Project Details
“A pallete of splendours; A dazzling concoction of sights, sounds and experiences, designed to tantalize, to amplify, to innervate.” Those are the opening words greeting you on the Potpourri website. A trip to the show house concurs the authenticity of such statement. Spanning across a wide 7.04 acres of land in the heart of Ara Damansara, See Hoy Chan brings you what it calls a fashionable contemporary living experience.
One of its kind in Malaysia offering a 2-storey security centre alongside the gigantic modern archways of its main entrances, Potpourri delivers contemporary living at its best.
The project is made up of the Family Block and the Lifestyle Block. The Family Block consists of 15 storeys with a total of 165 units, with 6 main unit types ranging from 713 sf to 2,440 sf. The Lifestyle Block on the other hand consists of 13-15 storeys with a total of 578 units ranging from 525 sf to 2,213 sf. The listing Price starts from RM557,800.00 – RM2,498,800.00. The current price psf is around RM800.

A closer look.
Let us dive in a little deeper into the two blocks. For the Family Block, buyers enjoy extra spacious living rooms compared to the Lifestyle Block, with widths up to 24 feet (living & dining combined) whereas the latter gets only around 15 feet.
For both blocks, appliances such as inverter air-conditioners and hot water storage tanks are already bundled in the deal. One can save the trouble of having to source for it. I personally like such an arrangement where in some cases you might not be familiar with such things and better off getting it pre-arranged by developer. All basins and showers in the bathroom including the sinks in kitchen will be equipped with hot water from the storage tank. Be gone exterior water heaters. Stored ones are so much nicer.
Apart from that, every unit will get 2-3 carpark bays depending on the units you bought.

The layout of Family Block
Potpourri is one of the craziest developments I have seen offering over more than 30 layouts to choose from. Even the brochure itself leaves you in a daze as to which one to look for. For those who favours Semi-Ds in the sky concept, you can go for Type C, D, E, and F units. These units are Semi-Ds in the sky which shares only one party wall with adjacent units. This provides the units with better privacy and sound insulation.
For those looking for Podium Garden Units type, Type B and C units both offers such specialty for both the Family and Lifestyle blocks. Sitting on the landscape podium level, these units are equipped with private gardens to enjoy the advantage of being closer to the lush greenery and landscape facilities.
There is also the lanai types where the units come with a balcony attached to either the living area or the master bedroom to capitalize on views of the Ara Damansara township or the landscape podium.
There is a full-furnishing package offered by the developer at an additional RM20,000 to get the whole house furnished. It is available for type D, E, F, G and H units. It looks like quite a bargain considering the quality of materials and finishing being offered is quite good. The furnishing package includes smart, space-saving U-BOX Storage or Utility Box, an ultra-organized, multi-purpose utility that conceals laundry equipment, cleaning utensils and household storage behind sleek, custom-designed built-in folding cabinets for ease of storage. The homes come with big master suites and spacious walk-in wardrobes.

There will also be a proposed bridge which links Potpourri to Citta Mall. This makes life easy for residents who do not need to drive out. Hopefully by then a grocery store is opened in Citta Mall.
In terms of security, Potpourri provides a 3-tier security system with a video intercom system in each unit to ensure maximum security. Lift control panels only goes up to the designated floor. One selling point worth noting about Potpourri is it is built with a fibre optic backbone. This is more advanced compared to other condominiums now which are still using the more traditional approach.
The developer incorporates the Potpourri Clubhouse inside Potpourri, which is similar to the Club at BU9. There is an array of facilities available here such as a dining lounge, kitchen and residents’ lounge, multipurpose hall, kindergarten, nursery and some retail stores.
There are really a lot more worthy features of Potpourri which is simply irresistible, be it to a family, individual or couple. Look at its concept of Wok Pavilion. The Wok Pavilion is a place designed to encourage residents to get together and cook. It is an open space organic garden with fruits and vegetables for residents to gather and share cooking recipes. The will also be a Bridge Lounge with a mini Audio-Visual setting inside it allowing residents to enjoy movies without having to leave Potpourri. The Sky Lounge on the other hand provides a hanging pool with a stunning view of Ara Damansara including a private garden, which is really one of its kind in Malaysia. There will also be a string of bars, restaurants and cafes inside Potpourri.
Location
Developed by Sime Darby in 1999, Ara Damansara is an affluent township situated in the heart of Petaling Jaya, Selangor. From its infancy undeveloped stage in 1999, today Ara Damansara has boomed with a number of established developments in the course of 15 years time.
There are multiple major access points which lead into Ara Damansara, easing traffic woes for dwellers in the area. The four major highways that lead into Ara Damansara are the New Pantai Expressway (NPE), New Klang Valley Expressway (NKVE), Lebuhraya-Damansara Puchong (LDP) and Federal Highway. It is embraced by Kota Damansara to the north, Taman Tun Dr Ismail to the east, Subang Jaya to the south, and Kayangan Height to the west. Apart from that it is also connected to many thriving townships such as Tropicana, Bandar Utama, Kelana Jaya, Saujana Golf & Country Resort and Glenmarie Golf & Country Club.
One of the roads in Ara Damansara on a quiet Sunday, turning right into Damansara Idaman Villas and towards Tropicana.
If you have been to Ara Damansara before, you will notice its smoother flow of traffic as compared to other township in Petaling Jaya such as Kota Damansara or Bandar Utama. This is due to the fact that much of Ara Damansara is still pretty much undeveloped compared to other townships, which are already saturated. When you drive into Ara Damansara, you will sigh a heave of relief especially during peak hours where most PJ roads are bumper to bumper. There is also this school of thought that an unsaturated area still has room for development and as such it is a good breeding ground for property appreciation and favourable GRR.
Speaking of property appreciation and promising rental yield, the presence of affluent communities and upscale developments, believe it or not, all serve as contributors to it. Seri Pilmoor’s 2 and 1/2 storey bungalows which is perched along Jalan PJU 1A/29 is a luxury development which houses the affluent society of Ara Damansara. Apart from that, the neighbouring Damansara Legenda houses and Damansara Idaman Villas are within close proximity. According to one reliable source from a property house in Klang Valley, the current rental yield in Ara Damansara is around 4% to 5%, which is considered to be stably high.

