The Place consists of 2 towers. There are 22 storeys in one block, and 20 storeys in the other. There are 190 studio units, and 69 retail units. The layout has 1 to 3 bedrooms, and 2 to 3 bathrooms. The built-up area start from 544 sq ft, and the launch price of units started from RM 275,4000.
The studio suites tower units come with 3 bedrooms and 1 bathroom. The duplex tower at The Place offers similar types as the studio suites tower, but with a larger built-up size and duplex. The units were furnished with beds, dressing table and cupboard, and the kitchen was fully equipped with a cabinet, side table and oven.

Analysis
The developer opines that demand for landed properties and products in the affordable market segment have been resilient, especially in the Greater KL area.
Cyberjaya stands to benefit from improvements in accessibility and infrastructure, and MCT Consortium’s properties are located close enough proximity to Putrajaya, KLIA and KLIA 2.
Cyberjaya has seen significant development over the years, driven by the presence of tech companies and universities, and well-planned infrastructure. The launch of The Place received a positive response despite being priced at about RM450 per sq ft during its launch.
The studio and 500+ sq ft units were sold out within 2 weeks. The main factors that could’ve contributed to this are its walking distance to Limkokwing University, its architecture and green concept, and DIBS (Developer Interest Bearing Scheme) where buyers only had to pay RM5,000 and the developer absorbed the remaining payments to the bank until upon hand-over.
Listings in PropertyGuru in February 2021 show that the asking monthly rental for a 544 sq ft Studio SOHO Suite are from RM1,000 to RM1,100, while purchase prices are from RM185,000 to RM260,000.
For units purchased at RM185,000, and rented out at RM1,000 per month, the gross rental yield would be 6.48% per annum.

MCT Consortium’s completed projects at Cyberjaya include the Lakefront, with a GDV of RM2.69bil and over 60 acres. The mixed development feature landed and high-rise residences amid a lake-front setting.
The other development is Sky Park @ Cyberjaya, with a GDV of RM1.09bil, and the 11 acres site will have a mix of residential, commercial and leisure development units.
Cyberjaya is home to more than 150,000 employees and students, and over 500 MSC-status companies and global entities. It has come a long way and has grown to be a sustainable township. While entertainment is still lacking, there are options within a 15 to 30 minute drive. Some would question the need to live close to entertainment spots, as that would mean more noise, pollution, and traffic.
With its student population and commercial opportunities, Cyberjaya could potentially develop further and home buyers could give Cyberjaya due consideration, due to its close and fast access to Kuala Lumpur city centre.
