VERVE Suites KL South: A standard set.
As mentioned, VERVE Suites KL South unique selling point is its ‘Sky Bridge’, setting a new standard to Old Klang Road.
Imagine that. A bridge in the sky. A bridge for the sky. A bridge that makes other existing bridges look pale in comparison and will accordingly turn any acrophobic pale. Named ‘The Vercadicos’ and inspired by The Arkadiko, one of the world’s oldest bridges that connects two ancient cities, it is located on Level 13A of the two buildings and is 20 feet in height (around 6.1 meters) and 200 feet in length (around 61 meters).
The Sky Bridge houses the likes of a spacious Sky Gym, Combat/Yoga Zone and Energy Bar area that can easily house a huge crowd at any given time, and a scenic Bridge Walk and Bridge Lounge that ends in a Chill Zone perfect for relaxing and mingling around. The VERVE Suites Mont’Kiara’s crowd-pleaser, the Theatrette, is also brought into KL South and preserving the same concept i.e. no private session and the management will arrange the movies so as not to infringe copyright issues. Residents can use the Sky Kitchen & Sky Diner for free under the condition that they have to book with, and pay the management a certain amount of damage deposits which will be returned only if the residents were to keep a good condition of the facilities while using them.
And the facilities don’t end there. There are three additional levels of facilities apart from the Sky Bridge namely on the Ground Level where there will be an Alfresco Timber Deck, a Reflective Pond, and a Walkway Ramp; the Pool Deck at Level 2 that accommodates the likes of a Swimming Pool, Hot Spa Pool and Children Water Play Area; and the Recreational Deck at Level 3A incorporating a Garden Canopy and an Open Multi-Purpose Area among others respectively.
Seems impressive? Love them? Then be prepared to pay RM0.51 per square feet in maintenance fee and sinking fund.
The two blocks will comprise of four different types of designer suites interior design (ID), two types per floor at eight units in total per level. All come fully furnished except for the television set and mattress. Type A is called Terra Spring and is 555 square feet in built-up size, Type B is called Mulberry Stiletto and is 876 square feet in built-up size, Type C is called Summer Canvas and is 704 square feet in built-up size, while the last one Type D is called Infinity Edge and is 729 square feet in built-up size.
For Type A, Terra Spring, the theme to the interior design is “Simplicity”. The minimal colours used combined with choice textures is perfect for those who are the more down-to-earth type of person yet can appreciate life’s fine things. Although it is the smallest type at 555 square feet, the ID applied makes it look and feel bigger than that. The idea to disguise the bathroom door with the wall mirror is pretty clever as it gives off the illusion of a bigger space. The living room is separated from the bedroom by a wall, and yet for a 555 square feet space, it doesn’t feel cramped at all especially seeing how a two-seater sofa and a TV cabinet can be fitted there rather well.

For Type B, Mulberry Stiletto, the theme to the ID is “Presence”. Confident people who crave attention would certainly like this one. This is the biggest type offered at 876 square feet and may be perfect for a small modern family since there are two bedrooms and two bathrooms. Except for in the kitchen, this type has windows all over the unit which makes for good natural lighting. The spacious living room is a plus for some quality family time.
For Type C, Summer Canvas, the theme to the ID is “Freedom”. People who like to freely imagine life will find this one appealing. At 704 square feet it is simple, and clean, and (mostly) white. The out-of-place artistic dining chairs complement the whole light ID and the hidden second bedroom behind the dining area’s mirror wall fits well with the whole ‘Free your imagination!’ concept.

For Type D, Infinity Edge, the theme to the ID is “Explore”. Are you the kind of person who likes rusty-in-a-good-way things? Then you might wanna go for this one. It is 727 square feet in size and decorated with less mirrors than the other three types and (more) warmer, wooden textures. The secret second bedroom behind the book cabinet in the living room adds a nice touch to the whole ID.

