would be the better option for own-stay for families who prefer peace and quiet, and for students of the many universities in Nilai too who’d prefer the same so that they can concentrate more on their studies, eh?

Summary

Ehsan Residence: The verdict.

Some would say that high-rise properties won’t fly (pun intended for the ‘Location’ section) for places other than KL or PJ where they are in abundance, but then again, some would argue that a lifestyle property with better security is the way to go no matter the location, especially when most landed homes are not properly gated and guarded nowadays.

Bandar Baru Salak Tinggi has many to offer location-wise, like being near the educational hub of Nilai, and the aviation industry of KLIA, a ‘diamond in the rough’ so to speak.

Ehsan Residence may just make it or break it for Ehsan Plant & Property. It’s a decent offering no doubt, but the developer might want to invest more on making that believable. For example in this digital age, an investment for a better website (case in point: Starz Valley’s website in the ‘Analysis’ section) is necessary to gain a buyer’s trust, so it’s best to at least start on that.
