MILENIA, a mixed development of 2 and 3 storey shop offices comprising MILENIA Walk and low density MILENIA Residenz by Alaf Cahaya Development Sdn Bhd, is a longitudinal adjoining single-block, 5-acre project situated adjacent to The LinQ-Kinrara Uptown right at the centrepoint between Pusat Bandar Putra Permai, Equine Park and Puncak Jalil.
The central location of the 51-unit commercial centre plus 398-unit serviced apartment commanding a 30,000-strong catchment population from the surrounding neighbourhoods, connects thriving Seri Kembangan to throbbing Bukit Jalil.
Alaf Cahaya Development, the developer, is a housing development company that was incorporated in 2012. The project is managed by Prominent Xtreme.

Project Details
One of the main USPs of MILENIA Residenz is its practical layout. For one, it sports 11ft high ceilings giving additional space and airiness to the living space of the unit.
Secondly, all units sport lengthwise designing instead of breadthwise, a shift from the norm of traditional designing where highrise units are designed breadthwise. Again this adds space and creativity to the layout.
The entrance main door is 4ft wide, as opposed to 3ft as width for ease of movement (of bulky items especially). These are all heavy fire-retardant doors with steel in the inside and wood lamination on the outside.
Flooring consists of 2ft by 2ft porcelain tiles with Laminated Timber Flooring to the bedrooms.
Bathroom tiles are floor to ceiling.
All in all ─ quality finishes to a quality project.
The Showroom Unit (1,114sq ft)
The showroom unit viewed was the 1,114sq ft unit with balcony. This is the biggest available unit of MILENIA Residenz. Upon walking in, the feeling was welcoming and very agreeable to the eye, enhanced of course by the matching colour scheme, the sense of style to the ID accented by tasteful touches here and there.
A unique feature to this unit was the balcony bannister. It is extra high, built higher than normal (4ft-plus) for added safety. Safety is enhanced by the tempered glass.
The kitchen also offers easy maneuverability from hob and hood to dining table. Although the ID presented here is L-shaped, the configuration can be changed to suit one’s personal preference. The kitchen comes with a sizable yard as you can see above.
There are three bedrooms to this unit. All three have space enough for a double bed, built-ins as well as leg room for maneuverability. They also feature large windows for ventilation and sunlight.
The bathrooms are roomy, well appointed and feature floor to ceiling tiling. What you see is what you get. The master bedroom gets the smaller attached bathroom while the shared one is big. A window for ventilation allows the hot air and steam to come out.
One interesting feature is the Utility Room as this unit has 3+1 rooms. The space is flexible enough to be turned into a study or into an extra bedroom. The half wall and half glass wall allows imagination to run and adds a sense of extra spatial dimension to the unit.
The Floor Plans
There are basically only four floor plans to MILENIA Residenz. The four unit types feature built ups that range from 1,114sq ft (largest) to 823sq ft (smallest). Some feature balconies and some don’t but all feature yards, good kitchen and dining space and roomy maneuverability for practical living.
As can be seen, the layout of the rooms have been designed horizontally or longitudinally. Type A and Type A1 (its mirror) at 1114sq ft is the only type offering the balcony. The Utility Room as can be seen here in the diagram is quite sizable.
Type B is at 1010sq ft while Type B1, it’s “almost” mirror is slightly smaller at 980sq ft. There is no balcony for these Types but there is a Yard. Both offer three bedrooms and two baths.
Even as the smallest unit, this 823sq ft configuration still offers two rooms. It is just nice for a young couple just starting out and there is room enough to accommodate a child. There is only one bathroom to this Type and there is a yard included. Remember ceiling height for all units at MILENIA is 11ft.
Facilities
The facilities at MILENIA are quite a marvel to behold (and to utilise) as they span both sides of the long residential block. In other words, the facilities deck on the 7th floor featuring two swimming pools, an elevated indoor gym, playground, tennis court and so on and so forth spanning more than an acre in length on one side, and a jogging track over a vast green lawn spanning another acre on the other side, laterally “sandwich” the 32-storey residential block. With the Ayer Hitam Forest Reserve as its green lung and suffused by airy expanse, MILENIA is surrounded by flora and fauna, yet is within a stone’s throw to matured neighbourhoods and fast emerging urbanity in Seri Kembangan.
