The most important question here is who do you entrust your property with? My suggestion is that you meet and a reputable and responsible agent and appoint him or her exclusively to the assignment along with the responsibilities. You may either leave a set of keys with the appointed agent or leave it in the hands of your trusted relative or friemd, if any where the agent can refer to get the keys everytime there is a showing. The agent responsible will also manage the tenant and property throughout the whole tenancy duration of 1 or 2 years to minimize your concerns when you are not in Malaysia.
