The 3 blocks are namely Pelto, Ebon and Cavi with the former two just being launched in 3Q2017. Cavi will be launched at a later date.
This development is considered to be ultra low-density with only 734 units in total. Pelto tower is the highest at 38 storeys while Ebon and Cavi is are both 33 storeys tall.
In terms of layout, there is a variety to choose from ranging from 764 to 4,489 sq ft. The project is designed in such a way that it will suit young couples looking for their first home or families looking to settle down.
In the Pelto tower, there will be 7 kinds of layouts namely X1, X2, X3, X4, X5, Y1 and Y3, with Y3 being a dual key unit.
In the Ebon tower, the 5 layouts are divided into Y1, Z1, Z2, Z3 and Z4 with Z2 and Z3 being dual key units.
Pelto tower will house the cheaper units and is priced between RM642,800 to RM1,823,800. The premium units will be located in Ebon tower with a heavier price tag between RM1,194,800 to RM4,870,800.
Maintenance fee is also on the higher side at RM0.40 per sq ft, inclusive of sinking funds.
For units below 1,000 sq ft, buyers will be given 1 carpark only while those above 1,000 sq ft will be granted 2 carparks.
All units will come ready with kitchen cabinets and kitchen island top with a branded fridge. Air conditioners and water heaters for all rooms will also be provided to purchasers free of charge. Take a trip to its sales gallery and you will be attracted by its interior and quality of its goodies.
The RV and SV series layouts are yet to be launched, however they are worth introducing. These are huge premium units measuring up to 4,489 sq ft. Type RV2 has a built-up of 2,210 sq ft and there are only 3 units in total. It will be given 6 carparks.
Type SV6 is the largest of all with a built-up area of 4,489 sq ft and comes with 6 carparks.
The leasehold development with 99 years expiry is expected to be completed in October 2021. Bumiputera purchasers will enjoy a 5% discount off its purchase price.
One attractive feature of this project is the different themes it has for individual Rooftop Gardens topping each tower. Additionally there is also a private clubhouse featuring 52 facilities for residents to enjoy.
Location
Seputeh is arguably one of the best locations in Kuala Lumpur. Located strategically just beside Kuala Lumpur City Centre, the township is flanked by many affluent suburbs.
Seputeh is located close to main roads namely Jalan Klang Lama and Jalan Kuchai Lama. Though densely populated, this is exactly the reason for its prime and boom. It only takes less than 10 minutes to travel to Bangsar, where the affluents reside.
A trip to Mid Valley Megamall will take less than 10 minutes. In Bangsar, shopping malls such as Bangsar Village and Bangsar Shopping Centre (BSC) all offer a wide range of goods from local to international brands.
Restaurants and cafes such as Starbucks, Village Roast Duck, Monte’s, Grand Imperial, La Bodega and W.I.P are among the few you can find in BSC.
Connectivity to Seputeh is made convenient by a string of public transportation available to residents. MRT lines along Semantan is the nearest to Seputeh. Additionally, there is a KTM station in Seputeh which travels daily.
For those travelling by car, Seputeh is connected to a few major routes such as Jalan Syed Putra and Lebuhraya Hubungan Timur-Barat. Another major route connecting Seputeh to major towns such as Petaling Jaya and Shah Alam is the Federal Highway.
Seputeh is also close to KL Sentral and Brickfields. It takes only less than 10 minutes to get to these locations. You can basically get anything in KL Sentral ranging from food and entertainment to fashion and basic necessities. The presence of high-rise condominium and corporate offices in KL Sentral makes it an ideal place to visit, shop and work for Seputeh residents.
It is also due to this fact that the houses in Seputeh are more expensive as many people dream of owning a property there. Capital appreciation and rental yield is high as many people who are working in KL Sentral choose to live in nearby areas such as Seputeh.