Although Ara Damansara is not as flourishing as its neighbouring townships, it still enjoys a great line of amenities sufficient to cater to its residents’ needs. In terms of education, Ara Damansara boasts a few of the most prominent schools in Klang Valley such as the Japanese School of Kuala Lumpur, Asia Pacific Smart School, IOP International Preschool, Kinderland, SK Taman Samudra and SMK Kelana Jaya.
The Japanese School of Kuala Lumpur situated in Saujana Resort.
For those looking for a place with lush greeneries and tranquility, one can scoot over to the opposite Saujana Golf & Country Resort or the Glenmarie Golf & Country Resort. You are able to enjoy a relaxing morning walk or jog along the quiet trails of the golf club or enjoy spa treatment in The Club in the majestic Saujana Hotel. It will be noise-pollution free-money back guaranteed.
Ara Damansara is also house to the 220-bed state-of-the-art medical facility situated minutes away from the Saujana T junction. Developed by Sime Darby, the prestigious medical tower presents an array of high-tech equipment and specialties such as the 3 dedicated centres specializing in the treatment and diagnosis of heart, brain, spine and joint disease. Another medical centre which is slightly further is the Kelana Jaya Medical Centre, around 15 minutes away.
There is also a mosque nested within the embrace of Ara Damansara for Muslim who wishes to do their prayers.
One disadvantage of Ara Damansara is the lack of major shopping centres. If you’re looking for big shopping haven like One Utama or Pavilion, you can forget about it, unless you take a drive down to Bandar Utama, which takes around a reasonable 15-20 minutes on non-peak hours. Similarly it would take around 15-20minutes to get to another major shopping complex Sunway Pyramid. The other nearby but slightly smaller shopping complex will be the Empire Shopping Gallery in Subang Jaya, which takes around 10-15minutes.
One of the few shopping malls inside Ara Damansara is Citta Mall, which his located in Jalan PJU 1a/48. It is actually a rather good place for food as it provides a variety of cuisines ranging from Chinese to Western to local, Italian, Korean and even fusion, you name it. Brands that are etched in the premise include Bubba Gump Shrimp Co, Chawan, Chilli’s, Fat Burger, Mcdonald’s, Nandos, Pappa Rich, Tony Romas, Unique Seafood, Kelantan Delights, Chatime, Wondermilk, Noodle Shack, Onde-Onde, Tokyo Kitchen, Jombali, Dr Café Coffee, Beans N Beans, Baci Italian Cafe and many more.

There are a variety of food within Ara Damansara including Domino’s and Pizza Hut.
Apart from food, the mall also provides facilities such as pharmacy, beauty salon, child care centre, pet shop, optical store, hardware & kitchen shop, the electrical giant Harvey Norman, MBO cinema, Times bookstore, Zac & Zibbo’s kids gym as well as money changer and ATM machine. The only missing thing in Citta Mall is a grocery store. Previously they have a Presto but for unknown reasons; it has been closed down for some time. So, the nearest option for residents to do grocery would be Tesco Extra located in Jalan PJU1A/3A.
Another mall which residents can go to is the recently opened Evolve Concept Mall. Fortunate for Ara Damansara residents, there is Jaya Grocer inside Evolve, which provides as an alternative to Tesco Extra if they ever get bored doing grocery in one place.
Perched on the corner of Ara Damansara lies another communal square by the name of Oasis Square or Oasis Damansara. A joint venture between Sime Darby and Brunsfield, Oasis Square is home to a few high office towers. The place is designed very nicely with a man-made water features and a stunning stage in the middle of a lake. Eateries such as Rakuzen, San Nae Deul, Tom Dick & Harry, Tappers Caffe, Epiphany Coffee & Tobacco, Crave Café, Old Town, The Roulette Restaurant Bar,Coffee et Cetera, Burger Factory, Crazy Crabs and many more lined up to welcome customers every day. It is a bustling crowded place especially on Friday and Saturday nights. One can enjoy a few pints of chilled beer in the busy bar of Tom, Dick & Harry.

Summary
Again the question lies pretty much on what you are looking for. There are a dozen similar developments out there, with each developer throwing freebies, discounts and coercing you into signing the deal. If we take the closest competitor which is also located in Ara Damansara for comparison, Ara Greens sells more towards its family oriented and senior citizens concept. Whereas as well all know, Potpourri is more contemporary, alfresco and fashionable. For a really quiet place I might go for Ara Greens, but for a livelier crowd in terms of younger generation, Potpourri might be the better choice.
