The Developer
Forebase Property Sdn Bhd consists of Frankie Wong as CEO and Founder and Freya Tseng as Director. Both individuals are real estate experts who are based in Hong Kong. After half a decade of heavy investment in Kuala Lumpur’s property market, Wong along with his partners decided to embark on a property development themselves. Hemmon House will be Forebase Property Sdn Bhd’s maiden residential project in Malaysia.
Project Details
Another development in the city centre by another foreign developer. Hemmon House solidifies that Kuala Lumpur is where many Asian investors favourite business destination. Despite the scarce of land, developments are still making their way into the area, taking over older developments while giving much needed face lift and makeover.
Hemmons House, which had its groundbreaking ceremony in December 2016 is still under wraps when it comes to detailed information on the project.
The total construction cost is approximately RM70 mio. The development would package itself as a low density residential project with only 90 Dual Key units despite the height and might of the building.
This is a common architectural trend that has been taking place in Hong Kong for decades as high-end residential towers are high and lean, with minimal units to ensure low volume while providing great deal of privacy. With Hong Kong based investors and developers bringing in the monetary support, do expect a spillover of such designs and influences.
The theory of using minimal land by maximising the height can be seen clearly among the latest in high-rise residential developments around Kuala Lumpur. With 40 storeys high and just under 100 units, Hemmon is nothing short of a mind blowing project that comes as a sleek and sophisticated marvel.

The facilities are of course, spectacular. For those who have concerns when it comes to parking space, Hemmon House will be providing top notch parking facilities that include covered car park and electric car pod.
Meanwhile, residents will be able to indulge themselves among the thematic gardens for some relaxation, away from work stress. For those who might want to merge work and home, they could always opt to use the multi-function rooms and residential lounge with WIFI coverage for business meetings.
Location
Thriving Area for High-Rise Developments
Can’t help to think that Kuala Lumpur’s buzzing Golden Triangle is now left with scarce of land to build anything new. The rampant move of projects, be it be commercial or residential to areas beyond the city centre has indicated that land is indeed limited within the KL’s centre.
But little did we know that there are still hidden areas around the city that could provide space for high-rise developments to take place. Areas such as Jalan Kampung, Jalan Jati, Jalan Kamuning and Jalan Inai, are hidden away from the evanescent of Jalan Imbi yet they are still capable of providing land for modern marvels to make their marks here. Older bungalows or landed properties that used to dominate the area are now being replaced by construction works, in building bigger and higher properties.
Keeping pace with its glamorous neighbouring roads like Imbi and Bukit Bintang, Jalan Inai and its surroundings are now going through drastic makeovers. Most of the landed properties here have been taken down and being replaced by residential and commercial projects. There is even a MRT link located close by in bringing more conveniences to the future developments here.
Its Hidden Gems
There is little commercial attraction that can be found along Jalan Inai and its neighbouring roads. But it has a wealth of hidden little gems that are not your stereotypical malls or touristy places. It caters to locals and small businesses rather than gigantic commercial cooperation.
Jadi Batik Gallery, a traditional clothing boutique has been nestling here for decades. The area also provides eclectic chocolate offerings in the form of Chocolate Gallery and Beryl’s Chocolate Kingdom.
Meanwhile, food outlets here have been thriving for decades. Restaurants are abundance along Jalan Inai, Jalan Kamuning, Jalan Kampung and Jalan Delima. One would have a delectable time when it comes to feasting on the local cuisines.
Among them are:
- Noble Banquet Kuala Lumpur
- One Seafood Restaurant
- Oriental Noble House
- Al Andalus Restaurant
- Chuai Heng Banquet Hall
- Imbi Village
- Koryo Restaurant
- Levain Boulangerie Patisseries
- Food stalls and hawkers
Jalan Inai is accessible to the city’s major and important amenities that include:
- Prince Court Medical Center
- Beverly Wilshere Medical Center
- Indonesian Embassy
- Dewan Besar Tun Rahah
- Shopping’s Golden Triangle of Bukit Bintang-Imbi-Sungei Wang
Howdy TRX!
Capitalising on the rise of Malaysia’s next financial district, Tun Razak Exchange (TRX), Jalan Inai will provide residential options for those who will be working or relocating there. The mammoth development is merely a stone’s throw away via Jalan Utara as well as Jalan Inai will be part of the MRT station of the TRX Interchange. An essence as such can elevate the property’s value of those around Jalan Inai, Jalan Kampung and Jalan Kamuning. Hence, investing here sooner would eventually lead to buyers striking ‘gold’ in years to come.

Summary
Since land is scarce and elusive within the heart of this city, developers are taking yet another innovative approach in building higher towers to accommodate more units, maximising height for profit. Despite maximising the height on a small scaled of land at 0.25acres, Hemmon House promises low density status. Another tempting investment for many since it is located within minutes from TRX, the nation’s next financial district as well as minutes away from the MRT station. Facilities are grand and fit the modern day lifestyle, appealing to both local and foreign on-the-go folks with career on their minds to reside here.
