The location of  The Pano (Source Google Maps)

The development is located on a 1.82 acre of land along Jalan Ipoh. As we speak, The Pano is surrounded by low-rise properties that include car dealerships Honda Angkasa Motor Sdn Bhd and Mercedes-Benz Hap Seng Star, an empty showroom and a school, Sekolah Menengah Kebangsaan Perempuan (SMKP). Its opposite neighbours are YTL’s high-rise condominium called The Maple as well as Sang Suria Condominium that is located slightly adjacent to The Maple.

The Pano gives an exceptional definition of great contemporary design. In making itself distinctive above the rest, the development promises stylish façade with exceptional architecture in its execution. The Pano consists of two serviced residence blocks. Tower A consists 144 units with 16 floors, from level 8 to level 23. Meanwhile, Tower B consists of 21 floors with 219 units, from level 6 up to level 26.

Ready to be mesmerised by the The Pano(Courtesy of OCR)

Buyers and investors are given a wide selection of layouts from 609 sq ft to 1,831 sq ft with an estimated 363 units. Each unit will cater to the needs of various layer of buyers and tenants, be it single folks or a growing family. Among the tentative layouts are Duplex with Dual Key units as well as regular layouts that consist of studios, one bedroom units, 2-bedroom units and 3-bedroom units.  Another great feature presented by The Pano is its large window panels. These great panels will capture the panoramic view of the city along with providing natural lighting and great ventilation system.

As mentioned, there will only be 363 units despite having two blocks. This is a low density residential development and it is suitable for those who are seeking for privacy.

There are an abundance of facilities that are located on two floors. The Pano tries to emulate nature at its best by providing lush greenery, garden terraces and exciting common areas for the usage of the residents. These places would be the best place to unwind after long hours at work and constant battle with tailbacks of the city centre. Another great feature of The Pano is its outdoor thematic cinema that will be located at the rooftop. Simply a delightful take of entertaining under the stars. Residents would not only be entertained by great movies but it will be done in the comfort of their own home. This could also strike the right chords among potential buyers who are seeking for a change when it comes to residential properties in KL.

As for safety measure, there will be a multi-tiered security feature. This definitely eases the mind of the residents. The great string of amenities continues with retail areas that include cafes, launderette, restaurants and supermarkets. The Pano is definitely making life easier by having fundamental and basic needs, all under one roof.

The Pano has not been officially launched. There are only teasers via its official website and banners around Jalan Ipoh.  A soft launch is said to take place before the year ends and hopefully more information to come. The best way to keep track of The Pano for the time being is to register via online or give them a call to express your keen interest on the property. The developer might be able to give subtle hints about the development. And keep your fingers crossed, you might receive an invite to its exclusive launch.

Getting to Jalan Ipoh

The Pano is situated in a mature and high density area, along the stretch of Jalan Ipoh. It is strategically located in Kuala Lumpur’s central location that has great access to major highways and roads. These include Lebuhraya Sultan Iskandar (Mahameru Highway), Jalan Tun Razak and Jalan Kuching.

It is also well linked to various districts of Kuala Lumpur and Selangor. Sentul can be reached by using Jalan Ipoh towards Jalan Sultan Azlan Shah. It is also connected to Segambut through Jalan Cenderuh and Lebuhraya Duta-Ulu Kelang (DUKE). Meanwhile, Kepong can be found at the end of Jalan Ipoh itself.

KLCC in far sight

Residents here will not be shun by the main attractions of the city centre. As highlighted by the developer:

“The development is within a few minutes’ drive to premier shopping centres, leisure and entertainment outlets. The affluent Suria KLCC, Avenue K, The Weld, Pavilion and Ampang Park Shopping Centres are within a 15 minute drive.”

There will be a massive construction of MRT Line 2 soon. Jalan Ipoh would potentially have bigger and wider reach among commuters with the construction of the Sungai Buloh-Serdang-Putrajaya Line. S11 Jalan Ipoh will be sited opposite of Kompleks Mutiara, which is 400 meters away from The Pano. If traffic seems to be the deterring factor to a move along this road, then the MRT 2 is the saviour in mitigating vehicles from commuting here heavily every day.

MRT Corp on the Sungai Buloh-Serdang-Putrajaya Line:

“THE MRT SSP Line will be the second MRT line to be developed. The line will serve a corridor with a population of around 2 million people stretching from Sungai Buloh to Putrajaya and will include Sri Damansara, Kepong, Batu, Jalan Sultan Azlan Shah, Jalan Tun Razak, KLCC, Tun Razak Exchange, Kuchai Lama, Seri Kembangan and Cyberjaya.

The proposed alignment is 52.2km of which 13.5km is underground. A total of 37 stations, 11 of them underground, will be built. At commencement of full service in the second quarter of 2022, the SSP Line is expected to have a ridership of 533,000 passengers per day. This is expected to further improve the chronic traffic congestion currently faced by Kuala Lumpur.”

Businesses that have been operating for decades

Jalan Ipoh in general is rustic. It is filled with buildings and infrastructures that have been around for decades. Hawkers, old businesses and even some daily publications are among the common sights to be seen here. This could be a good thing given the fact that the area has its own distinctive individuality.

Preservation of identity that has been embedded for years

There are also ample of places of worship regardless one’s creed or belief. These places bring life to Jalan Ipoh, highlighting the multi-cultural identity that has been long embedded here.

The future folks at The Pano would also be blessed with the existing amenities. The area truly comes as a comprehensive district with an array of mature and well-functioning conveniences for the community. A great place to reside on a permanent basis especially for those with a burgeoning family. The area is blessed with a wealth of educational institutions, health care centres as well as convenient stores that cater to almost everything. These include:

Then, there’s the rise of other areas that will bring competition to the developments along Jalan Ipoh. These apparent areas are of course, Sentul East and Sentul West by YTL Land.

“Among YTL L&D’s largest project at present is Sentul, the innovative 294 acre residential and commercial development and Malaysia’s first private gated park in Kuala Lumpur, which is expected to generate an estimated RM 8 billion (US$ 2.1 billion) in sales over the next 7 years. The first residential development in both Sentul East and Sentul West sold very well.”

YTL’s developments are filling up Sentul skies. These include The Capers and The Fennel

These developments without a doubt are lifting the value as well as altering the rustic ambiance of Sentul and Jalan Ipoh. The likes of The Capers and The Fennel from Sentul East are filling up the area with impressive modern marvels. Meanwhile, Sentul West has The Maple, which is situated right opposite of The Pano. These are indeed exciting times as we are witnessing the metamorphosis of these conventional areas into contemporary districts, in keeping pace with modernisation.

Summary

This is definitely a great property to lookout for especially among serious buyers and investors. It has great access to most major roads and highways. The Pano is merely minutes away from the city centre and its neighbouring districts such as Kepong, Segambut and Sentul are progressing tremendously. Besides that, the area is occupied by mature properties and housing townships. This is a great proof of how strategic and lucrative the area is with the continuous growth of its population and infrastructures.

The Pano is also minutes away from great and established amenities. The establishment itself is also providing its own amenities such as retail shops and restaurants for the residents.

The only thing to contemplate is the high frequency of vehicles commuting along this road on a daily basis. Plus, the establishment is pretty close to a school where it could get congested with vehicles sending and picking up students. With the construction of MRT Line 2, let’s hope this could reduce such bottlenecks especially during the rush hours.
