I’m renting a 3-bed, 700 sq ft unit here for RM1,100 a month, and honestly, for a freehold apartment just minutes from Queensbay Mall and USM, that’s a bargain. Most listings hover between RM1,000–1,200, so it’s actually pretty accessible—especially if you're studying or starting out.

Budget-friendly, functional, and freehold pea
I picked up a 3-bedroom unit here recently—around 657 sq ft—for about RM280k, which is bang in the mid-range for Block 86. With freehold tenure and price per square foot hovering around RM426, I feel like I got solid value, especially when units in the lower quartile go for around RM225k and upper ones hit RM340k. Good layout, honest pricing.
