It is designed to be a high-density, transit-oriented development (TOD) that will eventually be home to 220,000 residents. Furthermore, over 20% of the site will be allocated to green areas, including parks and wetlands, with a target of achieving net-zero emissions by 2050.

A central feature of Bandar Malaysia is its planned role as a major integrated transport hub. The development is designed to connect various rail networks, including MRT lines (with two stations, Bandar Malaysia North and Bandar Malaysia South), KTM Komuter, and the Express Rail Link (ERL). While originally planned to house the Kuala Lumpur-Singapore High-Speed Rail (HSR) terminus, the project's connectivity remains a cornerstone, linking it to major highways and making it a pivotal gateway to the city and the wider region.

Strategic Location

Situated on the historic site of Malaysia's first international airport, Bandar Malaysia occupies a prime location just a short drive from Kuala Lumpur City Centre (KLCC) and other key areas. The site is well-connected to major road networks like the Sungai Besi Expressway, providing excellent accessibility. The surrounding area of Sungai Besi is already served by the LRT and is located near the integrated transport terminal, Terminal Bersepadu Selatan (TBS).

Development and The Path Forward

After a history of delays and shifting partnerships, the Bandar Malaysia project is now being driven by KLCC (Holdings) Sdn Bhd (KLCCH), a subsidiary of Petronas, which acquired the 486-acre site in October 2024. KLCCH, the master developer behind iconic projects like KLCC and Putrajaya, brings a strong track record to the development, which is expected to be realized over a long-term period. The development plan is currently being reviewed to ensure it aligns with principles of responsible development, balancing economic drivers with environmental preservation and community needs, including the provision of affordable housing.
