Emira Residences in Shah Alam is a serviced apartment located in Persiaran Sukan, Seksyen 13, 40100 Shah Alam, Selangor. Emira is being developed by Ribuan Ekuiti Sdn Bhd (a subsidiary of OSK Property). OSK property was established in 1997 and since then has developed several residential, township and commercial buildings, developed in strategic locations across Malaysia. Emira is located near some notable landmarks in Shah Alam. Located near two stadiums, stadium Shah Alam and stadium Tertutup Malawati and the Management and Science University.Emira is a single tower mixed-use development project consisting of residential and urban retail units. Emira provides a feel of luxury and accomplishment. The aim is to provide all you need within a walking distance, with luxury and wonderful scenery under one roof. The project comes with many amazing facilities which include landscaped garden, sky lounge, fun pool and a barbeque area and so much more. All this to make your stay worthwhile and pampering.
Emira is located central to everything and in the heart of Shah Alam. From the Emira, one can walk to the upcoming AEON, Tesco Extra, Go-kart Shah Alam and stadium Malawati. Located opposite the stadium, the building is nearby malls, schools, sport facilities, KDU (upcoming), proposed LRT and BRT station and easy access to highways.
The Darul Ehsan Medical center is not far away and the Management and Science University is just across the road in front of the Emira. Giant hypermarket, Extreme park and Tesco are just a few minutes away, not so far from Concorde Hotel and Glenmarie Holiday inn. There are Golf clubs and bus stations in the area.
The facilities in the Emira are state of the art and made to fit into the modern lifestyle of everyone, not neglecting nature and serenity. The apartments are semi-furnished so you won’t have to spend so much in making your unit up-to-per. The Garden patio is housed on the 8th floor while the sky patio is located on the roof. Other facilities include swimming pools, water treadmills, badminton courts, playgrounds, barbeque area, sofa bed lounges, hammocks, potpourri garden, covered car park, multipurpose hall and 24 hour security. The garden-inspired facilities will be on the 8th floor while the others will be located on the rooftop. The rooftop will accommodate the entertainment deck, management office, prayer rooms for male and female, green strips, laundry, reading room and so much more.
The Emira is a single tower of 27 storeys. There are 400 residential units on 20 floors and 49 retail lots on the first and second level. The residential units come in different layouts namely – A (1,238 sq ft, 3+1 bedrooms). This comes with a spacious master bedroom, en suite bathroom, 1 common bathroom, dining room, a living area, balcony, an open kitchen, yard and utility rooms. (883 sq ft, 2 bedroom). This unit comes with 2 bedrooms alongside the master bedroom and an adjoining bathroom. The second bedroom has a bathroom next to it, a dining and living space, an open kitchen and a yard. C (614 sq ft, single bedroom). This is the smallest of all the units. It has only one master bedroom and bathroom, dining and living area and a straight open kitchen. This unit does not have a balcony. This unit has a perk though; it features Herringbone type wooden textured tiles in the living and dining areas. There are over 1,000 parking spots, each unit allotted 1, 2 or 3 spots according to the layout chosen.
The Emira project was officially launched in the month of June and is expected to be completed in the third quarter of 2018. The selling price is between RM341, 800 to RM1, 206,740. This is fair considering the location, nature and facilities that the Emira boasts of. The Bumi discount is set at 7% and the maintenance fee is RM0.29 per sq (including sinking fee). The project is being developed by one of the finest in Malaysia, Ribuan Ekuiti Sdn Bhd (a subsidiary of OSK Property Holdings Berhad).

Value & Potential — But Be Choosy on Unit
We bought a mid-level 3+1 unit. The flexibility in layout and the full amenities package appealed. For the best long-term hold, we chose a unit facing away from the main road, with good view, and higher floor. If you pick lower floors or less favorable orientations, you won’t get premium pricing or comfort."

Great for Short Stays or Rentals
We rented a 2-bed unit here for a few nights via a platform. The unit was spacious and clean, with good views, and we liked the facilities. But check-in instructions were a bit confusing, and registration at arrival felt a little clunky. The staff and guard were helpful though. Overall, a decent stay.

Nice Amenities & Good Layouts — But Watch
I’ve lived in Emira Residence for over a year now. The sky lounge, landscaped spaces, and gym are nice perks. The unit layout is functional and the retail shops at the base make errands easier. On the flip side, when there’s a match or event at the stadium nearby, noise from traffic and crowds sometimes reaches my unit. Also, being leasehold, I keep an eye on how much life is left in the tenure.
