Analysis
We compare VertuResort and Vervea with BM Parklane of Bukit Mertajam and i-Santorini in Tanjung Tokong.
The following properties are considered affordable properties. The prices should be compared to the built-up areas of the projects in order that the privileges do also justify with the amount that consumers pay for their dream homes.
The amenities provided in the respective projects also speak volumes of the generosity of the developers for their potential buyers.

Excerpts taken from penang-traveltips.com website written by founder Timothy Tye:
‘At time of writing (May, 2014), property prices at Bandar Cassia is a mere shadow of that in Butterworth, not to mention that on Penang Island. A double-storey house over here goes for under RM300,000, though the figure is expected to rise when new developments kick in. Perhaps the most exciting on the pipeline is Aspen Vision City, to be anchored by Ikea Penang, the first Ikea store in the northern region.’ – Penang-Travel Tips, Timothy Tye
With such an irresistible attraction of Penang’s latest satellite city, migration of businesses from all over Malaysia to Batu Kawan via the Vervea and a growing population to the mainland can be expected.
Summary
Looks like more Penang state developers are getting more keen to reenact the kind of extraordinary feel for this precious part of Malaysia, similar to that of the great city of Hong Kong.
In fact, in our humble opinion, Penang certainly looks like it is taking after the former British colony and is equally embracing its roots as a former British colony itself.
It is getting vibrant up North, and our eagerness is getting the better of us as we await to see more of such marvelous upcoming developments in Penang.
It’s a breath of fresh air to watch the little island and mainland emerge to stake their claims and vow to be different from the rest of its Malaysian counterparts.
In fact, the Aspen Vision City exhibits the courage and boldness to undertake this mammoth task and their dedication to carve a name for mainland Penang is commendable.
On the culmination of the complete masterplan, depending on the demand in the future, the Aspen Group would subsequently expand the brainchild of their vision with the following phases.
To date, the developer has already revealed the preview of their masterplan and it is getting exciting here.
Let’s hope they pull it off in style and give our blessings so that their vision comes true sooner than we can ever anticipate.
About Batu Kawan from Aspen Group’s perspective
‘IN THE BEGINNING, THERE WAS A SECLUDED ISLAND TOWN
For a long time, Batu Kawan was largely unknown. It was a serene backwater rich in natural resources and noted primarily for its traditional agricultural produce such as sugar cane and coconuts.
THEN EMERGED BANDAR CASSIA
Earmarked by the government to be developed as Penang’s third satellite city, the tempo in Batu Kawan changed altogether. Large, multinational industries and businesses came knocking, providing jobs, spurring the local economy. Bigger, better infrastructure such as highways and public amenities were set up. A town was established in the core of it all to unify and spearhead this transformation – and Bandar Cassia was born.
FOLLOWED BY THE SECOND PENANG BRIDGE
Sultan Abdul Halim Muadzam Shah Bridge, or more commonly known as the Second Penang Bridge, was officially open to public in 2014. The RM4.5-billion bridge connected Batu Maung to Batu Kawan, two of Penang’s most rapidly developing regions, and prosperity followed. Businesses and homes flourished on both ends – and Penang’s economic landscape began to shift towards Batu Kawan.’
