V’ Residence by MacVilla Sdn Bhd, is called such because it is V-shaped. The V shape constitutes two towers, both of which are 26 storeys high and house 134 units each, making this a development a low-density one of only 268 units.

The floor layout design is Single Loading, meaning that all the units have a guaranteed view of the beautiful vistas of Putrajaya and Cyberjaya because they face only front on single loaded corridors comprising units on only one side of the building. This also means that no units face each other across the corridor or across blocks like in conventional designs.

There are only 6 units on one floor in each block, which means there will be 12 units across two blocks served by a central lift recess area with 4 lifts located at the pointed section of the V shape. Additionally, the lift foyer on every alternate floor will feature a sky garden. (See pic of model below).

V’ Residence showcases two 26-floor blocks or towers of 268 units built over a 4-acre parcel along a new section around Jalan Pulau Meranti bearing a Puchong address and postcode. The land, however, is just at the edge of Cyberjaya and this is why V’Residence is known to be in Puchong-Cyberjaya. This is a leasehold development.

The units of Standard types to Duplexes comprise built-ups of 1445sq ft to 3101sq ft. Some come with private Roof Gardens, some with Balconies, some with both and some have Double Volume Living Rooms and as many as 5 bedrooms and 5 baths with bathtubs. Because V’Residence sports the Single Loading Floor Layout Design, all the units face one side and that is the side that provides the scenic views of Putrajaya and Cyberjaya.

Design Commentary

Having seen the Show Unit, it must be mentioned that there will always be a design challenge when locating the unit entrance at the centre of a square unit. Unless ingenuity is used, the unit is effectively split into half, presenting quite a design quandary as to which half one should place the Living Room, the Dining Room, the Kitchen, and all the Bedrooms and Bathrooms. Choice of placement could create many unnecessary crossroads for the occupant to get from one section to the other.

Ideally, bedrooms and bathrooms, being the personal sanctum of the home, should be tucked in areas where there is privacy, away from more “public” areas such as the living and dining hall and main entrance. Ideally too, when one opens the front door, one should be greeted by the welcoming sight of the Living Room or Dining Room. But in the design of the Type B1 unit, this is what you will see when you open the front door.

The above Floor Layout is for Type A and Type B and may ─ if there are no issues about having to use the bathroom across the hall ─ work for a lot of people. It all depends on how this would affect the individual. However, Type C and the Duplexes have bathrooms and bedrooms located at more discreet places.

Picture taken from Entrance Doorway. This is what you will see when you open the front door. The beauty of the Living Room and Dining Room is hidden from sight, being tucked away to the corners of the house. Furthermore, the room on the right hand side of the picture — set in between the Living Room and the Dining, has no bathroom. This means the occupant of that room will have to walk across the path of the Entrance Doorway and the Living Room to access the nearest bathroom on the left of this picture. This room is better off used as a Study or Games Room, depending of course, on the size of the family and its requirement for extra bedrooms.

The above Floor Layout is for Type A and Type B only. If there are no issues about having to walk across the hall to use the bathroom, then this design will work for a lot of people. After all, aesthetics is subjective although practicality is quite another. However, Type C and the Duplexes have bathrooms and bedrooms located at more discreet places.

V’Residence, as can be seen on the maps above, is located along a new section cut out of Jalan Pulau Meranti right at the border between Puchong and Cyberjaya. The condominium is therefore very centrally located within the arc of Putrajaya, Cyberjaya, Puchong and Seri Kembangan.

Of all the cities and townships cited above, Cyberjaya is special as it is the key component of the Multimedia Super Corridor in Malaysia; which explains why there are a whole lot of universities located there.

An Investment for Rental Perhaps?

This bodes well for V’Residence as an investment piece for rental yield ─ student rental yield, that is.

There is further good news regarding the coming of the SSP MRT Line 2. According to paultan.org, here is the excerpt:

“Supplementary information regarding the KL MRT Line 2, known as the Sungai Buloh-Serdang-Putrajaya (SSP) line, have surfaced, including an overview plan of the entire line along with the total number of stations that, as of now, remain unnamed.

Construction of the line is due to begin in June 2016, with a targeted operational date of currently earmarked for the fourth quarter of 2022. Interested members of the public can view additional details on the line at the offices of the Land Public Transport Commission (SPAD) and MRT Corp as well as the Kuala Lumpur City Hall (DBKL), Selayang Municipal Council (MPS) and Petaling Jaya City Council (MBPJ).”

Summary