As can be seen on the above Google satellite picture, MILENIA shares part of the parcel of Kinrara Uptown (The curved blue structures denote the shoplots of The LinQ, Kinrara Uptown). The MILENIA end of the parcel spans 5 acres of what should be the development of a 32-storey structure of residences and shoplots.
Being so centrally located between three matured townships ─ Taman Equine, Puncak Jalil and Pusat Bandar Putra Permai (also known as Puchong South) where Giant Hypermart, The Atmophere and Pasar Borong Selangor are located, MILENIA ─ being also a shopping paradise with MILENIA Walk ─ is poised to respond to both business and residential needs.
Making Business and Living Sense
In terms of influx, residency and movement of adjacent neighbourhoods, the immediate surrounding population is a sizable 30,000, translating to a good catchment for businesses at MILENIA Walk. This number is not inclusive of an immediate catchment of at least another 1,200 from the families residing in MILENIA Residenz.
For residents of MILENIA, the location is a gold nugget. Centered with ample exciting conveniences ─ shopping, recreation, highways and MRT lines as well as Education and Healthcare Services (Hospitals, Clinics and even the 1Malaysia Klinik), everything is brought close to you. Let’s take a look at some of them.
Two MRT Stations
For starters, there will be not one, but two MRT2 Stations in the vicinity: Station 31 and Station 32 which started construction in June 2016. These two stations will be located very nearby ─ one (Station 31) will be at Taman Pinggiran Putra, close to AEON Jusco in Taman Ekuin while the other will be at Giant Hypermart and The Atmosphere on Jalan Putra Permai.
The distance to Station 31 at AEON Jusco is just about 2km away and to Station 32 at Giant and The Atmosphere, the distance would be 3km away.
The nearest school just 2 minutes away is SJKC Bukit Serdang. It is on the road heading straight towards MILENIA, next to Kinrara Uptown.
Other Connectivity
Highway connectivity at MILENIA is perhaps tops. The good news is ─ SKIP has been approved and is slated to be constructed.
The acronym SKIP stands for the Serdang-Kinrara-Putrajaya Expressway and is a new 17km expressway that will connect Serdang, Kinrara and Putrajaya.
According to two reports at NST and The Star curated here SKIP’s 17km stretch will begin at Bandar Kinrara at Giant Hypermart in BK5, circumvent the Ayer Hitam Forest Reserve and head towards Taman Lestari Perdana (just directly behind MILENIA). From here, the highway will split into two: The first fork will traverse into Taman Putra Permai and connect with the SKVE or South Klang Valley Expressway.
The second will connect Taman Universiti Indah and Sri Serdang and then link to Besraya Highway. See map below for a clearer picture.

Summary
This side of Seri Kembangan, as can be seen in the photographs above, has always been pristine, peaceful and green, thanks to the large expanse of foliage and space (provided in part by the Ayer Hitam Forest Reserve) that stretches as far as the eye can see.
Persiaran Lestari Perdana (the road that leads in to and out of MILENIA) has always been known to be enjoyable to drive on, mostly because the long stretch is wide and untainted by traffic congestion at any time of the day or night.
Of course it can be argued that at the end of Persiaran Lestari Perdana, cars do eventually bottle neck at Jalan Putra Permai where major shopping complexes such as AEON Jusco at the Taman Equine end and The Atmosphere as well as Giant Hypermart mark the ingress into the LDP.
That may be a headache now but not to worry ─ there’s SKIP coming. Escape routes will abound, plus, the MEX interchange has already been completed easing congestion and freeing bottlenecks in a big way.
Back to the money, as an investment piece for the future, whether for yielding rental income or for capital appreciation from owner occupancy, MILENIA seems to be heading in the right direction.
The location is priceless, the construction seems to be on track, materials are of quality and it’s low density: only 398 units stretched out over 5 acres; and there is that extra ceiling height for additional headroom to accrue for that sense of voluminous space. And then there’s privacy (the land is open for miles around), scenic views Northwards and Southwards according to the orientation, plus loads of opportunity provided by the breezy facilities for health and personal wellbeing. Best of all, all of this is just a step outside your unit. And the maintenance fee is just 25sen.
But what makes MILENIA most attractive at this point in time is the pricing.
At RM480 per sq ft, now is the time to make a decision. If Seri Kembangan is where you feel most at home, some of the best property can be had for some of the best prices in town.