All the units come with one or two car park bay(s) per unit and so far, 40% of the first block from phase 1 launch are already booked. Price per square feet starts from RM1,100 and there will be a RM3000 to RM4000 price difference between each floors so yeah, this development is indeed priced at a more premium rate compared to other projects in the Old Klang Road vicinity.
But then again, there are owners of VERVE Suites Mont’Kiara who became “repeat buyers” as one might call it (having bought a unit in VERVE Suites KL South) which may make one wonders: How good is BKP that it actually have devoted fans although this project is pricey and is developed on an old building – not newly built from the ground-up? You read that right. VERVE Suites KL South is a project that refurbishes an old building called Wisma Shun Li where Alamanda College used to be based. Because of that little fact, BKP is offering a two-year warranty for wiring or piping or any old-building-related defects that may arise.
The developer is also offering four different financing schemes to help buyers own a unit there namely one that helps investors reduce upfront payment cost, one that gives investors free instalment for two years, one that allows owners/investors to sell back the unit to the developer (who’s obliged to buy it!) if the market price/rental market during that time doesn’t live up as promised, and one where BKP will help yield the guaranteed rental for you for three years. Not bad, eh?
VERVE Suites KL South is the first project in Malaysia to achieve Green Mark Certification by The Building & Construction Authority (BCA), Singapore. Having such recognitions truly is a plus that may help in increasing the value of this project.
Location
KL South: The new Old Klang Road?
True to its name, Old Klang Road is old. We’re talking about built-in-1959-the-same-year-The Supremes-was-formed old. It was the first major road in Klang Valley passing two towns namely Sungei Way and Petaling Jaya and linking Kuala Lumpur and Klang in general, before the Federal Highway was built in 1965.
Where Old Klang Road ends is where one enters Petaling Jaya, while at the starting point of it, one will find the much-talked-about Mid Valley City. Yup, that’s where the huge shopping mall, Mid Valley Megamall and the grand emporium, The Gardens are. And right in the middle of the Old Klang Road’s stretch is where VERVE Suites KL South is. And no, it’s not that Old Klang Road gets a new name or anything, more like the area where the project sits is now considered as KL South. You know how it is: Kerinci becomes Bangsar South, Damansara Damai becomes Damansara North etc. There’s something about combining an English word with a Malay word that makes it sound exclusive and trendy, and KL South is no exception.
There are many established townships surrounding Old Klang Road, all benefitting the connection it provides like Taman OUG, Seputeh, and Taman Desa. Needless to say, with great townships, come great amenities. Schools like SMK Taman Desa and Seri Sentosa Secondary School got the whole education section covered, recreational areas like Desa Water Park and Bukit Gasing Forest Park for the outdoor activities, and lodgings like Cititel Hotel and The Gardens Hotel for convenience; all within a 5-km radius of VERVE Suites KL South.
Bad news: The lack of public train lines along the trail except for three Keretapi Tanah Melayu (KTM) stations namely Pantai Dalam, Seputeh, and Midvalley. A KL Monorail extension was proposed that will connect its existing stations in the heart of KL to pass Old Klang Road all the way to Bandar Sunway so keep your fingers crossed for that.
Good news: Ample highways nearby like the New Pantai Expressway (NPE) that connects Bangsar all the way to Subang, the East-West Link Expressway that gets one to Cheras, the Maju Expressway (MEX) that leads to Putrajaya, the Shah Alam Expressway (KESAS) that takes one to Shah Alam, and of course the Federal Highway that links Kuala Lumpur and Kelang. A proposed dedicated link to NPE (in Seputeh area) that was approved by the Kuala Lumpur City Hall (DBKL) last year is also another reason to celebrate since it will definitely ease the heavy traffic in Old Klang Road especially during peak hours.
The surroundings of VERVE Suites KL South itself can do better though. Literally next to the development is the Public Housing Project (PPR) Seri Anggerik low-cost flats whilst right across the road is the Old Klang Road Wet Market. Far from screaming grandeur, these two are quite the sight for sore eyes – time beaten and generally unkempt – leaving without a doubt that views will not be the selling point for VERVE Suites KL South. Perhaps BKP as the developer could do what MRCB (the one responsible for the NPE dedicated link) did with their 9 Seputeh project i.e. in terms of giving back to the surrounding community. BKP could for example offer to repaint PPR Seri Anggerik’s buildings, and spruce-up the surrounding areas including the ones at the market for free. It’s going to be a win-win situation for both the residents and non-residents of VERVE Suites, don’t you think?
All in all, Old Klang Road is anything but old and obsolete. It’s got potential and in this case, time will definitely tell.

About 800 meters south of VERVE Suites KL South lies Pearl Suria, a mixed development by Aikbee Timbers Sdn. Bhd. whilst less than 2 kilometers north of it lies 9 Seputeh by MRCB, also a mixed development.

VERVE Suites KL South obviously wins in terms of scoring a freehold tenure, a feat that is getting harder and harder to do these days for developments around Old Klang Road. And paying a few hundred more (in terms of per square feet) for that plus for an exclusive designer suites interior design, doesn’t seem so bad now does it?
Bukit Kiara Properties: At the peak of the property industry.
If you’ve heard of Dato’ Alan Tong and Datuk NK Tong, that’s probably because you’re one of the residents in Mont’ Kiara. They were after all, Founder and Executive Director of the property development company Sunrise Berhad (now UEM Sunrise Berhad) back in 1968.
In 1986, Dato’ Alan Tong launched his first condominium development – O.G. Heights, a project so well-received that it was completed six months ahead of schedule. Then in the early 90’s, he bought several huge plots of rubber estate land at the fringe of Sri Hartamas, and was responsible for transforming them into the much sought-after international township known as Mont’ Kiara – an affluent suburb in Bukit Kiara, Kuala Lumpur.
So it’s a no surprise that he’s crowned the ‘Condominium King of Malaysia’, receiving the ‘Medal of Honour’ from the International Real Estate Federation (FIABCI) in 1998, a year after he and his son, Datuk NK Tong, sold their stakes in Sunrise Berhad.
Both of them then moved on to founding Bukit Kiara Properties (BKP) Sdn. Bhd. in the year 2000 and never looked back. Dato’ Alan Tong was elected as the World President of FIABCI International for 2005/2006 whilst BKP entered into a joint-venture with Al-Batha Group from the United Arab Emirates (UAE) in 2008.
BKP’s portfolios so far include Aman Kiara, the first strata bungalow concept, Hijauan Kiara, and VERVE® Suites Mont’Kiara that has won many awards like ‘Project of the Year’ for Malaysia Landscape Architecture Awards 2014, and World Gold Winner for FIABCI Prix d’Excellence Awards 2015.
VERVE® Suites KL South is a project by Albatha Bukit Kiara Holdings (BKP’s holding company) and Affin Islamic Bank Berhad or more specifically their joint-venture company, KL South Development Sdn Bhd. It is BKP’s latest offering and is expected to be completed in 2016.

The verdict on VERVE Suites KL South.
VERVE Suites KL South may be facing a slow sale at the moment due to its high price, comparable to that of property developments in Kuala Lumpur City Centre (KLCC) area. Like Old Klang Road itself, it has a lot of potential no doubt but as advised, BKP needs to do something about the areas surrounding VERVE Suites KL South like the PPR and the Wet Market etc. to truly live up to its ‘above and beyond’ tagline.
When VERVE Suites Mont’Kiara first came out, people were also doubtful of the high price but that’s where a good quality developer plays an important role and Dato’ Alan Tong reputation surely proves that.
So if you’re looking for exclusivity with guaranteed quality, give VERVE Suites KL South a try.
