The main entrance to Royal Regent. Currently, there’s only a single 2-way access road leading into the development, which also used by residents of adjacent Putramas condominums

There is no doubt about it. Royal Regent’s location is very strategic. It’s dotted between the old and the new. On one side, its immediate neighbours include Solaris Dutamas and Solaris Mont’ Kiara. On the other side, running parallel to Jalan Kuching is another busy road called Jalan Ipoh, which is also a major trunk road, much like Jalan Kuching, keeping businesses along its path alive for generations.

Regardless of where you are coming from, a good starting point to locate Royal Regent is the Jalan Duta-Jalan Segambut roundabout. This roundabout is a well-beaten path as it has been frequented by a large number of motorists for many years. More recently, flyovers have been built in an effort to divert traffic from the roundabout. There is a flyover from Jalan Duta that allows motorists who are traveling to Jalan Ipoh and Jalan Sentul to bypass the roundabout. There is another flyover that connects directly from Jalan Kuching back to Jalan Duta for motorists coming from Ipoh.

To get on to Jalan Putramas, which cuts right across Jalan Kuching from the opposite side of Jalan Kuching heading towards Ipoh, you have to turn left onto a ramp once you see the sign ‘Kuarters Kerajaan’.  Once on Jalan Putramas, you will see the under construction banner for the Malaysia International Trade and Exhibition Centre (MITEC).

Next you will need to make a U-turn at the first traffic lights junction. Going straight will take you Jalan Segambut and Taman Segambut.

Right next to Royal Regent is a KTM commuter train (introduced in 1995) track is a river named Sungai Keroh. The nearest commuter station in the area is the Segambut station near the Segambut flyover. There are two bus stations dotted along Jalan Segambut. Both bus stations are located on both sides of Jalan Segambut near at SRK Segambut, and services U7 and U14. Another bus station, also along Jalan Segambut, is located opposite SJK (Chinese) Khai Chee.

To get to Royal Regent, you have to make a 9 o’clock turn at the roundabout. Another flyover that leads straight back on to Jalan Duta can be seen in this photo. Going in this direction can also connect you to two major highways namely the (E8) or the Kuala Lumpur-Karak Expressway, which will take you to Kuantan and Genting Highlands, and the (E33) or the Duta-Ulu Klang Expressway, which links motorists to Gombak, Ampang, Ulu Kelang, Setiawangsa, and Jalan Semarak, Kuala Lumpur

Summary

Initially launched at RM300 per sq. ft., today Royal Regent units are commanding a per sq. foot rate of RM550. At this time, there are still over 20 units (mostly the large units) available for sale. Jalan Kuching is an ever growing location. With proximity to other new developments just opposite of Jalan Kuching such as KL Metropolis and MITEC, it is a good buy for investors who are looking to get some rental returns and even working professionals who work in the city. According to the sales executive, Phase 4 of Royal Regent, to be called Royal Garden, will be lower density development. The good thing is that residents can also go to the Hartamas area via Jalan Putramas.
